Really good experience with Hunters when we were acquiring our rental property. Nikita looked after us throughout the whole process and made everything feel very straightforward and manageable. She was always helpful, quick to respond to any questions, and kept things moving smoothly from start to finish. It made what could have been a stressful process much easier for us. Would definitely recommend Hunters, and especially Nikita, to anyone going through a similar process.

This was my first time using a letting agency to rent out my house, and I’ve had a really good experience from start to finish so far.<br><br>Karen was very professional from the beginning and delivered everything she promised. Always answering the phone, unlike a lot of other agents.
Hunters have 150 offices and I would like to think they are all as good as Lichfield.
I have say a huge thank you to Vicki who was so patient with us, the sale fell through twice, but not once did Vicki falter, just forged on and got the house sold.
Handling the solicitors with style and professionalism.

Unlawful terms in the tenancy agreements, do not uphold their mutual terms as the agent, assume consent to access outside of tenants availability and threaten to break in unlawfully. Have done repairs in house that have caused injury and condition of rental has damaged tenant belongings, mould not disclosed, just covered up to blame tenant later, constantly asking for access and putting employment at risk but accuse tenant of breach when asked for compensation as in the tenancy agreement . Barely manage property unless theyve been reminded something important has expired or broken.
Upon finding out the home wasn't safe on top of the smaller issues (curtain rails falling down, door hinges falling out, electrical faults) agent served section 21 for asking for help in ensuring the fire safety of a home that did not meet license requirements and would not answer any questions unless they felt offended personally by them continued to accept full payments though.
Estate agent happy to make threats to break and enter without legal knowledge employ the standard and ex-employees of connells, a company that is well known for illegal practice, unsure if landlords know the legality of the contracts they've signed with Hunters they dont have the legal protection Hunters is claiming. Hunters have become accusatory and threatening if we have struggled to facilitate and organise quickly enough for them, or if asked for information that is necessary to get time off work, the agent doesnt action repairs, and makes plenty of threats to break in and cause distress despite knowing they arent legally able to enter without obtaining a court order, and covering the cost of the legal fees incurred to access with a court order after it has been obtained.
They will be attempting to take money from the deposit as a form of ponzy scheme that pays for more unsafe repairs in propertys.
Please check your doors, lights bulbs and curtain rails dont fall on your child's head, and if the property sets on fire Hunters will deny any accountability, so I doubt they will have integrity in the case of death and if you lose your job because of them they'll kick you out after breaking in (illegally) to make it possible to kick you out.
Hunters Staff cant cope with reading lots of words in a row, so they don't acknowledge or respond to complaint and the staff will reframe anything you say or do in their favour anyway.
Eve's review confirms our experience, its almost the same. They will evict if you ask them to ensure your home is safe from fire and inhury, they will threaten and make you homless rather than uphold their mutual terms of the tenancy, they do not follow the eviction to repossession procedure lawfully and expect you to agree to hand the keys back by the notice period they decide at random whilst using commercial law terms in residential contracts [not legal] to threaten and intimidate hard working people that need time to find somewhere else to live knowing it takes the agent upwards of 3 months to move in new tenants.
They rely on Landlords behaving illegally or not having the knowledge of the legality of the contracts hunters have assured them about, whereas Hunters act as if they are without any responsibility or financial ramificiations of misleading tenant and landlord once the landlord has to pay to go to Court or to agree to become a criminal by following Hunter's advice or the physical consequences of breaking into someone's home unannounced, isnt hunters problem is it.
Hunters responded that they dont even have a record of this & are surprised by it but they've known about it for months; ask Jayne Perton and Nikita Barker are they not keeping records?

0 out of 5 if I could. We recently purchased our first home through Hunters, and the experience has been nothing short of a nightmare. From the very beginning, they failed to attend any of the viewings—leaving it entirely to the vendors. When issues arose between us and the vendors, Hunters simply told us it was never recommended to make direct contact with the vendors.
Our mortgage advisor also struggled to get in touch with them to arrange a valuation. At one stage, hey told us it was our own fault for making decisions based on the dates the vendors provided - claiming we would have to bear any resulting costs ourselves and emphasized the need for us to be 'fair', However, when the vendors booked their moving company and began threatening to pull out, Hunters seemed to forget everything they previously said.
They repeatedly gave us timelines they couldn’t meet, and we had to chase them continuously just to receive basic updates. They even provided us with legally incorrect information, and when we pointed it out, they merely reworded their statements—then proceeded to boast about their years of experience and discuss personal family matters, which was completely unprofessional. Once they received their commission, our emails were ignored entirely.
Overall, the lack of communication, professionalism, and accountability made what should have been an exciting process incredibly stressful. Good luck.

Wild how Google reviews get a reply in seconds, but work emails sit unread for days.
We didn’t choose to have direct contact with the sellers. The sellers themselves told us that Hunters was slow to respond, and as a result, they provided us with their number and asked us to contact them directly.
We have multiple emails confirming that the vendors were ready to exchange, up until just a day or two ago—after we had sent several follow-up emails—only to then be told that the exchange would not be happening.
I also emailed you requesting that you clarify things with the sellers' solicitor in advance, but I received no response. This has now led to our solicitor refusing to request the funds from the bank again until they receive proper confirmation, which has caused yet another delay in the exchange process.
Your mention of ill family member was irrelevant to the property purchase and came across as unprofessional. A simple note stating that you would be out of the office would have been sufficient.
Regarding the key collection, we politely asked you to communicate with the vendors to see if they had a scheduled time for their moving company, so we could at least arrange ours accordingly—fully understanding that we would still need to wait until the transaction is complete on the day.
Your response was: “Although funds may be sent across by midday, we do have to allow the sellers time to be fully vacated before we release the keys to you.” This left us with no choice but to change our moving schedule at the last minute, adding yet another layer of stress on an already demanding day.
We understand that the seller is your direct client. However, as the buyer in this transaction, we believe we also deserve to be treated with respect and consideration. This is why we are sharing our experience here from the buyer’s perspective.
After all, it is our payment to the seller that generates your commission—so we believe it's entirely reasonable to expect clear communication and fairness throughout the process.

I have used Hunters lettings for a few years now as a landlord and have a couple of properties with them , the people working there are always helpful and always have my interests AND the tenants interests at heart which is a big thing for me as do want tenants also to be treated fairly which hunters always do . I did recently have a tenant not pay as in difficulty and they decided to move out , Hunters then re let the property very quickly but still dealt with the tenant to deal with the arrears outstanding but still being fair with the tenant giving them a payment plan of the tenants choice . I am very happy so far with the service , I am slightly old fashioned tho so do prefer normal emails rather than portals or whatever they are , but do understand why they use them , BUT Chloe who I have known for a long time now from another agents who has not long been working for hunters is happy to keep me updated by normal emails aswell , also the whole team Chloe , Elle , and Jane in maintenance ( sorry if I’ve forgot anyone ) are very helpful ( patient) especially when I ask a lot questions , all in all , good

Unfortunately Ellie was struck down with COVID, and Chloe did the viewing of the property. They provided all the information and application form which was submitted and accepted by the landlord very quickly.
Nothing has been too much trouble, and they have answered any queries or concerns quickly and effectively. The lettings team Chloe and Ellie are so friendly and helpful it has made the moving process a lot less stressful.

We have applied for the house and been honest from the start saying we have adverse credit history. They have told is it is okay as long as we have guarantors. We have been delighted to hear that and looking forward to move in the property. We have been asked to pay holding deposit in amount of £230 which is fair enough. After a week of referencing, I have passed mine but my partner automatically failed. They referenced him once again after a phone call to letting’s negotiator, however they failed him again and no one gave us a direct answer as to why. They did not give us an option for a guarantor either. They blamed referencing company Homelet they work with , however Homelet stated it was landlord’s or agent’s decision not to proceed any further. I have asked then for our deposit to be returned, and I was told we are not entitled to it. We have passed it further as we believe we were treated unfairly. Avoid this company at all costs if you don’t want to loose your time, effort, hopes and money. ! Do not hand over any money to this company!

I asked Hunters to let my property at the beginning of October. At the start of the process they we very enthusiastic and got prospective tenants in to look at the property.
They recommended one person and started the due process. The prospective tenant then became uncontactable.
At this point I asked them to find me another tenant. A few day later the original candidate reappeared. Hunters advised me to continue with his application. Over 4 weeks later the tenancy application fell through.
This process cost me the loss of a months rent and not even an apology.
I kept being reminded by the agent that she had 5 years experience. Well for someone with 5 years experience she exhibited poor judgement in when to ditch an application and look for someone more suitable.

UPDATE: I have just received a extremely rude call from Hunters due to the below review, trying to force me to remove this review as it is not true and i can confirm it it 100% accurate and the fact they have called me told me i have to remove it then argued with me that they sent me all the breakdown cost which they never did I said they ignored my email when i requested the invoices and cost info which the lady from hunter said she can send it me now..... then when i refused to remove it she put the phone down on me. So not only are they trying to con you out of your deposits they are also trying to bully you into removing bad reviews when they are justified.
By far the worst estate agents I have ever had when it comes to leaving a property, it was like they did everything in there power to get as much of the deposit off me as they could. I even went back to clean again and they sent me 3 photos of two spots of dirt behind the door in the kitchen then 2 hairs behind the toilet. When I moved in I complained at how dirty the house was as nothing had been vacuumed or cleaned and there was stains in the toilet however when I left they said it wasn't up to the same standard as when I moved in. I was then hit with a almost £300 bill for cleaning the house which when I asked for a copy of the invoice they couldn't give me a when I had moved out and the new couple had moved in Hunters wouldn't reply to my emails. They also inspected the property and took the keys off me while I was still paying the rent, when I when to collect the keys on my lunch break which took 20mins to get there and I specifically told them I need to be really quick getting the keys, I was made to wait outside for 35mins while I could see the lady with the keys in her hand who was on the phone and made a few calls there was two other people in the office who where just sat there not on the phone laughing and joking, when they finally gave me the keys so I could do a final clean they gave me keys to a completely different house which I didn't realise until I tried them in the front door, to then find they had left the back door to the house wide open and there was muddy footprints inside with a half drank can of coke on the stairs so someone had clearly been in since I gave the keys over again I was still paying for the rent at this point but was told I am not allowed access to the house unless they permitted it. Finally when I rang around a few cleaning places after I got fined for the £300 cleaning bill the most I was quoted to get a full professional clean on an empty 2 bed house was £110 and the lowest was £95 so they clearly ripped me off and I would never use or recommend them to anyone.

I moved from another agent as we had problem tenants and the difference has been unbelievable.

We have used Hunters now for the last 2 years to help us with our rental property - they have helped us source and reference tenants, get paperwork and inventory completed and during the first year they did a lot of hand holding with us when we had problematic tenants, even though they weren't actually managing our tenancy.
Charlotte and the team are friendly, professional and nothing has been too much trouble, they make the process very straight forward and would definitely recommend them.

Hi I went to hunters for a property. All I can say is they are terrible to deal with they ignore the phone for over 2 weeks, when you get in touch with them they say they will call you back but never do. Left me waiting to know if I had been accepted for a property for over 3 weeks, I heard nothing off them countless calls ignored by them, to only wake up on Monday and call them to be told it had been given to somebody already.
Do not use these estate agents they are very unprofessional and don't deserve anybodys custom.

Hunters sold our house in two days! In the midst of covid-19 Hunters provided a professional service from start to finish. They were responsive to our calls, queries and emails and got back to us promptly.
Throughout covid, they wore masks and practised social distancing and we felt completely reassured.
It took just 9 weeks from start to finish and we had a chain below us. It was amazing how quickly the sale went through.
We would highly recommend Hunters to market and sell your house, they did an excellent job!

The service and effort from Alex was professional as he went above and beyond time after time.
Hunters were our seller's agent and we had so many difficulties contacting solicitors throughout the chain and with people pulling out of sales etc. A nightmare. Each time I would ring Alex and ask for him to assist to smooth the transition and each time he jump to the task with proactive enthusiasm. I felt bad for the sheer number of times I pestered Alex throughout this time but I never felt like a burden and he would continuously go out of his way to get prompt responses for me. He would contact me regularly to keep me updated and I felt like he was more my agent than my seller's.
Alex is a top bloke who has eased my worries on a number of occasions and he has really done himself, and Hunters, proud over the last few months. Alex - thank you so much!!

If I could rate them zero stars I would. Terrible management of my flat. Not professional at all. One sided, only care about the money and nothing else. Tennent caused thousands of pounds worth of damage under their management. Were not interested in aiding to recover any costs incurred to the property. This company is not worth your time and only care about making money off of you. Strongly recommend not doing business with such a company.

I’ve been trying to contact their office via phone & email in regards to the property they have advertised on Rightmove.
Phone calls don’t get answered and emails have not been responded to! To top it off the property I’ve been trying to view has now been let..

The company does not assist in moving the rented house. My cousins ??moved into their rented house and the house was without power and gas. Lack of consideration. They called the agency several times and after a long time found out for themselves which company the power and the gas was in. They found a debt. They couldn't put more credit for not having enough information to do this. The agency didn't help them solve anything. And they weren't given the gas and power locker key for them. In my view they did not receive the house because they are not using it. Anyway they are sleeping in my house and had no company resolution. Very disappointed.

Can't fault Hunters selling our house. Came out to see us promptly, told us what would be a sensible price for our house and their charges. Within a week we had the EPG done and photos taken. Our entry was then put on the internet with 2 viewings booked for the next day. We had about 12 viewings within the first week and 2 offers, one for our asking price which we accepted. We have used Hunters before and would not consider using another agent in Lichfield. Brilliant!

Hunters did exactly what they said they would. Hunters acted on everything I asked them and said they would try and get my rented property sorted from instruction to obtaining the keys within two weeks even though I was in no rush. This is what happened. They used HomeLet for some parts of the process, financial reference, offering insurance etc. It is a 10/10 for me so far, thanks Hunters of Lichfield.

Very professional, polite and courteous. We had 3 major player estate agents round to value our property and Hunters were by far the best - the other two were presumptuous and we felt they tried to "down-value" our property to sell it quickly and with little effort.
Hunters actually sold our property, for the full asking price (considerably higher than the other agents valued our property at) and they sold it within 72 hours of instructing them! I can't thank Daniel, Alex and the team enough - really easy and great to deal with!

My house on market for a while and decided to take on Hunter as our second estate agent. I’m very pleased that they brought more potential buyers for viewing compare to our first one. Within 2 months with hunters, we sold our house. I’m impressed with their sales team and their effort to sell our house.
Once we are SSTC, the communication was not great. We have to update them instead. Would prefer if they chased up with the buyer to get the ball rolling quickly.

Highly unprofessional, I Had booked a viewing 3 days prior and when we reached the location no one turned up to show the appartment after repeated calls they assured me that she is in the same building . But I had waited for around 30 mins. But no one turned up. Surprising think was the lady on the phone was not even apologetic about their mistake not even asked whether you want to reschedule, but just dropped off the line rudely
To the landlords who have given these guys to manage their property please beware if you not getting your property rented out it’s solely because of these guys.
