I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.... I have recently moved house and it was a difficult process with lots of issues that cropped up, however Tammy, Andrea, Rachel and Andy (Embrace FS) were all absolutely amazing. The whole team were the best. They all went above and beyond to support us in our move. The first sale fell through as our buyer pulled out the day before we were due to move. The whole team worked so hard to ensure that we felt supported and looked after us during this difficult time abd we sold the house again within 2 weeks. We were kept informed as to how things were progressing and Rachel and Andrea chased solicitors across the chain to drag the sale over the finishing line. They really were all brilliant, they listened to the crying, the ranting, the frustration and they supported not just us but our whole chain. They were brilliant and I can't thank them enough.
