He always kept in touch and promptly returned calls and messages. Right from the start and throughout, he gave sound advice and demonstrated a willingness to go the extra mile to make the sale happen.

18th Feb 2026 (29 days ago)Untrustworthy agency. All tenants were unexpectedly served via email a 3-week illegal eviction notice. We were informed that the house had been sold and the new owner would be moving in with his family. However, turns out that the house was being advertised on booking.com as a guest house.<br><br>Not only they were completely dishonest with all tenants but we still had to endure having complete strangers in the house, on a daily basis. It was a seven-bedroom house and at that time, there were two vacant rooms. I had people knocking at my door late in the evening, strangers entering in my bedroom without even knocking, as well as guests helping themselves of my food and crockery from my cupboard. People, mostly tourists were also shocked to find out that what was supposed to be a guest house, was in reality a houseshare, where the respective tenants were being illegally forced out of the house.<br><br>Whilist I witnessed the dispair of my housemates in trying to find a new place to live, I refused to move out within the time frame that I had been given. I stayed for a month, leaving in the house my own brand new bed and matress for the guests to make use of and enjoy, while I had no choice but to move out of the property.<br><br>Despite such stressful situation, I was still humble enough to ask them multiple times if they had other properties available in the same area, to which the answer has always been no. Greediness has prevailed from their side, despite having been their tenant for several years. Therefore, I am leaving this review as a way of warning people about this dishonest and unconsiderate agency, who will not hesiate to go out of their way where money is concerned. Without taking into consideration how their actions will impact the lives of the people involved.<br><br>Please, also be aware that all 5-star reviews on here are from their agency members of staff, friends and family.
26th Jan 2026 (7 weeks ago)I agreed to a purchase for a property in Edmonton (28 Folkestone Road, N18) in November 2025. A sale memorandum was issued, a survey was arranged, my mortgage was approved, and my solicitor completed all documentation and searches. Unfortunately, the transaction has not progressed for several months due to a lack of response from the vendor and the vendor’s solicitor. Despite making multiple phone calls and visiting the Edmonton office in person, there has been very limited follow-up and no meaningful progress. The branch manager, Mark, appears to be managing the office alone and is handling a very high volume of calls, which may be contributing to delays. This seems to be a broader resourcing issue rather than an individual one. As a result, I have incurred costs for surveys, legal searches, and other fees, while my solicitor and mortgage adviser have been unable to obtain updates. The lack of communication has been stressful and has left the transaction unresolved for an extended period. Overall, this has been a disappointing experience. I hope the company reviews staffing and communication processes at this branch so that clients in similar situations receive clearer updates and more consistent support.

Every member of staff (to name a few Kevin, Hakan, Jessica, Filiz, Eda) have been outstanding, especially the CEO, Kevin, whose customer service and problem-solving went way beyond what I’ve experienced with other agents. IC Properties are simply miles ahead of other agents.<br>Recently, I’ve been working with Filiz and Eda on a property sale, and both have been brilliant. Filiz is always positive, proactive, and strategic, while Eda is equally dedicated, friendly, and never gives up on finding the right property. Thanks to the entire IC Properties team for years of fantastic service and for always making my visits to the office so pleasant. 29th Aug 2024 (1 year ago)I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records. Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems. I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money. Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer. I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions. Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late. I have also taken them to small claim court and I have won. That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY. I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor. Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!
19th Sep 2025 (5 mo. ago)The worst estate agency ever to exist. Building not even registered via Barney council. Building isn’t levelled. Kicking people out for no reason then increasing the rent. Landlord unreliable. Disrespectful. Please do your research before renting a place under Chris Anthony. Everyone at Britannia house has been handed a random section 21 out of no where.

He was very lovely and even engaged with my son (about football ????????), when I brought him with me to collect my car. All in all, a very pleasant experience.

The photos showed a flat in perfect condition, but when I arrived, workers were inside and the entire flat was in a broken, unfinished state. Wasted my 2 hours.<br>The owner, Anthony, was extremely unprofessional and did not bother to answer basic questions. His attitude was disrespectful and showed no concern for potential tenants.<br>Avoid at all costs.

They look after the management of our estate and have made many improvements, all of which have had a really positive impact. Joanna and her team are professional, approachable, and easy to communicate with, always keeping us informed and addressing any issues promptly. It’s reassuring to know our estate is being managed so well, and I would highly recommend Joanna and the team at Novus Residential.

Writing this sitting on my sofa in my new house; I don't think I could have done it without the Martyn Gerrard staff behind me; Dinesh, Afina and Zac all have been amazing; professional, compassionate, extremely patient and most importantly empathetic. Can't thank you all enough for my happy ending and beginning.
