There is a housing agency in South London called Curran & Pinner. In my experience, they are among the most unethical agents in the UK. They collaborate with landlords in order to force tenants out of their homes, using lies and manipulative tactics. If your looking to rent avoid this agent at all costs, they tie you into contracts that you can't get out of even if you have a change of circumstances, they are very aggressive in their emails boarding on harassment with menaces. We purchased our property through Curran and Pinner last year, and it has taken us some time to write a review due to the busyness of life. As first-time buyers, our experience with this estate agent was disappointing. With the help of experienced professionals, we felt some reactions and chasing should have been avoided from this agent. We found that Warren, became overly involved, offering conflicting timelines and even accusing us of causing tactical delays—claims that were completely untrue. With email chains stretching into the hundreds, we began to feel these tactics were being used to pressure us into action on matters that were outside of our control. Ultimately, we had to distance ourselves from this agent and allow our solicitors to handle communication which alleviated unwanted pressure. While we understand that the home-buying process can take time, our completion was within the average time frame so failed to understand their problem. However, based on our experience, we would not recommend purchasing through Curran and Pinnar or at least for others to allow caution in the processes of the overall behaviour from the agent to close a sale. We hope this experience serves as a learning opportunity for them, and that they will consider stepping back in future transactions to avoid unnecessary stress for buyers.... Read more

We have ongoing powercuts, we have not changed one appliance since being in this property, we called on 5 occasions to try and get this ressolved, the last time we called we got charged by currian and pinner a callout fee because when the engineer arrived he couldn't find a fault and the power was back up and running. If I could give no star at all I would. Piece of advice to everyone AVOID! I rented a property with this agency for two and a half years and I couldn’t be more disappointed. Whenever I had an issue I had to chase up the landlady myself as it took them ages to resolve any property problems. The property manager was even worse as I haven’t dealt with such a rude person in my life before. It was only when it came to the end of the tenancy and they were about to lose money as I left earlier than the end of the tenancy that they started getting in touch with me… or even better harassing me, even though they knew I was pregnant and that I shouldn’t get upset. Not professional. They cancel a viewing citing issues with access to property when the property has already been offered to someone and promise a viewing few days later. Such a weird experience dealing with these estate agents. Enquired about viewing some properties to rent on a Monday, waited to hear and heard nothing til the Friday by which point they were fully booked that Saturday? Despite having enquired five days in advance, they couldn’t have fit me in? Having read the other reviews my suspicion is that they’re just listing properties to let that aren’t actually available to appear “busy” and “in demand” for prospective landlords… waste of time!... Shambolic experience from start to finish. I have been dealing with Katie Pittman, who firstly sent me an email telling me a property was fully booked for an open day on Wednesday 8th September, to then follow with a separate email to tell me that was a mistake and that they had been waiting for the landlords to carry out work to the flat and if I would be happy to see the property in that condition. I confirmed and asked for a viewing to then not get a reply. I then called the officer on 11th September to ask if I could view the flat, where I had then been told by a gentlemen called Billy that the property had ‘multiple offers from the weekend’ of course I was surprised as I had been waiting to find out when I could book a viewing, so when I asked again to confirm that there had been offers I was told that they had been ‘multiple offers in the week’ so not sure how the story changed? Today 13th September I called the office as I had another email from Katie Pittman advising me to refer back to a previous email so I called today to find out what is going on as the previous email stated the property is available which had been forwarded to me. When I had asked what is going on and explained the situation Katie claimed my correspondence had not been received, even though it is in the same chain of emails she had replied from? It is safe to say if you’re a landlord or tenant you won’t be getting far with this agency as the servos levels are shockingly low. The property in question was on Albemarle Road Beckenham advertised at £1050 reduced on 26/08/2021 which empties the agent has failed to let the property, most likely as they cannot get back to prospective tenants to book in a viewing or tie up an offer as from the information I have been given is that they had offers two weekend in the row? I feel sorry for the landlord here even more than myself.... Read more

I am starting this review feeling terribly sorry for the next tenant that will be renting flat 28 at Northpoint building in Bromley which I used to live in for several months. Oh dear! Where do I start?! Ever since i have moved into this property and realising how many things were completely wrong in it, my life became a nightmare, even worse having to deal with this curran end pinner agents. Liga, the property manager has failed several times to send someone to deal with the issue with the boiler during winter time, living me without hot water for more then three weeks. The property was supposed to be cleaned on a professional level which unfortunately was not in this case. Carpet full of stains was advertised to me as new but the hot iron stain in the bedroom and the gum stains in the smaller bedroom stating the opposite. However, I contacted the cleaning company that supposed to do the cleaning for the flat and a lady named Viktorya confirmed via email that no steam cleaning or thorough cleaning was carried out in the property therefore they couldn't do anything about the gum stains or other things that needed cleaning. The property manager was informed for that and she said that she couldn't do absolutely nothing about it. She was asked again to send someone at least to fix the bedroom door handle, to fit in the curtain pole, to take care of the broken shower drain, the send someone to fill up to holes on the wall and paint it, and hundred other issues occurring inside this old and utterly abandoned flat, not to mention the humidity during the winter under the carpet. On top of that not even she failed to fix the issues and left me without hot water for more then 3 weeks in the winter but she send the agency owner to come at the property uninvited, without my consent as a tenant to pop in and to shout to my son visiting me on the day, why he asked the Daniel (the agency owner) why your property manager is taking so long to send someone to fix the boiler during this cold time. There are more issues within this flat but i am not willing to continue because it is not worth it. If you are looking for a flat do yourself a favour and do not rent from them under any circumstances, they will mistreat you and will not show interest on you as a tenant or respect as a human being, blaming the land lord he is living outside the UK and he is not happy to do this or that. I am so happy i manage to have the 6 months breaking clause in the contract otherwise would have been still dealing with these unprofessional careless people that in my opinion dare to call themselves estate agents. Now I am dealing with them to get my deposit back and that as my "punishment" for terminating the contract way early. I'm really surprised by the previous reviews. We have just come out of a really complicated and extended sale process through KFH (not due to them but our buyers). Our onward purchase was via Curran and Pinner Shortlands. Kevin Mills and his team did a cracking job. When our sale fell through via KFH, C&P did an amazing job in keeping the chain together and ensuring we retained our forever home.
