We came into the area, purchasing one of our properties way back in 2011 via John Payne Blackheath Standard, importanly for us at the time they proved to be very knowledgable of the area and all it had to offer.
We have more recently contacted them with regard to both sales and rental valuations of our properties in the immediate area and have found all of the staff at John Payne Blackheath Standard to be polite, professional and above all else realistic with their valuations. There are many other agents locally that we have dealt with, unfortunately a number of these agents will given the opportunity over value to get your custom, this is especially the case from those agents coming up from Blackheath Village.
Now in 2025 John Payne are still the very local agent and in our opinion Will and his energetic team have their fingers on the pulse in terms of the local area, all it has to offer and how it continues to evolve.

The response just shows the level of care given to customers. My husband & I were in the process of buying a house through John Payne, dealing with Daniel, who failed to respond to emails, read emails & aid the progression of the house sale. They also failed to disclose that the house had subsidence until our solicitor got involved. My advice is buyers beware!

I placed a property for sale in August 2021and John Payne were able to undertake a large number of viewings with potential buyers over a single weekend that resulted in a sale, subject to contract, this all being agreed within four days. Due to circumstances beyond the control of John Payne and myself, the property needed to be placed back on the market in October 2021. This time it took two days for John Payne to provide another potential buyer that resulted in a sale, again subject to contract, but with an expected completion date before Christmas. As with any property sale there will always be points for discussion or change during the process but I am pleased to confirm that the John Payne staff specifically dealing with this sale remained fully knowledgable and more importantly on top of the process from start to finish. Completion will occur before Christmas and I would strongly recommend that John Payne should be high on your list of preferred Estate Agents as and when the need arises.

Despite the friendly staff, their back office processes and admin team are beyond a joke... they are chaotic, disorganised and do not communicate. Despite moving out a month ago, we're still awaiting a refund on over paid rent. That, and despite having moved out, we still received a call about renewing our tenancy. I would not recommend to anyone who wants a smooth process or back office team who know what they are doing. Tenant or Landlord - avoid unless you have spare time to chase people and want an admin nightmare.

Gemma in particular deserves a notable mention - she was professional and pleasant in a non-pushy way and knew the local market really well so was able to value the property accurately to secure the sale.
