Very disappointing experience and serious concerns about transparency. We applied to rent 1 Compton Manor while arranging an international move. We were accepted as tenants, paid a holding deposit, received a draft tenancy agreement and underwent referencing and credit checks. We were then informed that the owner had agreed to sell the property and our tenancy would not proceed. We subsequently discovered that the property had been marketed for sale by Warmingham only 1 month before it was advertised to let. We made a formal complaint because neither of us had understood that the property we were applying to rent was actively for sale. Warmingham later stated that their agent recalled verbally telling us this during the viewing. This is completely inconsistent with our recollection: we clearly remember being told that the neighbours property within the six-home development was vacant and for sale, not 1 Compton Manor. After we disputed Warmingham's account in writing, we received no further response or final outcome to our formal complaint. Had we known the property was actively for sale, it would have materially affected our decision to proceed with the deposit, referencing and credit checks. Based on our experience, we cannot recommend Warmingham. We believe the property's dual sale/rental status should have been made absolutely clear before we were asked to commit to the rental process. Prospective tenants are looking for stable homes and often have little room for uncertainty once they begin committing money, time and personal information to a property. In our view, allowing tenants to progress this far without making the risk of an ongoing sale unmistakably clear takes unfair advantage of that imbalance and falls well short of the transparency we would expect from a professional estate agent.... After meeting with several estate agents, it was clear that Luke was the right person to handle our sale. He quickly understood the property, set out a clear strategy, and impressed us with his honesty, flexibility, and ambition. Communication was excellent throughout, with Luke always available to answer questions and offer guidance. Tiffany was also a pleasure to work with, helping with viewings and queries, while Mark provided great support whenever Luke was away. I would not recommend Purplebricks services. I paid for a hosted viewings package as I was unable to conduct viewings myself. The first viewing was booked and confirmed by the hosted viewings team however the team failed to turn up to show the potential buyer the property, as a result they could not view the property. After I made a complaint I received an Armenia response form the hosted viewings team denying it was their fault. It also seems that out of spite the hosted viewings package was deactivated on my account, without my permission or request and unbeknown to me. A second viewing was booked which again, the hosted viewings team did not turn up to. Purplebricks effectively seemed to be trying their best to block the sale of my property by not allowing people to access my property. They could not provide a sufficient answer as to why they failed to turn up twice and I lost all confidence that they could sell my flat and as a result I took it off the market. The complaints process took several weeks to deal with my complaint and an initial offer of a £225 refund was an insult given that I paid £1499 for the package (hosted viewings listed as £899). A second and final offer saw a refund of £625, which is still no where near enough to pay me back for their failure to comply with the contract and the inconvenience I experienced given they significantly delayed the sale of my property....
