12th Jun 2026 (23 days ago)The worst estate agents I have ever come across and so unprofessional, I would not recommend using these EVER ! if this estate agents was the last place I had to use I would not use . Rented a house from them not going to mention where , but it was problem after problem it made mine and my partners life hell we lasted 6 months at the property . When I first viewed it I asked if the property suffered with mould I got told no , few months later the property was covered in mould and my partner ended up with mould poisoning. The day I handed the keys back I got told that the estate was not going to rent this property out to anybody ever again , not even two months later and the property is back on their page for rent again suprise suprise we got LIED to again . I’m actually shocked with the lack of professionalism of this estate agents . So no I wouldn’t recommend we just got messed about by these . I would not use this place unless you want to get lied to in person or messed around . Absolute joke of a place !

6th Jun 2026 (29 days ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.
22nd Jun 2026 (13 days ago)Don't list your property for sale with this company if you want potential buyers to be able to view it. I've tried repeatedly by email, phone message, website forms and rightmove messages to arrange a viewing of 2 properties but no one ever responds. I see someone else reviewing had a similar experience, so if I were a seller I would just not list with them as if buyers can't view then they don't offer. Why this is, I have no idea - but as a seller I'd certainly query why they don't respond to genuine buyer enquiries, particularly from those who are ready to offer.<br><br>In 25 years of buying and selling property I've never found an agency who appears to simply ignore my enquiry. I was ready to buy, yet they have ignored my enquiries.<br><br>Awful service for an agency.<br><br>As a note to the agency, before they attempt to say it was a technology glitch: I attempted contact via multiple methods over 7 days. 1) 4 Rightmove Enquiries 2) Website Form 3) Phone Message 4) Email to the Sales Director/Head of Sales.

They arranged viewings without delay, and responded to our phone calls & emails promptly. The negotiator Nickole, was always very friendly and professional. She helped secure our dream home and completed the relevant paperwork swiftly, with up to date communication throughout. Thank you very much Nickole.

They've now successfully sold two of my houses, and both experiences have been excellent from start to finish.<br><br>The communication has always been fantastic, keeping me updated every step of the way, and nothing has ever been too much trouble. Kelly and the team are friendly, professional, knowledgeable and genuinely care about getting the best outcome for their clients.<br><br>Selling a house can be stressful, but they made the whole process as smooth and straightforward as possible. I wouldn't hesitate to use them again in the future and would highly recommend Bell & Co to anyone looking to buy or sell a property.<br><br>A huge thank you to Kelly and the whole team!<br>?????

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Nicola was very helpful from the start with the initial viewing and then again at the second viewing, The whole application was straight forward and we were updated throughout. Someone is always at the end of the phone to offer guidance or reassurance. The staff who came to the house to value/take photos/show people around treated my property with respect.
