27th Feb 2026 (19 days ago)Very disappointed. My allocated parking space is always taken by another car, and I cannot park my own car. Management cannot provide documents to prove it is my space. I am now thinking to call the police, which is unacceptable for a resident. Second problem: the remote fob does not work. This issue is not fixed for months. I cannot open the barrier, so I can’t even receive deliveries to my flat. Very poor communication and no real solutions. Yevhen, 19 Pinnacle House

They made the whole process from beginning to the end as easy as possible for me. They were all extremely sensitive to my situation and made me take my time with each process. I can't thank them enough.

14th Jan 2026 (9 weeks ago)So good for so long as a landlord, efficient and helpful. Then it went wrong when difficulties with tenants leaving when I needed to move back in. Feels like the tenants are priority and no attempt to use the accelerated process available, with everything on go slow. If I'm cynical , is this because they are still receiving rent and so earning fee which will stop when I get the house back? Currently feel I have no option but to take over eviction process myself. If you go with them, don't bother with paying for them to deal with evicting tenants, just do it yourself.

It honestly felt like Shelby had our best interests at heart and she listened to what it was that we needed. The whole process can be quite stressful, but Nick was fantastic from start to finish. I’ll admit I was initially skeptical about using Bradford & Howley again after a poor experience with staff at their St. Albans branch roughly five years ago when offering on a property. However, the Harpenden team has completely shifted my perspective with their handling of both our sale and purchase. The front-end of the process was remarkably efficient. We had more than 30 viewings in just two weeks, and the team was incredibly accommodating, working around our busy schedule to fit in initial and second viewings without any friction. Sarah Hollik, Senior Sales Associate was standout—her communication was proactive, consistent, and she kept us informed every step of the way. Aside from her professional capability she's also an extremely considerate person and keeps the customer at the centre of every decision she makes. Liam Howley jumped in to assist at the precise moment he was required. When the sale demanded a higher level of attention, Liam stepped up personally to manage escalations, which gave us a lot of confidence during the more stressful parts of the move. In a high-pressure market, they managed our expectations clearly and maintained a professional standard throughout. The only constructive feedback I would like to share was around the Sales Progression. We felt there was a lack of proactivity in this department, and it often felt like things only moved when we stepped in to chase them for critical time-bound movement. That being said, the overall service from the Harpenden office was professional and proactive. They successfully navigated a complex move for us, and I wouldn't hesitate to recommend them as a solid independent local agency.

He delivered the best deal for us as vendors in a challenging and competitive market.
13th Mar 2026 (5 days ago)I recently sold my house in Hemel and I can't recommend Orchid enough - and one person in particular: Jacob. He was on board throughout the whole process - from valuation and viewings, liaising with other agents, right through to the final sale. It makes a huge difference dealing with one person, and he was always on hand to answer my (sometimes quite daft!) questions and to offer advice. He was realistic, professional and always sensitive to my needs and requirements. He 's also an extremely nice guy - which always helps! I couldn't have asked for a better experience, and the quick sale of my house meant I was able to purchase my new home much more easily. I have already recommended Jacob and Orchid to friends and family in the area and I have no hesitation in spreading the word further afield. So thank you Orchid.. And thank you Jacob!
12th Feb 2026 (5 weeks ago)I’m very disappointed with the lack of response from this agency. It has now been over a month since we first reported that our property does not have a functioning toilet, and despite calling every day, no one has properly responded or taken action to resolve the issue. This is a basic and urgent matter that should never be left unresolved for this long. Who is actually responsible for following up and fixing problems like this? The lack of communication and urgency is extremely frustrating and, honestly, very discouraging. I hope this is addressed immediately.

She kept me informed at every stage and made sure to chase all parties concerned. Really professional service and I’d happily recommend them.
3rd Feb 2026 (6 weeks ago)They say bad news travels fast but I believe good news should travel even faster, whilst my buying journey is just in its early stages, the experience I have had to date has been extrenely genuinely . My initial phone call was answered by Jack, and having coming from a sales background I find myself spotting a 'sales process' a mile off, which usually shows itself in the form of an over bearing and quite frankly off putting interaction that a lot of companies operate with. This is not the case for this company. Being able to actually have a genuine conversation with a considered person who's main concern was to find out more information so he could simply help me better. Sincere and refreshing. Whilst we havent found 'the one' yet. I have no doubt in the future we certainly will. Thank you Jack and Akeman
