17th Sep 2026 (6 weeks ago)We had ongoing issues with the honesty and support we received from this agency during our purchase. Our independently arranged snagging inspector had a failed visit because the developer forgot the appointment and the property wasn't ready. We were charged £399 by the inspector, in line with his standard terms for a missed visit. Rather than holding the developer accountable, a staff member phoned our inspector and questioned his honesty about how the booking was made. The inspector later told us this in writing himself, describing it as "concerning." Only after he pushed back with a clear account of events did the agency admit in writing that we "certainly shouldn't be charged for a service that wasn't carried out," but no resolution was actually offered. Separately, when we queried being asked to cover the developer's solicitor's fees, our own solicitor had already explained the general process to us. Our concern was that the developer wasn't following up as agreed to justify the specific charge. Despite this, we were told the agency was "surprised our solicitor hadn't explained it", which wasn't accurate, since it had been explained. Our actual query was never properly addressed. Our experience was that when we raised legitimate concerns, the agency's instinct was to defend the developer rather than engage honestly with what we were telling them.

16th Oct 2026 (11 days ago)Using an independent Estate Agents when selling a property has huge advantages.<br><br>They really know the local market inside out, they are realistic with valuations and work really hard to make sure a property sells. Invicta Estate Agents were certainly able to fulfil the brief.<br><br>In contrast I have found corporate chains tend to use inflated and unrealistic valuations at the outset to secure a client, leading to continued disappointment when there are limited or no viewings.<br><br>The team at Invicta Estate Agents were supportive throughout the process, responding promptly to answer all of my queries as the sale progressed through to completion.<br><br>A lovely touch, when a buyer was found was the sign attached to the For Sale board stating “Spoken For” which made me smile as I pulled up outside of my property.

I was viewing on my own with two small children and she accommodated us fantastically and kept my eldest entertained so I could focus on the property. She was incredibly caring and no questions were too much to ask.

5th Sep 2023 (3 years ago)The team were very friendly and helpful. It wasn’t a good time to sell but they set our expectations and kept us in the loop an appropriate amount. We couldn’t sell so it is hard to judge the agents’ performance across the whole process. The viewings we had were not particularly productive - a few of them could have been avoided by some simple questions about budget and some information about the house and area, which would have saved us the stress of a pointless viewing.

1st Oct 2026 (26 days ago)My wife and I had a viewing at a property in Abbey Street Faversham, a young lady named Lola met us on time and introduced herself, Lola is a very friendly engaging young lady I obviously obviously was keen to help us Lola had obviously researched the property and any questions we asked Lola was on top of.<br>My wife and myself were very comfortable with Lola, who we found very Professional and a credit to O’Connells.
