The first three attached photographs show the condition of the apartment when I finally gained access on my move-in day. They were taken at the start of my tenancy, not at checkout. Despite being assured the property had been professionally cleaned, I found visible mould, heavy grease, dirt and belongings left behind by the previous tenant.<br>The check-in process was equally unacceptable. I was given the wrong keys, the inventory clerk was unable to gain access and left, and despite repeatedly contacting the office, I received virtually no support. After travelling from Manchester with all my belongings, I had to return the same day after a 9-hour round trip because the property was simply not ready for occupation.<br>Unfortunately, the checkout process has been just as disappointing.<br>To avoid any dispute, I followed Chase Evans' instructions throughout. I paid £270 for the professional cleaning company they recommended, obtained written authorisation to dispose of the previous tenant's belongings, and reported maintenance issues during my tenancy.<br>Despite this, I was presented with proposed deductions totalling £1,650.<br>I have attached evidence including:<br>WhatsApp messages confirming I was authorised to dispose of the previous tenant's belongings.<br>Messages showing I requested the check-in inventory but never received it.<br>The invoice for the recommended cleaning company.<br>The proposed deduction schedule.<br>Many of the deductions relate to matters Chase Evans had authorised, had already been informed about, or involved their own recommended contractors. The valuation also appears difficult to justify, with numerous deductions simply listed as £25, £50 or £200, giving little explanation as to how these figures were calculated.<br>What concerns me most is how this case has been managed. I repeatedly found myself providing evidence that originated from Chase Evans' own records, communications and contractors. I was effectively reconstructing my own case using information that should already have been available to the managing agent.<br>Chase Evans informed me these deductions were proposed by the landlord. If that is correct, I seriously question whether the landlord was provided with all the relevant information before those deductions were made. A managing agent's responsibility is not simply to pass messages between landlord and tenant, but to ensure both parties are working from the same complete and accurate information. Based on my experience, I do not believe that happened.<br>My purpose in writing this review is no longer simply to resolve my own dispute. I believe organisations should be held accountable when they fall below the professional standards expected of a managing agent. I have retained extensive emails, WhatsApp conversations, invoices and photographs, and will continue updating this review as the matter progresses.<br>After seven years of renting in the UK, this has, by a considerable margin, been the worst renting experience I have ever had. I cannot recommend Chase Evans to either prospective tenants or landlords.

DO NOT rent from Chase Evans<br><br>My experience in renting an apartment managed by Chase Evans (EC) was shockingly bad.<br><br>[note] the deposit was finally returned after 5 weeks, multiple public complaints, a referral to the DPS, and contacting their customer support. All of the information here remains true.<br><br>On rental renewal;<br>- They attempted to extract a 7% annual rental increase. This was above the maximum set out in the rental contract.<br>- They attempted to pressure me into making a decision as quickly as possible under the guise of "time sensitivity" so that they could secure the maximum increase before the RRA would prevent them from doing so.<br>- I pointed out that the market data (via ONS) shows rentals in the area increasing by up to 2%, and that the RRA requires market level increases.<br>- They then took the opportunity to evict me a few of days before the RRA would have prevented them from doing so.<br>- They claimed that the reason for eviction was "the landlord intends to sell the property". This was obviously an outright lie, confirmed by them advertising the property for rent shortly afterwards.<br><br>On attempting to retrieve the deposit;<br>- I was not provided with the check out inventory until I specifically requested it, and was never given the opportunity to review or contest anything in it. The check out report clearly showed that the apartment was left in the same or better condition than found.<br>- I repeatedly requested information about the return of the deposit and when they referred to claims against it, repeatedly asked for specifics.<br>- Eventually, they provided a vague breakdown, attempting to claim parts of the money for such absurd items as "Couple of dirt bugs seen" and a "Plug in item" that their electrician left behind. None of this constituted damage or missing items. They also provided no quotes - only vague and subjective costs.<br>- When I rejected all claims, they still attempted to negotiate to retain a portion of the deposit, which is legally the tenant's unless there is damage to recover.<br>- Ultimately, I referred it to the deposit protection scheme and am still waiting (more than two weeks after handover).<br><br>In general;<br>- They attempted to send in a contractor without my consent. I had to remind them that they have a legal obligation to respect tenant privacy and attempt to gain access at the tenant's convenience first.<br>- They did not inform the building of my tenancy as it turned out they were supposed to do, creating delivery and security problems.<br>- They claimed that I owed money on utilities despite those bills not even being for the same apartment.<br>- The one issue I reported during my tenancy (a broken washing machine handle), it took weeks to resolve.<br>- They repeatedly got my name incorrect during tenancy.<br>- There's probably more that I don't recall.<br><br>In general, these are people who will attempt to extract as much money as possible from you and behave as if they can do whatever they like. At all points in my experience, they use the law and/or contract text to frame it that way.<br><br>Look elsewhere.

Avoid Chase Evans. We paid our deposit and first month's rent over a month before moving in. Two days before the move, they told us there was a leak and asked us to delay by three weeks. Three days before the new date, they said it still wasn't fixed. Only after we pushed for written confirmation did they admit, the Thursday evening before our Sunday move, that the flat was unsafe to occupy.<br><br>A leak can happen anywhere, we understand that, but their communication and lack of any early heads up so we could look for alternative accommodation was abysmal. They were quick to take our money and quick to ask my partner for a positive review the moment payment cleared. After that, updates were slow, no support was offered, and their only suggestion was that we ask our current landlord to extend a lease we'd given notice on months earlier. Responsibility was constantly shifted to others or "things outside their control." A genuinely poor experience.

Do not use. We made the mistake of proceeding with Chase Evans on renting a property. Despite having completed the process over a month before our move-in date, they notified us of a leak in our new flat only 2 days before the move, asked us to delay for 3 weeks, then contacted us again to say the leak had not been fixed and we needed to postpone again, 3 days before the new date. It wasn’t until we requested a written response on whether the new flat is inhabitable on our move-in date, that they finally confirmed it was not safe to occupy, on a Thursday evening while we were supposed to move on a Sunday. No responsibility taken and ownership. Tenancy agreement, even though signed by us, was not given until the move-in date, which protected them and left us in a very vulnerable position. No alternative accommodation or support offered. The only solution they came up with was for us to “ask our current landlord to extend our lease” despite us having given notice months before and having asked for additional time during the delay already. Very quick to take our money and deposit but incredibly irresponsible in handling our situation or giving timely updates. Chase Evans consistently shifted blame to others or external factors and saying they “have no control.” Horrible experience.

[UPDATE - March 28]: It is disappointing that you have time to provide a lengthy PR response here, but still haven't replied to my direct email sent to Alaster on Monday.<br>To clarify: I moved in just one week before Winter Time began. During the winter, sunrise was much later and weaker, so the gap in the blinds was not an apparent issue. Now that spring has arrived and sunrise is significantly earlier, this defect is severely affecting my sleep and health.<br>Waiting since January 30th for a "quote" is not reasonable—it is negligence. Please stop the public relations talk here and reply to my email with a confirmed installation date.<br><br>I have had a very frustrating experience with Chase Evans regarding a maintenance issue in my bedroom. I first reported the severe light-blocking issue with the blinds on January 30th. It has now been nearly two months, and the issue remains unresolved.<br><br>Despite providing all requested measurements and photos, the communication from the team (Afua and Alaster) has been incredibly slow and often non-existent. I am still being told they are "waiting for the landlord to confirm quotes"—the exact same update I received over two weeks ago.<br><br>As a student, the lack of proper sleep due to early morning sunlight is seriously affecting my health and my studies. It is disappointing that such a reputable agency shows so little care for their tenants' well-being once the rent is paid. I would advise to be cautious of their lack of after-sales service.

I rented a property (IG11 7GT) through Chase Evans Lettings from October 2022 until the end of November 2025. Throughout the tenancy, I dealt directly with them for rent payments, the initial deposit, and all property-related matters.<br><br>Unfortunately, their service was not consistently up to standard. Shortly after moving in, we experienced a bed bug issue which required repeated follow-ups and escalation before it was properly addressed. Communication during such matters was often slow and required unnecessary chasing.<br><br>What is most disappointing is the handling of our deposit after vacating the property at the end of November 2025. Despite multiple follow-ups, we have not received our deposit back. We are being told they are “chasing the landlord” and awaiting a response. However, to my understanding, the property has already been re-let and rent is being collected, which suggests there is active communication with the landlord. It is frustrating that when it comes to returning our deposit, we are being directed elsewhere and advised to contact the deposit scheme ourselves.<br><br>When the deposit was taken, payment was made directly to the agency, and communication was prompt and efficient. It is disappointing that the same level of support is not being provided now.<br><br>I sincerely hope the CEO and senior management team review this case and ensure it is resolved promptly and fairly. My experience with Chase Evans has been extremely disappointing, entirely due to the unprofessional behaviour of their agent, Valerio.<br><br>We viewed a flat with him on Saturday. While the flat itself had potential, it was clear that it was only being kept in good condition by the current tenants. The entire place had a foul smell, the walls were covered in marks, and one of the bedroom walls had visibly warped plaster. When I asked whether the landlord would repaint or fix these issues before new tenants moved in, Valerio gave a vague, dismissive answer and showed no real interest in the viewing at all.<br><br>We had also seen other listings on the Chase Evans website that we were interested in, so we asked him to arrange additional viewings. He said he would get back to us, but he never did. My husband had to repeatedly chase him for updates. It took him over two days just to find out whether the properties allowed pets — which is crucial information for us because we have a small, well-behaved Maltipoo.<br><br>When I finally managed to speak to Valerio and asked why it was taking so long to get an answer, his response was shockingly rude and unprofessional. He said: “I have replied to your husband, it seems like you don’t talk to each other.”<br>I found this completely unacceptable and insulting. No agent should speak to clients like this.<br><br>I later spoke to Virginia, another agent at Chase Evans, who was polite, responsive, and actually helpful. I asked if we could view the properties with her instead, but she told me that Valerio was handling them, so we would have to continue dealing with him — unfortunately.<br><br>Given Valerio’s disinterest, lack of communication, and rude attitude, I feel I have no choice but to take my business elsewhere. I will not be using Chase Evans again because of this experience. It’s a real shame that one agent can tarnish the reputation of an entire company.

Recently moved into a new let property, facilitated by Chase Evans. What can typically be a complex process was simplified by the professionalism and experience of Jay and Chloe. Having dealt with multiple different letting agencies whilst trying to find a new property, I can safely say that Chase Evans are considerably better at balancing the interests of tenants and landlords alike - with most letting agencies in London tending to favour the latter in my experience. I recommend their services.

Poor communication and lack of accountability from various people at the office. No responses back or severely delayed which is unacceptable even for non-urgent matters. Yes, Chase Evans deals with many tenants daily. However, never responding back or taking weeks to respond is unacceptable. I would recommend another estate and letting agent company (tons on offer in the area).

Dealing with Chase Evans Elephant & Castle branch has been a nightmare, mainly due to Gladys Kiala. I had already communicated my intention to vacate on 3 October, but she failed to register or act on it. Now they claim I didn’t give notice and are forcing me into an extra month.<br><br>This is not just incompetence — it’s negligence. Gladys mishandled my case from the start, ignored clear communication, and left me with the consequences of her error. Completely unprofessional and unacceptable.<br><br>Avoid this branch at all costs.
