Wainwrights were great and when we found our perfect property they helped everything run so smoothly. A big thank you for all their advice and assistance. Lovely people.

Whether sharing his latest golfing or family anecdotes or diving into the nitty-gritty of contracts and small print, James has a gift for putting people at ease while ensuring clarity and precision. From our experience, one of the biggest stumbling blocks in negotiations is when parties are not fully aligned before a conversation takes place. James acts as the backdrop and container for these discussions, making sure that everyone is brought onto the same page. He keeps the conversation on track with seemingly little effort, and his ability to read situations and explain things clearly is invaluable. James’s approach is solution-focused, pragmatic, and fair. If he doesn’t immediately know the answer, he finds out quickly and comes straight back to you. What’s particularly impressive is his ethos: he seems to recognise that if one party loses, everyone does — so he works creatively to ensure the outcome benefits all sides. After I moved out, the agency made false and exaggerated damage claims — including issues like black mould that I had reported earlier and the landlord refused to fix. Despite multiple reminders, they have still not provided the final inspection report, which is unacceptable and unprofessional. I have full proof of all conversations and the property’s condition. Their handling of the deposit and communication has been extremely poor. I do not recommend this agency.
