If you wanna get an management company for your property, good to avoid kfh as they are very slow to response, it can take weeks for them to respond to one email. It is a waste of time dealing with them after signing the contract.

Refusing to book a viewing because I didn't provide my surname. I was happy to provide other information but they wanted my surname. Asking for my surname is not a legal requirement. Why do I need to provide a surname to book a viewing of a property? What was the surname of the rude estate agent I spoke to today? See how irrelevant that q is when trying to book a viewing? I don't want my details on your silly database, especially when I'm not even guaranteed a viewing. This is not the referencing stage! On a side note, I even called earlier (9:30am) to book a viewing, I gave my details (first name and number) and was told I would be called back. 3 hours later, no call back! I had to call back myself. Unprofessional and clearly untrustworthy.

KFH has a good process up until you get the keys then everything seems to slow down to rare responses back.
Been waiting for 2 weeks (still ongoing) to get various items removed from the previous tenants. Additionally the deep clean they organise is more of a basic clean rather a deep clean. Carpets / upholstery etc which are all mentioned in the contract to get deep cleaned wasn't adhered to.
Wouldn't recommend.

Absolutely awful, zero communication. Told me the best way to get my property sold was to get as many people as possible through the door, but got only three viewings in three months.

Rude staff who do not care about you unless you're renting an expensive property. Didn't care about our experience as young professionals in a first-time renting in London position and made things way harder then they needed to be. They also misplaced paperwork, were unresponsive and unapologetic. Due to incorrect information they had given us, we didn't know 2 days before the proposed move-in-date if we were actually able to. Avoid.
At the end of the tenancy they removed money from our deposit without a report as to why and it then took months to resolve this. This was also again due to an error on their end. I doubt the landlords got a penny of what was taken out of that deposit - and that it went straight into their property.
I also raised a formal complaint about all of this and was ignored. They couldn't say how they will avoid anything like this happening in future either.
Genuinely one of the worst experiences I've had with any company ever. AVOID.

Awful service. Delinquent lazy joking staff who obviously don't care about anything but money and their commission. Absolutely avoid in every case.
Not only are they impossible to reach and actively discourage contact, but they also aren't helpful when you do manage to talk to them. The staff seem to know nothing and really do not care about their customers.
While setting up your contract and doing the initial paperwork they will act in an extremely unprofessional manner and will forget/lose important documents. In our experience this led to calls from them days before our move in date (and following all clears from themselves and the landlords) saying that they had forgotten important parts of the process and that the deal would fall through unless we could provide them with bank details (that had already been provided).
At the end of the tenancy they removed money from our deposit without a logical explanation and it took months of emailing to get a reply from them,, and they also would not agree to meet in person or talk things out over the phone.
They'll happily take your money in any way they can. Genuinely one of the worst experiences I've had with any company ever. DO NOT USE THIS COMPANY.

I have been REALLY impressed with the professional, responsive, pro-active service from KFH when selling my flat in Surrey Quays.
The whole team is impressive but particular "shout-outs" to, Anthony, Laurence, Lewis and Michaela.
I cannot recommend the team highly enough if you are thinking about selling in the Canada Water/Surrey Quays area. They have really in-depth knowledge of the area; up to date advice (backed up with lots of evidence and justification) on the best pricing strategy (which they keep under regular review); and a good book of buyers which are properly vetted.
Furthermore, they are really proactive at keeping in touch and very quick to return emails and calls.
Definitely (and very highly) recommend.

Haydar at KFH Canada Water has been wonderful. He's professional, helpful and very good with communication. He worked really hard to ensure that I could take a small domestic pet with me to my new flat, and hopefully in a couple of weeks we will be all settled! Despite finding a property elsewhere on this occasion, KFH Canada Water have been helpful throughout. They have been flexible with viewings (especially with less than 24h notice) and provided detailed information on request. In addition, during a property valuation, they were courteous and thorough.
Having previously purchased a property with them in 2018, I would recommend the branch to others!

I had a wonderful experience purchasing an apartment for my son at the end of 2019.
I contacted the KFH office in Canada water after being recommended to speak with Lewis after he helped to find a property for my good friend from Singapore.
Lewis made everything clear and got us to exchange of contracts within 3 days and recommended a fabulous solicitor who worked around the clock as we needed to move in by the beginning of 2020

The most disgusting agency!
This pictures what I am showing are from the day we moved in and I’m happy to prove that with emails or date of pictures or phone calls (as the agency is recording for safety)
We send the money to the agency than ....
On a Friday we called Callum (Canada water )who was renting the house for us if we could help us to move or at least put our stuff in the flat on Saturday (again we can prove it ) apparently he called sick !However the person who was on the phone apologised and said “WE CANNOT MOVE INTO THE PROPERTY AS THE CLEANING PROCESS IS ON SATURDAY” alright we understood... than the following day (Sunday) we moved in the property and find the house conditions like this (pictures below) It’s disgusting and could show more about the carpet or dusty heaters etc.... it’s a long list
When we came to see the property there wasn’t a lot of furniture but they managed to cover the rotten carpet!!!
We find insects in the fridge the kitchen tap melted because it’s plastic and god knows what dirt stick around.
I AM ASKING AGAIN.... DOES ITS SEEMS CLEAN TO YOU ?
We refused to talk to anyone at Canada Water agency especially when we asked for a manager email they give one of their colleagues email (again we can prove)
Finally we got a chance to contact one lady from management Romina.
We asked her simple things to remove some furniture (chairs ,tables ) because they were falling apart (not broken ) they were to old or whatever.
We had a little leek in bathroom tap it took Romina 2 month to sort out this little thing only (of course after when we send her an email that is taking our money coz the water going away so the water bill is very high she kind of started to support)
In the bathroom the ventilator doesn’t work (there is no window) from day 1 BUT THEY WERE DESPERATE TO SEND SOMEONE AFTER 6 MONTHS TO SEE IF THERE IS ANY PROBLEM IN THE HOUSE OR MULD IN THE BATHROOM. I can’t afford to get muld as I am asthmatic!!!However she is not helping at all !!! COZ EVERYTHING IS THE SAME AS IT WAS after 6 months!
For the check of the house they realised they lost they pair of the key to our home and since than they were bothering us to copy the key and take it to them . We refuse to do that as we could only do that on our day off (WHY SHOULD I DO A FAVOUR FOR YOU IF YOU DONT DO EVEN YOUR JOB ??) Last week I had a surgery, the day before we already smelled some burned plastic.(I personally spoke on t he phone with Romina and I told her the next day I’m in Hospital so this has to be checked out before!! She asked me again about the keys if we can copy and take it to a agency.... I became very very annoyed about this as she is keep emailing with my partner... but still stayed calm and tried to make her understand they can come when we are home take the key copy and bring back on the same or the following DAY as I will be laying at home but My boyfriend always working and I can’t move after surgery . On that time se seemed nice and understanding . But again after clearly disrespecting us trying to turn conversations and she has an unprofessional language!! The day of my surgery (morning) we realised smoke is coming out of the electricity switch box , we called the straight away as I had to go to Hospital nobody could stay at home wait for the electrician. (Again they have no keys) . She answered “Than nobody gonna be able to check and get into the property “ I say perfect than the house gonna burn down !!!! Are they serious???She has no respect to people ! I don’t need this 2 hours before my surgery!!!
However on the day of my surgery we give one of our keys to a electrician guy who took the keys to the agency.
The day after my surgery the lady who came for a property check as we agreed and supposed to bring the key she did not know anything about it! We feel very uncomfortable to keep contacting them in order to get back what never supposed to live the house and yet they still asking us to pick them up when several emails clearly explain that we won’t be able to pick them up in office time.

After a horrible experience with Purple Bricks I had a hand written message in my letter box from Lawrence saying they could help sell our flat and take off the purple bricks fee we had already lost. I rang Lawrence and a few others to begin with but no one was as friendly as Lawrence and he came over to our flat within half an hour of the phone call. I could tell he was honest and transparent and I liked that. We got a buyer quite quickly but I am afraid the buyer backed at the last minute and we lost the house we had got and money. Lawrence has had me in tears twice on the phone but has always been supportive and had lots of time for us. He would ring every now and again to talk through how things were going and it never felt like we were rushed on the phone. We are now going through a second buyer and hope this turns out okay. But this has all been really stressful for lots of reasons but we have really appreciated having Lawrence as our estate agent , I don't think we will find someone like him again, he is definitely one of a kind!

Ridiculous they ask for a 1-day charge of rent just out of a wording game! We confirmed the end of lease date the same as the date we pay the rent each month. But no one ever told us before confirmation that the day is actually counted but not the night before. Why on earth would we pay for the one additional day given that we actually move out two days earlier to that? It was out of goodwill that we end the lease by the end of month sharp... then on contrary heard from them such an unfair and unnecessary treatment.
It is really a frustrating and disappointing process negotiating back and forth. Such an unnecessary waste of time.

We were a group of four young professionals searching south London, looking for something affordable to rent at a decent size in a decent location. Slightly unrealistic as it turned out, and we were running out of time. After a hunt that seemed to go on forever, we were so lucky to come across KFH in Canada Water. We were able to promptly arrange viewings, and found our dream house at the first time of asking on a Saturday morning.
Jackie, who had showed us the house, patiently waited with us as we decided to put in an offer there and then at slightly below the asking. We were advised on the different tenancy lengths available and their associated pros and cons. While we waited for the landlord's response, she was extremely communicative throughout the day, regularly updating us on the negotiations. We were able to secure the house at below the asking, and furnished at that.

If there would be a possibility to put no stars - I WOULD NOT PUT EVEN ONE! The most horrible experience during my tenancy (still have 6 months left, i do regret that we signed 2 years contract). They always change our flat managers, i never know who to contact and barely seen one of them. The Latest one Kirilee is awful - not responding to my emails (maybe 1 of 5) when i try to call to the main office she is always on her lunch, her colleagues promiss - she will reply to your email - and what? nothing. I had mould problem with my carpet flooring, it took them 2 MONTHS to actually take actions and send contractors to our flat. And now - they removed it and I am sleeping in my living room (en suite with a kitchen) for another month now. is it normal? and I am sharing this flat with my friend and this causes problem for him as well, not being able to use living room and kitchen). Very disappointing. We are paying for double bedroom flat, and I don't even have my own corner in my flat!!! I hope at least this message will be heard!!

Hugely disappointing. During tenancy KFH took 4 months to fix a flooring issue despite numerous reminders, and 1 month to replace a faulty shower head. Post tenancy, they have taken an unacceptable amount of time to arrange the return of the deposit which is still outstanding. We contacted KFH multiple times about this with unsatisfactory replies.

When I started my flat-buying I assumed I'd be handled by sharks and snakes at a myriad of awful estate agent companies. With KFH, I was completely surprised to find the opposite. I worked with a very nice and considerate man called Giuseppe Messina, so if he's your agent, you're in luck! Before exchanging I was given access to the property a total of 6 times, with no difficulty in working out times. He was really helpful in that sense, but also in getting information that I needed about the flat and in speeding up the process of exchanging when the solicitors were too busy. We have just moved in our flat and, so far, we had a very good experience with KFH. After the visit, things went pretty fast, and all the bureaucracy could be done online, which is good. Their emails are clear (good point for us, non-native english speakers), and a plan B was easily found when it was difficult for us to provide the documents they were asking.

Excellent communication, very efficient, really knows his stuff, good recommendations, and never hesitate to go beyond his responsibilities to ensure that the transactions goes through smoothly and in the shortest time possible. We were so lucky to have Giuseppe Messina as our agent- He was patient, listened to our needs and showed us properties within our list of requirements and budget. Always quick to reply to our calls and emails as well as punctual, we could not have asked for more from an agent. Guiseppe was also very professional, he was never pushy, he gave us time to think thing through which was helpful especially when making a very important investment decision for us as 1st time buyers.

My wife and I recently used KFH for the sale of our property in Canada water. We went through a stressful transaction where our initial buyer pulled out shortly prior to exchange of contracts (through no fault of KFH) and at the same time we were under immense pressure from a property developer from whom we were purchasing to hit specific deadlines. Overall, the team, led by Chris Early were very supportive through the process. KFH secured a second buyer within a matter of weeks, at asking price, which is impressive even in a strong market and testament to their book of potential buyers. Our sales negotiator, Giuseppe Messina, was excellent. We put a lot of pressure on him to provide updates more frequently than would typically be expected and chase the buyers solicitors. He was responsive, professional, courteous and calm throughout. He also provided his insight and advice on how to handle the property developer which really helped to provide us with the perspective we needed in a highly charged situation. KFH have a strong team at the Canada Water office and I would definitely recommend them.

My wife and I were very impressed with the service by KFH Canada Water. Not only our sales negotiator Ian Doyle provided a very professional service and showed a lot of commitment in making sure the whole process went well, the rest of the people we've contacted in his absence were always helpful. I spoke with numerous agents when looking to sell my property and have no regrets choosing KFH. Chris Rowe answered all my questions expertly and provided me confidence in his knowledge of the market and book of existing potential buyers. His valuation was higher than the average provided by other agents but he was flexible enough to structure a contract that recognised this and would meet my needs. We marketed the property online on Christmas Eve, and started viewings in the new year (2016). Chris provided me updates and feedback throughout and we achieved an offer of above the asking price within 2.5 weeks! A testimony to the KFH agents knowledge of the Surrey Quays area, expertise and contacts. The sale was then handled by Oliver Greenhalgh who was professional and got in touch with updates and questions at appropriate points. He was responsive and quick to return any calls or emails. He chased me, the buyer and solicitors when needed and kept the process going smoothly. This was especially challenging as this was happening in parallel with sales for investment properties that needed to happen before the April deadline. We have now exchanged and are set to complete next week and I am extremely pleased with the way things have gone and would be happy to recommend KFH to anyone looking to sell in Surrey Quays / Canada Water.
