Initially I chose DB Roberts because they were rated in the top 5. They overvalued property so I chose to go with the lower end of their valuation and then called them to reduce based on my local research (that valuer has since left). Locked in exclusivity for 12 weeks (just a week or two late to benefit from buyer stamp duty holiday). Had about 5/6 viewings and didn't really hear anything so I'd given up by week 5 and had to wait before listing with another agent. Listed with another agent at the end of stamp duty holiday - had more viewings in the first 4 days than in the 12 weeks with DB Roberts (pretty much every week had 3-4 viewings with new agent) and received 3 offers in six weeks. I'm not sure what the new agent was doing differently or if they just had a greater pool of potential buyers but they seemed more effective.... Read more
