15th Mar 2026 (3 days ago)The WORST customer service I have ever encountered, and it seems I very much dodged a bullet. I recently went to view a rental property, agreed to pay 12 months rent upfront and a provisional move-in date, signed the tenancy, paid the 1st month's rent and damage deposit in advance (rest on sale completion), and was advised to call back within the hour to speak to John to arrange key collection 48 hours later. It wouldn't be a lie if I told you that John, also the Area Lettings Manager, is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day and would now not be allowed to move in, as agreed. It appears the poor lady I had spoken to on the phone was only a trainee and shouldn't have dealt with my call. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and empty, and WHB needs to start all over again with viewings and referencing and refund my money. This is only a snippet of the complete mess it’s been from start to finish. The landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about them, and their staff turnover is incredibly high, but look at how their Manager treats people.
22nd Sep 2025 (25 weeks ago)I phoned Brown & co today in Norwich regarding a property to ask whether or not it was still for sale. I was not met with a friendly voice appreciating my interest in the property but was just told the owner was considering the best offer of sealed bids. I was then put through to another lady who greeted me with an abrupt tone of voice, I asked if she could take my name as I am looking for a similar property, she took my name and said I will let you know if something similar becomes available. Firstly she didn't give me time to finish telling her my full number and it seemed quite apparent she did not value me as a potential customer and made no enquiries about the area I'm looking to move to. It seems Brown & co have their favoured clientele and I'm certainly not one of them. I am in business myself and I value my customers it's a shame Brown & co doesn't do the same. DM Norfolk

Ben Rivett was an invaluable source of advice, both at the planning and valuation stages. The quality of his recommendations helped us readily achieve a very good sale. Natalie Howlett- Clarke handled the negotiation and completion stages with great professionalism. Her communication and responsiveness were first rate. Moreover, I really enjoyed working with Ben and Natalie for their friendliness, honesty and good humour, as well as for their high level of professional capability.

Any questions we had about the property were answered within 24 hours, and it really feels like they went the extra mile. In particular I'd like to thank Isabella for her help throughout this purchase - I hope her manager is reading this; she deserves some recognition!

6th Feb 2026 (6 weeks ago)We sold two properties through Abbots quickly and without problems. Josh was knowledgeable about the local area, professional and friendly. Did a much better job than the more expensive agent we tried previously.
2nd Jan 2026 (11 weeks ago)We have just completed the sale of our home and what we believe is the purchase of our forever home in Blakeney. Arnold’s Keys was the estate agent acting on behalf of the seller of the house we were purchasing but we were kept in the loop far more than our own Estate Agents (So***bys) they didn’t just wait for call backs they got answers when we asked them. We would personally like to say a big “Thank You” to all the staff at Arnolds Keys Sheringham especially Charlie Green, who was unbelievable, she was constantly on the phone getting answers and asking all the right questions to satisfy our requests. We found Arnold Keys to be a superb Estate Agent at getting answers and results because they do not just wait for call backs, or emails to turn up, they pick up the phone and communicate with all parties when you are in a chain in a sale and you want the process updates, rather than just waiting for a call from your solicitor. They truly deserve the 5/5 rating we give them and if we could we would give them 6/5 just for Charlie Green’s efforts TW & DW Blakeney

10th Feb 2026 (5 weeks ago)According to Google moving house is the third most difficult life event, but the team at Watson were wonderfully supportive through the whole process. From taking photos at the beginning to finally handing over the keys to the new owner they were always there with kindly help. They were there to advise and assist with the several problems that arose by being in a chain of buyers and sellers. Often a member of the team would provide information to facilitate progress to the next stage even if it did not directly involve them. We are very grateful for their friendly advice and efforts.

We were fortunate to work with them on both the sale of our current property and the purchase of a new home, and the process was seamless on both counts. Their communication was excellent, and the team's friendly and knowledgeable approach made the experience stress-free. They were diligent in keeping us updated throughout, which was invaluable given the complexities of buying and selling simultaneously. We couldn't have asked for a better service and highly recommend Arnold Keys to anyone considering buying or selling a property.

Will Mullan was our main point of contact and was incredibly helpful and communicative throughout the process, despite the fact that to this day we have not met in person because of the pandemic! The whole experience was really positive (aided hugely by the lovely couple who sold us the house); with no games being played and clear communication throughout, which I really value. Sadly this has not always been our experience elsewhere! Whenever we had a question, Will was available on email or on the phone. His colleagues who showed us the house and brought us the keys on moving day were also very friendly and professional. Thoroughly recommended.

With special mention to Hannie Theobald who kept us informed, updated and who handled negotiations and other parties involved with true care and attention. She definately goes above and beyond, and I believe the chain would have broken several times if it was not for her ability to listen, and find solutions. She is everything an estate agent should be, and more.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Always friendly, professional and thorough, with excellent communication, keeping us informed throughout the sales process. My old home was definitely sold, not just marketed, and I love that the new owners are looking forward to making new memories in it. Their dream definitely started with Big Skies Estates’ passion for the house. An unexpected surprise was Big Skies Estates’ post sale goodie bag, what a treat! 15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
