Superb experience from the beginning. Glenn and Ivan were extremely helpful throughout the whole process, keeping us in the loop at a minimum weekly basis. Were always willing to guide us with information and be flexible when it came to viewing the property on multiple occasions. Their clear communication was always key for us, as we wanted to know what was happening, especially with the property going through the probate process and us having little knowledge on the steps. After we lost our mum we needed to sell her bungalow but we didn't have a clue how to go about it. After speaking to estate agents in the area Ivan at Edmonds was the only one who we felt understood what we were going through. He explained the whole process to myself and my sister.

I recently purchased our family home through Edmund. Even though they were working for the vendors, they were very respectful and courteous and got back with clarifications at the earliest possible opportunity.
They were also technically competent and able to answer or obtain answers for all our queries.
We had multiple site visits and surveys and they were always willing to help co-ordinate access to the property at a time available suitable for the tradesmen.

I met Ivan 4 years ago and we kept in touch, he was the only Agent out of a bunch that I met who was completely down-to-earth and professional.
When it came time to sell my property in Orpington I knew who to call. Ivan and Glenn have been a wonderfully supportive team looking after the selling of my property, clear feedback, and always keeping me in the loop. They worked tirelessly even having to hold my hand and explain how some things in the UK property market are different from house sales in NZ or Scotland. Being polite to my neighbors, and keeping me calm when I didn't understand the process. During that valuation it became apparent that Edmund were the only agent that was clear in the way that they would handle the sale.
It was important to us that there needed to be little confusion for both us as the seller, and any potential buyer.
The actual selling process was handled with professionalism and once a realistic offer was received, the process to actual completion was straightforward and easily achieved.

Ivan was great. I know poeple say any estate agent can take photos and post to Right Move. But once you have a buyer - keeping everything moving, making sure both sides were informed and following up and what needed to happen and when - was a huge benefit. I don't believe every estate agent would do that and Ivan did it exceptionally well.

After changing estate agents I got the best professional service and sold my house very quickly. Because I was buying a new build house I had to exchange very quickly. Glenn progressed my sale at the highest standard making sure all involved were able to exchange quickly. It is the most stressful experience moving home but Glenn has a way of keeping you very calm and does all the very hard work behind the scenes. I was kept in the picture at all times with very informative telephone calls and emails.

I've always been sceptical of estate agents in the past, but you needn't worry with Edmunds in Orpington.
In fact, we've been so impressed in the past, I have now used them on 3 separate occasions to buy and sell houses, over the past 10 years. They are a small, local friendly team and they give honest advice, to their customers. Sure, there are other Edmunds branches, but I would always use the team in Orpington, because they are very friendly and incredibly hardworking. Even 3 years after buying our current house, I still keep in touch, and when we needed a quick valuation to secure some additional borrowing our extension, Ivan and Glenn were on hand and were able to organise a quick, straightforward visit and provide the necessary paperwork. There was no business in it for them, but they were quick to oblige and didn't charge a fee for the valuation, and undertook this effortlessly.
I have to say that having previously had dealings with other estate agents in the Orpington and Petts Wood area (I wont mention any firms by name), I have to say I have found Orpington Edmunds by far to be the best, for their customer service, their honest feedback and their reasonable fees.
I'm not currently looking to sell, but when we do, I will be using Edmunds in Orpington. Many thanks.

Always helpful, courteous, they keep me regularly informed, no having to chase them for updates.
What I particularly appreciate is their authenticity and efficiency - it’s a breath of fresh air dealing with Glenn and Ivan in a world that often is neither.

We bought our house from these agents. Very friendly and efficient. I don't know how much they cost, but they are good. The footfall outside isn't great, so you might not get so many people looking at your house through the window, but everyone looks online these days. For some weird reason, they don't have the prices of the houses in the window.
