17th Aug 2021 (4 years ago)Received a letter to say i was liable to pay cost towards a fence which is on my neighbours ground. The estimate from the companies clearly state who is responsible and my address is not on the estimate but they are trying to say it is on the title deeds. I called my solicitor yesterday morning who got back to me in the afternoon and told me it was absolutely incorrect, There is a communal pathway between the two properties and each property has their own individual boundary. Therefore not liable to help with cost of fencing. However my solicitor also told me that the fencing provided when property was built was wooden fence posts with 3 lines of wire to separate the gardens at the front this separation was between 26 and 28 and then a fence between 30 and 32 as there was no requirement to separate 28 and 30 due to pathway. At the back of the house each property had the same wooden posts with 3 wires strung across. Through time resident decided they wanted more privacy and they have all done this in different manors. IE. Hedges, fence panels and some installing brick walls all paid by the individual owner / resident of own property. This company has decided to take it upon themselves to pester residents which have been in their property for over 50 years to subsides their property owners bank account by telling them they need to pay up. I have already put up fencing in my back garden which has enhanced both my neighbours gardens without asking them to contribute to it. I have also had issues with this company as regards to the maintenance of the back gardens they are supposed to be managing over grown bushes,trees blocking out the light to my garden and damaging my garden hut. Which due to the trees and bushes have caused side of shed to be replaced due to dampness caused by the bushes that had grown wild and the roof had to be felted again due to the trees and leaves. I also have a job every year clearing up all the leaves which fall on my decking and the destruction caused to my decking which needs to be painted every year. I have yet to have an apology from the so called business with regards to this and for them to hide behind a title deed. I think they should check before trying to bully people out of their money.

15th Nov 2021 (4 years ago)This used to be a decent enough place until they employed idiots during the pandemic. The Shirley one who started in 2021 is particularly rude and obnoxious. She simply will not answer emails or return calls. Nothing professional about her at all but I guess when you pay peanuts you get monkeys! ???????

10th Feb 2024 (2 years ago)No worries with this company always there for advice and help if required- 2nd Sep 2025 (8 mo. ago)I previously had dealings with Fraser Brooks during our property purchase, as they were representing the sellers. Although they were not acting on my behalf, I found the experience with them to be disappointing. Communication was often curt and, at times, came across as rude, which made an already stressful process much more difficult. From my perspective, the level of professionalism fell short of what I would expect from a firm of solicitors. While they may have fulfilled their role for their own clients, the manner in which they engaged with others involved in the transaction was poor and unhelpful. A prime example of this lack of professionalism is when I went to collect my keys. I had purposely gone after the lunch hour to avoid waiting about (the office is in city centre so parking is a nightmare) as I had been told multiple times lunch was 12-1. I was waiting outside the office for 25 minutes. Tried to phone them multiple times. No response. After 25 minutes at 13:25 the gentleman came strolling back in. No apologies for being late or keeping me waiting. When I queried about why he had been so late to return back to work he proceeded to become stand offish and rude. Based on my experience, I would not feel confident recommending this firm

15th Apr 2026 (25 days ago)I moved to West Lothian about 5 years ago and up until that point, apart from buying & selling houses, I never had the need to seek out legal services. That soon changed . . . Sorting out my parent’s estate after they both died intestate, selling my aunt’s house when she was assessed as having no capacity and going into care and a requirement to update my own Personal Will and Power of Attorney documentation all seemed to happen one after the other. I sought out Stewart Watt & Co. after they were recommended to me and I have been delighted with the service, advice, knowledge, efficiency and professionalism I received from their solicitor/partner Zara Mair. In conclusion, over a very short period of time, I required a wide variety of guidance and legal expertise which Stewart Watt provided that helped me enormously . . . Thank you!

25th Feb 2024 (2 years ago)Small rural company. Very helpful and efficient with house purchase. Looking at other reviews, it would seem that some people expect a "big city" service. Either that, or their level of entitlement is out of control.

11th Apr 2026 (29 days ago)I had my will prepared by this firm back in 2017 and was assured at the time that any future changes could be made easily. Recently, I contacted them to make some important updates. While the receptionist was polite and helpful, the overall service I received was extremely disappointing. After multiple emails and messages left for the solicitor, I received no direct response. I was eventually told, via the receptionist, that the solicitor was too busy with conveyancing work to assist and that I should take my business elsewhere to have my will completely rewritten. As a returning client who has already paid for this service, I find this unacceptable. I relied on the assurance that amendments would be straightforward, yet I am now being forced to pay another firm to redo the entire will. Very poor client care and not the level of service I expected.
