Excellent experience with this estate agency. Georgia was incredibly helpful with setting everything up and getting us in to view a property. The whole process was made so much easier, especially as a first time buyer, through the thoughtfulness of wards. Georgia was especially helpful with providing information around how to move forward with everything that goes into buying a house, which hadn't been provided by any other local estate agencies. Gregory was also incredibly helpful with dealing with offer changes during the course of negotiations. As this was my first house purchase, I had lots of questions about the process and what to expect - from viewings to offers - and they were candid and honest with their advice throughout.
After many many viewings, I did eventually find a property with a different agent in the end, so whilst I cannot comment on the actual buying process, the help they gave me was invaluable, and worth high praise on it's own. Many thanks again!

Wards of Dover made the whole process of buying my home completely stress-free. The team were professional, friendly, and always kept me updated at every stage. They genuinely cared about finding the right outcome rather than just making a quick sale. Wards of Dover were really helpful. Walking in off the street, no appointment. I was asked by the senior sales assistant. How she could help me. I expanded all my needs to her and she understood what I was looking for, as well as why.
We looked at a number of properties that would suit me. Georgia was really knowledgeable in the properties that would suit me. As well as cost and any associated charges. Although, and already I had a Mortgage In Principle agreed. Georgia felt that I would be better off speaking to their
Mortgage Advisor. An appointment was made and speaking with him. It was well worth the back to the Dover branch.
I viewed a couple of properties recommended by Georgia. Her knowledge about the properties was really good too. On the whole. Walking in off the street and meeting the Senior Sales Assistant. Was well worth both or time.

Would never had known that the word "modern auction" does not actually mean there's an auction just that the house sale has to be completed within 56days and you can put in an offer just like any other hose for sale!

Georgia was at the house for our first viewing. She was friendly and bubbly and has such a lovely personality that instantly makes you feel relaxed. I was so nervous when we had put our offer in on the property. Georgia followed up the seller for us and gave reassurance. Georgia was fabulous & all of her guidance and help was much appreciated.
Chelsea helped us arrange further viewings when asked & got back to us quickly on each occasion for us to be able to view on the dates we wished.

Beware of buying though modern auction they will get more in commission selling this way and like me I lost so much so much due to hidden issues after paying the nonrefundable reserve of 7k to find the property had multiple issues which I was advised by my solicitor not to proceed or if I did to put the property into a limited company reducing the financial burden on me but only a small part of this property issues was told before

Polite, professional, friendly and warm. The Estate agents itself is full of welcoming staff and smiling faces. You instantly feel at ease. Aaron particularly. This guy is awesome! He guided, advised and supported me through the whole process. Always keeping me up to date via emails and phone calls. Jack, Liz and Jemma also thank you. I am so grateful to Wards Dover. Do not rent with them! I have waited nearly 3 weeks for my deposit to be returned. Still haven't received it and now my calls aren't being returned. I was told that they had a problem with their systems!! Please don't tell me that a large company like Wards doesn't have procedures in place for this kind of outage!!!
I always paid rent on time and flat was left as originally rented.

We have used a number of estate agents in the area and wards tick all the boxes for us. We have used them twice for our sales and a purchase The service offered at all times was brilliant.
Oliver was very attentive with first valuations, initial enquiries and making sure we were happy with everything before moving forward.
Georgia, Sophie and Chelsea were extremely helpful throughout the process answering any questions and making sure the whole process ran smoothly. Georgia even came in on her day off so we could view a house as we were on a tight timeline to complete the chain.
Gregg was brilliant at keeping us in the loop, fixing any problems that arised and speaking to all parties to keep the process moving all the way up to completion.
Wards gave great advice, listened to us as customers and sold our houses especially one of them that no one else could seem to. Highly recommended.

Georgia Holmes at Wards what a superstar she has been throughout our whole experience of being first time buyers, not only did Georgia find our perfect house she also lined up a few other good contenders just in case however due to Georgia's professionalism and speed the other houses were not needed.
Georgia was very kind and helpful throughout the whole process any questions I had in regards to what to expect next or if I didn't quite understand something Georgia was more than happy to help me.
When any issues came up Georgia reassured me and found out as quickly as possible how they could be solved keeping me fully updated on every step.

Worst Experience - Communication is so poor, nothing is told just expected to adapt if anything changes, being told by there most experienced agent that they are an upgrade on the person who was due to do the viewing is arrogant, management tell you they will call you back but then do not and just apologise at the end of the day when you chase them.
Feedback on viewings is a 20 second call between viewings and apologising for lateness to the people they are meeting.
These charge the highest fee yet are so poor with communication, still have no for sale board outside my home.
I would avoid using and do it with someone else that will care about you and selling your home.
Very poor for apparently the "Best and biggest" in Dover.

We wanted some valuations to compare as we had put an offer on another house we wanted. Ward were just so rude about their local competitors and slagged them off. We changed our mind about having them turn up for a valuation and so they started using old-school pressure techniques and wouldn't take no for an answer. In the end, we went with a nearby competitor who we've just given 5* to. Ward are to be avoided if you want a professional experience.

Wards were dealing with the sale of our property and the communication was initially good, no problems there. Once they sold the property that's when things changed. Communication was terrible, unanswered messages, unanswered emails, rude Wards of Kent staff from their central team who you tell them what the issue is and they don't take any notice and then ask you what the message is even though you've just told them who you are and why you are calling.

i Was looking for a rental and was initially dealing with someone called Aaron. He was very professional in our conversations and setup a viewing time for Saturday 1.30pm. He had just given me the post code the day before and I went to look at property on the Friday evening myself to judge if location and house was a fit. I had decided it wasnt for me and was going to call to cancel viewing but they called to check if i was going at 9.30am Saturday morning.
It wasnt Aaron that called and I explained to the man that called I would not be going to viewing and he then proceeded to lecture me in a very condescending way about people cant change their mind on day of viewing and then sarcastically told me good luck with my house searching and ended call.
I think I dodged a bullet here if this is the way they talk to customers. Having to deal with people like that if in the property and had issues would be horrendous.

Arranged to view a property in Snowdown with wards on Saturday the estate agent did not show! was told it was in the diary but not confirmed? The man on the phone was very polite.
I later received a phone call from a lady at wards who was not polite and clearly had no customer service skills. She basically blamed the whole incident on me, how I didn’t have time to talk in the week and didn’t answer the phone ? (I am a nurse so I can’t answer my phone while I’m working) I have had so many phone calls from estate agents I can’t remember who is who.
I originally called wards asking to view the property at 11 and was told yes that was fine, was not emailed or text any different. Other estate agents I have called to book a viewing with have said yes and have shown up.
I’m pretty appalled by the wards women she should have apologised and fitted me in with another viewing, sadly this was not offered to me! I would have been understanding if this was the case as mistakes do happen. I would still like to view the property but the whole experience has put me off ringing wards back !

I exchanged and completed on a house purchase yesterday.
It has been a long process, and quite an emotional roller coaster at times - especially the final week. I really have been pleased and impressed with the high quality of support that sales team of Wards of Dover provided, in particular the progress chaser, Jodi Wyncoll and the branch manager, Greg Middlebrook.
Jodi kept in close contact throughout with both myself and the vendor. She anticipated issues and provided good, well founded advice, clearly based on experience. She was always fair-minded and even-handed and I really appreciated how good she was at helping me to keep calm. Greg stepped in several times when Jodi had identified that something had arisen either for myself or the vendor that had potential to jeopardise the sale. He rapidly identified and speedily took the action needed to enable things to move forward again.
They both clearly enjoy their jobs and are really good at them and very good to work with.

I’ve had a very good experience with Wards so far, this was especially down to Rhys who has been very kind and attentive and wants what’s best for the customer. I have spoken to a view organisations where their staff haven’t been as helpful and thanks to Rhys I’ve managed to get on the right path to get a mortgage which is best for me by using their In-house advisor Emma Lawton who works for a company called Mortgage Matters Direct. I have received amazing service from both and will 100% be recommending them to anyone who is looking to buy and rent.

Started my house buying process with Rhys Owen, he showed me around various properties was very friendly and knowledgeable on the properties I viewed! The house I am buying Rhys actually gave me a fantastic idea to knock down the partition wall between the bathroom and the dressing room to extend the bathroom out, a fantastic idea which when we are home owners we will carry out! He recommended Martin tolhurst solicitors as I was very unsure on the whole process! Rhys has been very efficient in regards to the communication and giving me updates he’s kept my spirits high during the waiting process and he keeps reminding me that there is an end in sight! I want to thank Jodi Wyncol who is the sales progressor for Wards of Kent.
I am physically disabled so my move was not out of pure choice but a necessity for my future health.
Trying to move during the Pandemic has been awful and nobody wanted to speak with me, or knew what was going on - apart from Jodi at Wards, who was fantastic. I could speak on the phone or email her at any time and she really put my mind at rest and calmed me down by explaining things and was very proactive in answering my concerns.
She was a brilliant link between myself and the sellers in every way possible and as the job title says, she really did progress the sale.
I would fully recommend Wards and hopefully you'll have someone like Jodi deal with your sale/purchase.

For a first time seller, you might accidentally find yourself thinking that it's a good idea to try and sell your house yourself online and just do all the work yourself.
You'd be wrong.
Our house was valued by Oliver from Wards, Dover, who attended our home and gave us a realistic figure for that matched what we already had in mind.
Once the paperwork was signed to put our house on the market, things moved steadily and swiftly towards our property being put online with professional photos, where it would be shown, not only on the Wards website, but also sites like Rightmove and Zoopla.
Our property went on the market on a Friday evening. We had two viewings on Saturday and a reasonable offer was made on the Monday morning. (Yes, seriously.)
Wards also contact you regularly with new properties that become available. We had an offer accepted on a property that also happened to be listed for sale with Wards; and with solicitors on both sides currently completing everything in the background we are now awaiting our final exchange and completion date.
Before the pandemic - when things were normal - the regular contact and personable communication was excellent. The staff are friendly and professional. No question is too ridiculous that your agent won't endeavour to answer - or find an answer for you. I've felt supported and the ease of understanding the figures behind what was happening with my property being on the market put a number of irrational 'what if?' fears to rest. (IE, What if no-one is interested? What if it all goes wrong? What if we don't find anything we like?)
And whilst sometimes things happen that you don't expect in buying/selling a house, the Wards staff - with you as their client - have your back, and will do what they can to help you through the situation.
I can say without doubt that Wards, Dover have facilitated the smoothness of this transaction. Despite the barebones number of staff that have remained working during the Covid-19 pandemic, things have still progressed.
In addition, there are some services available via Wards:
- I would thoroughly recommend utilising the mortgage service that Wards have available (via Mortgage Matters Direct) - I now have the mortgage that I wanted agreed with a very good fixed-period rate.
- The solicitor firm that Wards recommend, Martin Tolhurst solicitors are very, very good. I have been deeply impressed at how diligently they have worked, despite an ongoing global pandemic.
I am confident in saying that if/when I want to sell my house in the future, I'd contact Wards before anyone else in the Dover area.

The purchase of my new place had to be hurried along a bit, and Dovers sales progressor, Jodi Wyncoll was amazing. Any questions, however silly, she answered, and always kept me fully up to date as to what was happening. If I were ever to move again, it would definitely be with Wards

House was listed with another estate agent for 6 months and had about 10 viewings and little contact, after the 6 month exclusivity expired I listed it with Wards after meeting Shane, who was great, and the house had half a dozen vewings within a week and we also received and accepted a very satisfactory offer within the first week of being listed with Wards, couldnt ask for more
They were also the selling agents for the property I bought and were very good in that regard too, especially Jacob, who showed me around the properties I viewed, including the one I proceeded with, and happily answered lots of my questions and liased well with the seller on my behalf
All in all I couldn't have asked for a better service and will not hesitate to use them again if I ever come to sell my current property

Shane, Dom, Ollie, Jacob, what a great team, nothing is ever too much trouble for them. They have just sold my house for me within 10 days of being listed for full asking price. This is the second house they have sold for me. Every aspect of the process is simple with them, they remove any stress, communication is excellent, they are keeping me informed of the process ever step of the way. But not only are they selling my house, they have also advised me the best way to progress in the future, Shane’s knowledge of the house market is second to none, having dealt with a number of other estate agents whilst house hunting myself it really showed that I made the right choice choosing to list with W&P for a second time.

I'm not surprised by the amount of fake reviews left on here, most likely by Wards themselves. Over the past year they've been absolutely atrocious with regards to communication at all times for both tenants and landlord. The landlord and I have decided to not continue our contract through Wards but instead go private because Wards has been absolutely useless every step of the way and continues to be so.
Ignore the fake reviews from employees at Wards. Clearly they are fake.

I have been renting through wards in dover for a year now. In person and in the store they were great, lovely people but when i came to much else i have to say i have struggled with them. Their communication with us has been pretty poor all round. It has gotten to the point that the landlord and i have chosen to end our contract with them as they provided no benefit. Iv had to communicate directly with my landlord as whenever we try throught wards they dont seem to bother or miss important information and i have to stuggle to get any answers. I am still awaiting an email reply regarding getting a part of our deposit back from them but i hold no hope. Its a shame as in person they seemed great.

Well done to these two great people especially Jodie.
If it had not been for Jodie we would all have lost our houses due to the constant mess ups from our estate agents Acorn.
I feel Jodie single handed along with Shelly form Miles and Bar managed to keep this all together.
Me and Terry both thought at one point that's it were doomed.
But the shining light (Jodie) pulled it all together.
What an incredible person she is.
I was stressed to point of having a mild stroak.
As well as handling every one in the chain she made sure I was ok all the way through.
Jessica from Judge and Priestley said to me the other day that it was a pleasure working closely with Jodie, and if it wasn't for Jodie she feels the chain would have broaken.

I'm sure they did their best, and we did have some actual viewings but a sub from another office who didn't update information meant we missed out on anyone for some weeks in new year and when I terminated contact I was sent a list of people I'd never heard of and who certainly never viewed, BUT was told that if any of those names subsequently bought the house I'd be liable to pay Wards fees! I understood that 'arranged a viewing' meant they told me when the person was coming to look at the house not sent a list of unknown names, so beware of 'padded' figures on recommendations. After I queried the lust & wording the man hung up on me!

Lettings manager Matthew is arrogant and rude. Jack was helpful however despite being honest with regards to some adverse credit history assurance was given that we would not for a 2nd time in 1 week be charged ridiculous fees for referencing which would confirm the information we had given initially.
Subsequently appiclication declined and £300 retained by agents.
And in terms of letting fees: W&P charge more than most agents. So expect to pay more than £700 for what actually costs around £100 and takes very little time.

I made an appointment to have my home valued. The morning of the appointment, I had a call to say that there had been a problem with their diary and thus would not be able to come- Annoying, but not the end of the world.
Made another appointment and lo and behold, had another phone call to say that they could not make it.
Would not trust them to walk my dog, let alone sell my house. Never mind, many more local estate agents who actually kept their appointments. Poor show Ward and Partners.
