I really appreciate their flexibility allowing the traders the access to the property while the owners live far away from the property and handling the views, appointments etc. I can highly recommend Pattison Lane Kettering branch for any prospective Landlords and tenants. Ben was always quick to respond to any questions we had and consistently went above and beyond to support us throughout the process. His excellent customer service and proactive communication made what can be a stressful experience feel much smoother and more manageable. She was friendly, professional, knowledgeable, and made the whole experience feel really relaxed and comfortable. She took the time to answer all our questions properly and never made us feel rushed at all. Honestly, one of the best experiences we’ve had with a letting agent — Eleanor is a real credit to the team. Thank you again!
19th Jun 2026 (16 days ago)Michal was my contact at Cunninghams and me being a first time landlord, he made it very clear how the whole process works, what I need to be aware of with the new legislations, helped me understand things that I wasn't so clear on with being a new potential landlord and overall represented Cunninghams very well. He has great balance of being professional yet personable. Very knowledgeable, polite and overall I feel he portrayed trust which is very important to any landlord of course. I would highly recommend Michal and Cunninghams to anyone looking to rent out their property

25th Jun 2026 (10 days ago)I've dealt with estate agents before, but this company was an absolute joke.<br><br>They were completely unwilling to do their jobs and made little to no effort to follow up with or chase the landlord for answers to basic questions. They seemed to have very limited information about the property and constantly told us to call the office, only for the office to have no additional information either.<br><br>The overall service was extremely unprofessional. One of the final frustrations was their refusal to release the keys without a face-to-face ID check, despite already having taken and verified our ID at the start of the process.<br><br>Whenever shortcomings in their service were raised, they hid behind the "new renters' rights" legislation, even when it was completely unrelated to the issue being discussed. It felt more like an excuse than a genuine explanation.<br><br>In summary, I found them lazy, unprofessional, and uncooperative. I would not recommend them based on my experience.

13th Sep 2025 (9 mo. ago)I was impressed with Lianne's honesty initially and she managed to find a cash buyer for our property quickly. At the time we instructed her/Woodhead And Co, she promised a £500 refund off her fee if I left a video review of her company. I agreed to this. The sale of our property completed and for that I am grateful to Lianne. It was not an easy property to sell. After completion and several requests to make said video review, at first this seemed like it would be accommodated but then the company went cold and didn't honour an arranged meeting to make the video and then ignored my subsequent enquiries as to what had happened. Therefore I can not leave the positive review I had intended to leave before this final treatment of a discarded client.

We were kept informed throughout our time with them and felt confident that they did all they could for us. Unfortunately, I believe we hit the market at just the wrong time. We will definitely go back to them if we decide to sell again.

31st May 2026 (5 weeks ago)We have had a very disappointing experience with this property and the managing agency. We moved in four months ago, and the property was not properly cleaned at all. From the first day, there were multiple issues, including a severely backing-up toilet and no consistent hot water. We reported these problems immediately, but they were not properly resolved. The toilet issue was even noted in the inventory, but we initially assumed it was a minor scaling problem. Within a couple of days, it became clear that it was a serious fault. At the same time, we have never had reliable hot water since moving in. After three months of ongoing issues, we informed the agency that we would escalate the matter to the relevant authorities and consider moving out legally. Instead of addressing the problem, they blamed us for “overusing” hot water, which makes no sense given that we have not even had consistent access to it. After each engineer visit, we were told that reports would be shared, yet the agency repeatedly claimed there was no issue with the system. During the most recent visit, I recorded video evidence where the engineer clearly confirmed that the system is faulty and not working properly. Despite this, the agency still emailed us stating that there is no problem. We are paying full rent while not receiving basic necessities such as proper sanitation and hot water. We have solid evidence, including videos and records of communication. Tenants should be very cautious when dealing with this agency and their associated parties, including Ashby Lowery.
