Little to no conversation or explanation of the properties.<br>For one property we were left to wonder around the<br>building on our own because the agent had to do another viewing. Walking around a new building, without any access , felt like we were trying to break in.<br>Just not a great way to show people around and a total showcase of disinterest.

They are professional, responsive, trustworthy and always happy to help. Communication is excellent, and I have complete confidence in their ability to manage my property. A fantastic team and a real credit to the industry. Wouldn’t hesitate to recommend them to any landlord!

They were confident in the service they were providing and I felt throughout that they were giving me an accurate appraisal rather than saying what they thought I wanted to hear. They were always on time, responded quickly and helpfully to communications from me- including altering times at short notice to suit me. The viewing process was well managed. The whole team made the whole process surprise-free and painless.

15th Oct 2026 (12 days ago)I visited the office to return my keys. While signing paperwork, I overheard three members of staff mocking a family who had just left. The family were not native English speakers and had complained that the property they were due to move into was too dirty to occupy as planned.<br><br>Hearing staff ridicule customers for raising concerns about the cleanliness of their new home was deeply unprofessional. As a white bystander, I also felt the mocking had a racial undertone. The incident left me with a very poor impression of how this agency treats its customers.<br><br>I would rate 0 stars if I could.
1st Jul 2026 (17 weeks ago)Ok, so this is going to be a tricky review to be positive about. I want to be as honest and helpful to people reading this review, rather than just say I am annoyed at something and give it a one star. If you don’t have much time to read through this, then please read this headline: I massively regret using Thornley groves. They were genuinely awful, barely reached any level of competence, I ended up LOSING money, and it was hugely stressful. I only rented a place. I cannot imagine ever buying or selling with them. Please read the other reviews carefully and don’t dismiss them as I did. I wish you the best in whatever estate agents you choose. This review is my opinion and not meant to affect business with Thornley Groves in any way. OK, on with the detail. First, the good parts. They had a lot of choice and were quick to get me viewings (I did them through video or pictures) and were happy as campers to ‘get me in’ and on their books. Yep, that’s it. That’s all I have. The not so good (not even the worst parts yet). I dealt with the Deansgate (Whitworth street) branch and with an absolutely abysmal person, Peter. If you do choose Thornley Groves and get assigned Peter, do or say whatever you can to work with someone else. I am not sure how to put this without being cruel, but I also owe it to my (soon to be) Manchester neighbours to be honest. This is my honest opinion. Peter is, without a doubt, the worst person I have ever dealt with professionally. Genuinely. That is not even hyperbole. He is inadequate, lazy, afraid of basic tasks, unable or unwilling to do anything even at the bare minimum level, and honestly just embarrassing as a fellow human. He wouldn’t return emails. Ever. In fact, he did but only when it came to sending them money or signing a document. Anything that needed any effort or work, he literally ignored. He is like a toddler but in an adult body. Simply unable to operate at any sort of adult level. I had to call and call and call. I even got the train from London to the office so I could literally use my own mobile phone and dial numbers to connect with others, so he could talk to them. He used my phone because he couldn’t make a phone call for himself. (He also claimed he tried but could never get it to work, but it took me literally three minutes. Genuinely, I have the call log!). He didn’t give me the correct keys to move in. Once we got through it, Peter gave me the front door key and I asked if there were any others. Mail keys, apartment building keys, etc. He assured me no. Literally all keys were needed. It took me 3 weeks and speaking with other people at Thornle Groves to get the window key (still waiting on), apartment building/trash room key, and mailbox key. Even when I collected the keys, I overheard him talking to another person that very day, just before me, saying he gave the wrong keys to him. Also, they don’t tell you who your service providers are. I spent a few weeks tracking down who I need to pay bills to. You are given a list of UK service providers and that’s it, just figure it out for yourself. Lastly, the goodlord referencing company were just as bad as Thornley groves. They sent so many referring emails to my employer (they only need one but sent around 6 over the course of weeks) I had the owner of the company asking me what was going on. They took weeks longer than needed. It cost me around 500GBP in hotels for the delay, and they lied, multiple times about things they were doing. One lie was to say that my company had never replied (even though the owner and head of HR showed me the replies themselves). Thornley Groves chose to use that specific referencing company. Their behaviour also reflects on them. If you have read this far, then fair play, this one was a long review. The thing is, I don’t believe this is a one off. I am not just some random person with a grudge, I am like you. Looking for a new place, wanting it to go as smoothly as possible. I have all my ducks in a row, great credit, good job, charm and charisma (well, maybe not), and it was still a nightmare choosing Thornley Groves and, ergh, dare I say his name, Peter. The abomination they call Peter! I wish I had took the other 1-star reviews more seriously. I thought they were just some disgruntled people and it would be fine. It wasn’t. I deeply deeply regret ever speaking to Thornely Groves.

The responsiveness of the team, the ease of engagement, and the treatment so far have been satisfactory. It's been a jolly ride.<br><br>Isabella Halsall has also been an excellent agent. The professionalism and thoughtfulness behind her actions is amazing. I also appreciate how swift she is in responding to concerns and resolving all the issues.

27th Jul 2025 (1 year ago)Agency was great throughout our tenancy in terms of communication and maintenance. The issues I had were after we moved out when it came to our deposit. They flipped my mattress to find an old stain which they then tried to charge me for. The mattress had not been flipped before I moved in or during my tenancy so I was able to dispute this. I am a young professional and the flat was in excellent condition when we left. It needed a professional clean which I was happy to pay for. Our tenancy was for 2 years and there was a small amount of expected wear and tear (eg. a few unnoticeable marks on the walls). The agency said they needed to repaint the entire flat and took this out of our deposit. I have rented with a number of letting agents whilst living in Manchester and they were the only one who took a significant portion of my deposit.

14th Aug 2025 (1 year ago)The whole process with NPP has been very stressful. At the beginning all accommodations were met & so welcoming to the property. I was in a property with faults and promised so much to get this fix however nothing until I left and they sent someone. I have also been rudely spoke to throughout the whole process and chased for payments with no given help or support. Overall I am not one to complain however this has been a horrible experience

From the very beginning, she was incredibly friendly, professional and helpful.<br><br>She was very responsive, kept us informed throughout, and always communicated promptly and clearly. She was also very knowledgeable about the property and took the time to answer all our questions without ever making us feel rushed.<br><br>What really stood out was how kind and approachable she was. She made the whole viewing experience relaxed and enjoyable, and we felt that she genuinely cared about helping us.<br><br>Thank you, Chanea, for your time and for making the experience such a positive one. 21st Oct 2026 (6 days ago)Extremely disappointing experience with Prime Residential.<br><br>From the day we moved in, we experienced maintenance issues, including a leak that was never properly resolved. To their credit, Prime Residential arranged for contractors to attend on several occasions, but despite these visits, the leak continued.<br><br>What was particularly disappointing was the complete lack of communication as the situation deteriorated. Over the course of several months, we repeatedly contacted the agent about the leak, providing opportunities for the issue to be addressed. Our emails were eventually ignored, despite the problem visibly getting worse.<br><br>I have attached photos showing the kitchen ceiling progressively deteriorating over this period, culminating in its eventual collapse. This was not a sudden, unforeseeable incident after a minor issue; it followed months of an unresolved leak and repeated attempts to get the agent to take the situation seriously. My pregnant wife and one-year-old daughter narrowly avoided injury when the ceiling collapsed. It was an extremely frightening experience that should never have reached that point.<br><br>The lack of communication and handling of these maintenance issues were subsequently referred to the Property Redress Scheme, which awarded us £500 in compensation.<br><br>The entire tenancy was plagued by maintenance problems. I acknowledge that a letting agent cannot necessarily control every property issue, but they are responsible for how they communicate with tenants, follow up on contractor visits and manage ongoing problems. In our experience, this was extremely disappointing.<br><br>Unfortunately, things did not improve when we moved out. I requested that the deposit return process be initiated, but my requests were not acted upon, leaving me to discover that I could initiate the process myself through TDS.<br><br>We then faced further frustration when the checkout report raised issues that were already present at the start of our tenancy. Some items alleged to have been left behind by us were clearly visible in the original check-in inventory, raising serious concerns about whether the report had been properly reviewed before these claims were made.<br><br>After approximately three months, the agent eventually proposed a £50 cleaning deduction, a stark contrast to the broader claims initially raised. This followed considerable delays and the effort we had to make ourselves to progress the return of our deposit. The matter has been referred to TDS.<br><br>Overall, the repeated communication failures, poor management and unnecessary stress throughout our tenancy and after moving out have been extremely disappointing. Tenants should not have to repeatedly chase an agent over serious maintenance concerns or take it upon themselves to get their own deposit return process moving.<br><br>Based on our experience, I would not recommend Prime Residential.
