I purchased a buy to let flat from Anthony in 2001, he has ensured it has been continually occupied to this day. He moved his employment to Global House and 24 years later I still can’t fault him. He has been honest and approachable even after significant promotions. I live 100 miles from my property and Anthony has always ensured it has had a good tenant, a fair rent and ensured I have been able to have reliable contacts for maintenance.
His verbal and written communications will take some beating I promise.
I can without hesitation recommended Anthony for any property matters you have letting, management, selling to just good old fashion honest advice.

I can’t recommend Antony and Global Estates property letting agency highly enough. I have dealt with Anthony for over 15 years. He looks after many of my properties and my friends . From the very first enquiry to tenants moving in and beyond, the service has always been outstanding. His team is friendly, professional, and incredibly responsive, always happy to help and quick to resolve any queries or issues. They always go way above .Everything they do is handled efficiently and transparent, making the whole process of renting out a property completely stress-free. Overall had a very good experience with GHE. I had a really good onboarding experience with them - they were great - particularly as it was very hard trying to find a property initially.
There were a couple of issues within the property during the tenancy and they were dealt with quickly and fairly.
They were always very communicative - let me know very well in advance about viewings and how inspections and quickly confirmed receipt of rent each month.
There were a few issues highlighted in the final inventory which in my experience are usually problematic. The team let me rectify most of these issues (which were mostly an oversight on my part) and were very fair about other issues raised that could have resulted in loss of some of the deposit. Daniela and the team were very good and I got it all back with minimal fuss.
There’s a lot of bad agencies out there, but I can say that GHE in my opinion isn’t one of them.

Anthony and his team have been letting and managing my flat for more than fifteen years now! I currently live abroad and could not wish for more capable people to look after my property! Edit: I am updating my review to reflect the positive and professional manner in which Andy Li privately replied to my complaint. Though I stand by what I said below in part, as it was true of my experience with GHE at a point in time, I am impressed with the accountability Andy Li took for lapses in Global House’s communication within their team and with us as tenants and the fact that their work didn’t always live up to standards. Andy promised me that they have updated some procedures to ensure that the negative experiences we had won’t happen again, I hope this is true. Originally, this review was 1 star, I’m updating it to 3 to reflect the GHE taking accountability for the situation and not making excuses. I think that letting agents in general ought to act with more integrity, and I hope GHE will be an example of that. Our experience with them, for the most part throughout or tenancy (apart from the end and post check-out) was fine, they weren’t always the quickest or the most communicative and sometimes needed to be chased to get things done.

Dishonest and unprofessional letting agents.
To all tenants and prospective tenants: watch out for Global House Estates making unfair claims from your deposit without evidence or explanations to back up what they’re saying. Challenge these claims! We got our full deposit back after highlighting that the claims Global House had made were plain wrong.
They also tried to dupe us into paying for professional cleaning - you do not ever have to pay for professional cleaning at the end of a tenancy even if letting agents have added it (unlawfully!) to your contract as Global House does. You are well within your rights to clean by yourselves, just ensure it is done to the same standard the property was cleaned to when you moved in - and make sure you have proof!
I would go so far to suggest that the letting agents play dumb in the hopes that you as a tenant are unaware of your rights. If it’s not that then they are just seriously lacking in training and knowledge of tenancy legislation!

I've been managing my property with Anthony and the crew at Global House Estates (GHE) for perhaps four glorious years now, and let me tell you, the difference is night and day. Simply put, GHE is THE REAL DEAL.
My previous management company were a collective of charming rascals and cheats- the kind that specialized in headaches and were masters in illegal subletting. Finding GHE was like finally getting a full night's sleep after years of insomnia.
The entire team is super professional, incredibly helpful, and has been extremely accommodating throughout these years. They operate with competence, which, after my previous experience, feels like a superpower.
And a special shout-out has to go to Anthony. The guy is genuinely exceptional. When it comes to personal service, he doesn't just meet you halfway; he practically goes out of his way to run a marathon for you, always taking the time to listen and give genuine, solid advice.
I can’t recommend them highly enough. They have earned my loyalty, and I will absolutely continue to use their service to manage and rent out my property. They are proof that property management doesn't have to be a nightmare and THEY GET STUFF DONE.

They've been my agent for 14 years & do not disappoint, going over & above to help & support my business,. I had an extremely disappointing experience with Global House Estate...Initially, they assured me that the landlord was happy and accepted my deposit. After 10 days of waiting, they suddenly changed their story, leaving me in a difficult position. I was on the verge of moving out of my current home with only six days left and now have to start the search all over again. This agency wasted my time and caused unnecessary stress. I strongly advise others to stay away.

I switched one of our apartments to Globalhouse to manage about 18 months ago and we have just switched our other one.
Globalhouse have been great and a significant improvement on our previous agent.
They are very responsive, have given good market advice and the administration and processes are very slick and timely.

I dealt with the London branch and I am absolutely impressed with how well organised and structured their services are. Provided by professional, friendly and lovely agents.
Starting from viewing the property to the check out communication was swift and clear. A lot of support provided from information on renting guidance to check out inventory, repairs services with a hotline. The repairs service could be through a link or a WhatsApp messaging line. They usually respond immediately and raise the job to the trades person or company they deal with. Most repairs were solved in a short time frame. They also send property care guide at the beginning of winter to flag any issues related to the weather.
I got the impression that the agency is really good at ensuring both parties (the landlord and tenant ) are satisfied with any dealings or requests.
Moreover, the contract they provided was comprehensive and detailed with no hidden clauses or vague statements. Everything was clearly stated ensuring our rights are protected as well as our duties as tenants clearly communicated.

Rania at Global House Estates was the best estate agent we could hope for. She gave us a wonderfully personal service, her knowledge of the local market was exceptional and she achieved close to our target price for our flat at a very competitive time. She was friendly, clear and helpful through the whole process, managing all the details of a complex sale, even taking care of arranging a contractor to fit a replacement boiler at short notice. We are very glad we used Global House Estates rather than one of the better-known chains, because they really cared about the outcome. For clarity, persistence, warm communication and attention to detail we can't recommend GHE highly enough.

I have been purchasing my first flat via Global House Estates, with the able assistance of Rania. The experience has been positive from the start - swift responses to viewing requests or queries, good info provided and clear and regular communication throughout. Rania has definitely gone above and beyond what I imagined may be the role of an estate agent in a sale, including and especially after my offer was accepted. She seems to be juggling her multiple obligations really well to keep all parties happy - vendor, me and by extension, GHE! I am happy to have had Rania's involvement in what is a very anxiety-ridden process, particularly for a first time buyer! My occasional contact with others at GHE was also positive.

Worst rental experience of my life.
Property was extremely mouldy and GHE did very little to resolve this. I submitted a letter from my doctor because I developed asthma from the mould but no resolution was offered other than cleaning the trickle vents, sending us bleach and the purchase of a second large dehumidifier (where we were expected to pay for all the electricity- £75 per month extra per dehumidifier).
The agents clearly want to make as much money as possible with little regard to their legal requirements to ensure a safe environment for their tenants.
There was clearly a deep structural issue as the walls would be wet in the morning and no amount of cleaning/dehumidifier could get it under control. You can see in the third photo spots that look like oil - this was mould that covered every wall of the flat. We had to throw out a lot of possessions as they were mould damaged. In total we think we spent over £3,000 on the mould problem. GHE refused to pay for a cleaning to get this under control.
I wish we had never rented with GHE as it’s done lasting damage to our physical health. I’ve rented in London for 8 years but this has been head and shoulders worse than any other property. GHE have no redeeming qualities.

The worst experience I've ever had with an estate agent. We were previously managed by a different company and switched about 6 months ago, and everything following that was an absolute nightmare. Our flat needed serious repairs and GHE entirely ignored them and blamed us for serious structural issues with the flat. I don't even know if they let the landlord know about the issues. I've also never met more dismissive and rude people - they were entirely unsympathetic about us living in really poor and unsafe conditions; they even disregarded a note from a doctor about health and safety.

(1 star as you can't leave 0)... Took over from a previous agent toward the end of tenancy. It was a constant barrage of disconnected inspection requests and failed repairs. Topped off with baseless claims against security deposits (after 6 years of tenancy) without even having a copy of the original inventory.
Needless to say, after that shocking experience I will never use GHE again.

My friend recently engaged GHE and found that it is one of most diligently communicative professionals she have ever worked with. Transferring agent is complicated and difficult to my flat in UK. However, they kept my friend updated the progress from time to time. The transfer is smooth and is satisfactory about their service.

I'm incredibly disappointed with the service we received from this estate agent. Our offer was accepted, and we even paid a holding deposit. However, just 6 days before our scheduled move-in, they abruptly canceled our contract, leaving us in a difficult situation. Their lack of assistance and the automated annual leave email we received while trying to get our deposit back only added to the frustration. This experience has been extremely unprofessional and stressful.

Our experience was an unfortunate ordeal. We’re a couple trying to find a house. We have jobs and can’t view during all hours of the day. The agent typically took several days to reply and unfortunately didn’t provide us any flexibility in the viewing time slots, far below peers. We ultimately had to give up viewing the property, which was unfortunate also for the seller as it reduces the available market opportunities.

After a horrendous experience looking for a flat in London with dodgy and unreliable agencies, GHE provided a breath of fresh air with punctuality, professionalism and competence. I would like to specifically thank Thomas for going out of his way to help me not become homeless! He's a true up and coming star in GHE and has a great career path ahead of him due to his compassion and people skills. I am only giving 5 starts because of him; in reality, I would have given 3 or 4: GHE needs to work on their admin organization and response time (if you get a response from their office admin at all). Overall, I highly recommend and would use the agency again when I decide to move/buy.

I recently sold my property through GHE, and the service I received by the team, in what was a long, complex sale, was by far the best I’ve come across. I’d like to specifically mention Anthony and Rania, who provided nothing but total support, guidance and patience throughout the whole process and ensured the best outcome was delivered for all parties involved. They have both been fantastic to work with as well as the wider team. I have worked with GHE in the past and will continue to do so in the future as there is no better agency out there in my opinion. We got in touch with Ruben at the end of 2020 because of an apparently great flat in a new building area in London.
Since we knew that there was a lot of construction going on in this region and we both work from home, we asked MULTIPLE TIMES (since it was not possible to visit the flat ourselves due to travel restrictions) about the noise pollution. In the advertisement NOTHING was communicated about any noise nuisance or anything else, now we know why!
We were assured that it was 'minor construction work' and would not be a major nuisance.
Now we are sitting in this flat, living in the middle of a construction site that makes the flat basically uninhabitable for 2 home office employees due to the daily and EXTREMELY LOUD demolition noise and are chained to the contract until the end of 2021.
We tried to find a solution but both Ruben and Edmond absolutely did not see this as their problem, which makes us extremely sad.
We would therefore NEVER EVER AGAIN use the service of Global House Estates, cannot recommend it and are extremely devastated.

Terry Vittas is one of those people that you will always know he will support you, understand you needs and provide you what you really want! Speak to him and he will not disappoint you! He knew and understand from the phone call what we want and we arrange a viewing of a flat way out of his office hours. Its a staff that you want to have on your team and make it fly! Cristiana also was very efficient and fast forward with the documents and in tamely manner! I will definitely choose global estates again because of those people! Well done Terry and Cristiana, keep it like that!

Really enjoyed my experience with Terry in my flat search after working with some less than amazing experiences with other local agencies. He seemed to know exactly what I was after and stuck within the price range I was looking at instead of the typical upselling idea most agents go for.
They were very patient and worked with us very well. Couldn't recommend highly enough.
Also as per another review, it is not illegal for a landlord to withdraw an offer prior to the agreement being signed if they have another higher offer come in. It is only illegal once the contract is signed and money exchanged.

However I’ve made an offer and paid a holding deposit on a flat and that should’ve taken the flat off the market however they still were taking offers from others and made me wait 3 days only to tell me they found some one who made a higher offer. That is illegal And I should have reported them but I was busy trying to find a place. Do not give a holding deposit there’s absolutely no point they will still present a higher offer to the landlord!

I am used to rudeness and patronising behaviour from agents, however Lily was incredibly helpful, listened to what I was actually after and was incredibly quick to arrange viewings. She was very knowledgeable on each flat, and felt both personable and trustworthy - she gave honest comparisons to her portfolio vs other agencies, even admitting I had found a good deal elsewhere! I ended up signing elsewhere, but I am certain that it would have been a far less stressful experience had I stuck with Lily. When looking to rent again it will be the first agents I go back to. This is highly inappropriate and very arrogant. I had my standards, taking many things into account which made me view so many properties as I know that area far better than he is. But he was sulky and grumpy because I didn't take his properties and got mad at me which is really unprofessional of him.

I called in today to find out about property to let. It was listed at the rightmove as "to let", but actually was already let out (good trick). I wasted nearly 2 minutes giving my email address, as the guy from agency has problem to write it down and was having a good lough at the same time. Never again.

My flatmates and I had a very good experience with Global House Estates. We recently rented a flat in Elephant and Castle. We are students from abroad we were unable to travel to London in the summer in order to arrange viewings and search for a flat. We spoke with one of the agents - Lilly - who was very kind and quickly responded to all our questions. In the beginning we were very nervous about renting a flat without actually seeing it. We were initially shown around the 2 bed flat in Elephant and Castle by Lily, who was more than happy to answer all of our many questions. Lily was friendly and seemed keen to help us find a property instead of some agents who are clearly pushing you to rent from them. All of our emails or phone calls were answered promptly and we were kept updated on every stage of the process. Lily, and later Andy, fully explained elements of the renting process which we, as first time renters, were unaware of or did not fully understand. Global House Estates managed to reduce the stress of finding, renting and moving into a property through their friendly approach and considerate correspondence. They provided us with excellent service. I would definitely recommend using Global House Estates and will look to use them again in the future.

Ed is an extremely knowledgable and patient agent.
He was like our personal advisor and went out of his way to research homes that would fit our criteria and budget, prepared comparable market pricing analysis and gave us valuable advice to help us buy a home in an extremely competitive market.
Ed was always extremely responsive, thorough, and prepared multiple offers for us in a short amount of time. It took us about 4 months to find a home, Ed was very patient and kept us positive during our search and showed us dozens of homes.
He also coordinated home inspections for us, reviewed the findings and provided us good advice. He has an in depth understanding of the legal terms & conditions.
I recommend Ed to anyone who is looking for a full service, personal approach to the home buying process without the high pressure of other companies.

Global House Estates were very professional, honest and a great lettings agency to deal with as a pair of young tenants making their first foray into the renting market.
The flat viewing was informative and they were very forthcoming about both the pros and cons of the property. They are very responsive to queries about the property and requests for support, having a good direct relationship with the landlord. When we had an issue with the flat oven, they had sent a technician over within 2 days and had the entire oven and hobs changed within the week. The personable nature of the agents (especially Anthony) inspires confidence, and as a new agency they do their best to provide the best service. I would highly recommend them to anyone looking to rent property, especially young renters who are not wisened up and do not want to be exploited.

The process was handled with much professionalism. Communication was constant, and on a daily basis.
The system is quite handy as one can follow the process / the status of the referencing. Also Anthony and Lilly were available at any time to give an update and advise about the next step(s).
While moving in, we noticed that the appartment was very well cleaned by a team of professional and we only needed to do the painting on our own as this was not included in the agreement. We are awaiting for the renewal of the floor, but with our positive experience so far, we trust this will be done in due time at the earliest.
Thank you for a good service and working closely with the 'tenants to be' in order to get all arranged at the earliest possible time!

Initially, I was sceptical about using an independent estate agent. However, the benefits of an independent business soon became apparent. The GHE team are friendly, insightful and knowledgeable, but most importantly, they take pride in their work and can respond to problems in a flexible manner. Whilst I was on holiday plumbing issues arose in a house I was renting. GHE promptly resolved this for me in a cost effective way with minimal hassle/stress to me. I cannot recommend GHE enough, and they will be the only agents I will use going forwards!
