I totally recommend this estate agency. I have chosen them for selling my flat in the area. They are local and knowledgeable. They locked after me as a seller very well, but also, once the offer was in, they spent so much time ensuring the sale goes ahead and the buyer is happy and on track.My sale was complicated, but the sale progressor Rosie never gave up and stayed on top of everything and progressed it to completion.

We had a very disappointing experience when moving out of the flat in Bermondsey.
When we first moved in, the flat was in poor condition, the fridge and toilet were dirty, there was visible mold around the windows, and it clearly hadn’t been properly cleaned. Some of the lights didn’t work, and the cabinet under the kitchen sink was soaked and rotting due to water damage and mold. I even recorded a video at the time to document the condition and posted to them.
Cleverly, none of these issues were included in their official check-in documentation. And although I had video evidence, they managed to shift some of the blame onto us, claiming the video wasn’t clear enough to prove otherwise.
Despite hiring a professional cleaning company when we moved out, we were still charged £300 for “insufficient cleaning.” They brought in a third-party company to assess the property, but it felt like they were all working together and were friends.
Ultimately, I had no choice but to accept the charge just to get my deposit back. The whole process felt unfair and orchestrated from the beginning.
My advice: avoid renting from them if you can and if you still have to, take a high resolution photograph of every single corner and details.

I've not always had the best of experiences with other estate agents in recent years so I always apprentice it when I come across people like the OJ team. I had a written valuation from this company on 10th of January and then again in April to sell my flat in New Cross. An asking price was agreed. The viewings started straight away, but, from the feedback, I noticed that some of the viewers had no interest in buying a property in that location or of that size. Why would you show a flat in New Cross to someone who wanted a property on a river side. Why would you show a 1 bed flat to someone who wanted a 2 bed property. I could not understand the logic behind such viewings. I wrote an email to this effect to the company. I didn't get any written reply from them. On phone, it was agreed to reduce the asking price. During that call I was also advised to put the flat back on rent. Why would I put the flat in the market to sell in the first place? A similar trend about the viewings continued. I then decided to sell the flat via modern auction method. I asked the auction company to keep this company as their local agent. I wanted to give this company some more time to sell the flat. But had I known their incompetence at the beginning I would not have have instructed them. I have now given them a notice to terminate the agreement. And have taken the keys back from them. I received an email, after I had given them the notice, asking me if they could carry on with the viewings. What a nonsense thing to ask when they knew I was not happy with their service. A total waste of three months.
On phone, it was agreed to reduce the asking price.

Rosalie who is part of the team which helps facilitate the sales chain was simply outstanding. The poor review is down to our experience with one person only - Paul. Otherwise our experience was relatively good, but completely overshadowed by dealing with this man. He is incompetent and arrogant while also condescending and misogynistic.
A few of our problems with Paul:
- he suggested we list our sale property for X, then when we rejected an offer of X-35k said ‘I think you’re mad, you’ll be begging me for this offer in 6 months. I told you you should have put it up for X-50k’
- he told us the incorrect offer for our property twice over the phone. We only found out it was 2.5k higher when the paperwork arrived many days later
- when we asked for a small price reduction on our purchase property following a survey he became very angry and almost refused to pass it on to the seller saying ‘I told them you wouldn’t ask for any money off - I said you weren’t those kind of people’. He had never discussed this with us, had no right to speak on our behalf, and the reduction was agreed the next day regardless.

A letting agent how lettings agents *should* be. Steve was honest, straightforward, friendly, and communicated clearly (never in 'agent speak') throughout the letting of our flat. Emails were answered within hours, questions openly answered - at no point did I feel like it was in any way a burden to support me through the process... and they found tenants within days of marketing. I recently had an appalling experience with an estate agent named Samuel, that was not only deeply unprofessional but also distressingly intrusive. The agent in question displayed shockingly rude behaviour and complete disregard for basic courtesy and professionalism.
From the outset, Samuel arranged viewings without any confirmation or consideration for my wife`s or myself availability. Worse still, he repeatedly harassed her over the phone, applying undue pressure that was both unwelcome and stressful. His actions during viewings were equally unsettling: he allowed potential buyers to open our personal cupboards and wardrobes without asking for permission, crossing a clear boundary of privacy.
The most egregious act occurred when he stood on our bed, with shoes on, to access the loft above—again, without any prior consent. This level of disrespect left us feeling violated and frustrated. It was not just his behaviour but the lack of any effective communication that compounded the issue. The entire ordeal left us with a strong sense of mistrust, leading to our decision not only to abandon searches to rent through this agency but also to avoid purchasing from them in the future.
This agent’s behaviour reflects poorly on the company as a whole, and I have shared my story with other reputable estate agents in London who unanimously agreed that the practices at this agency fall well below acceptable industry standards. For context, we are a professional couple with a household income over £105k, so losing us as clients is no small matter. We will make sure to advise friends, family, and colleagues to steer clear of this company and especially this individual.
The only positive encounter was with an agent named Harry, who appeared professional and reasonable. However, as he is new, only time will tell if he can maintain his standards or will be influenced by the practices of his colleagues.
In summary, our experience with Samuel was unacceptable and unforgettable, but for all the wrong reasons. The company is fortunate that the flat in question was sold by a family member, as I would have made viewings far more difficult otherwise. I believe we were as cooperative as anyone could be under the circumstances, yet the treatment I received was appalling.

Not only did they do that, they stuck with the valuation of the property and made sure that we got the price that we wanted. We ended up dealing with them for quite a long period because we had a couple of buyers drop out, but I'm really glad we stuck with them. They were always honest and realistic with us about the state of the local market and what sale value was achievable, and persistent in finding potential buyers.
Once we had found a buyer, their sales progressor Rosalie was astonishingly effective, well-organised and proactive. She chased the solicitors, worked with the local council to get the documents we needed quickly, and made everything go so much faster. From offer to completion was two months, which with an ex-council leasehold flat felt extremely fast.
So I would definitely recommend Oliver Jaques to anyone considering selling a property in the area – they are honest and hard-working, they have local knowledge and expertise, and their support all the way from valuation through to completion is brilliant.

Erika is a complete star. My tenants have had a complete nightmare with water ingress from the ceiling leaking directly onto their bed. Finding the cause of the leak has proved very complicated, involving both the management company and estate office. Erika has been instrumental in keeping all parties informed, while making sure that matters have always moved forwards when it would have been easy for insurance inertia to have made progress much less rapid than it has proved. Her experience with dealing with insurance claims involving similar circumstances has been invaluable. It has been no mean feat keeping all parties on side, but Erika has managed this, and I could not ask for better assistance for myself as a landlord, and hope my tenants would support this view. O-J have managed the rental of my flat for over 20 years: in this time it has been occupied for all but 5 weeks including 3 when it was being refurbished. The feedback from my tenants about O-J has been extremely positive, and they have consistently found excellent, responsible tenants for me.

I had the pleasure of Jack to show me around many many properties in the Surrey Quays area in February and April. He took the time to really understand my needs and to book back-to-back viewings given I wasn't based in London. We did 3 blocks of viewings together. He is super friendly, follows up on your queries with vendors, and is responsive by email.
Given my experiences, I would thoroughly recommend Oliver Jaques if selling or letting. I've interacted with a few agents (both buying and selling) recently and, on the whole, have been unimpressed with their poor professionalism - especially the bigger, well-known firms. OJ were just unlucky that I found an apartment listed with another agent that met more of my criteria at a reasonable price. My decision had nothing to do with the fantastic level of service I received when I interacted with each of their team.

I won't go into details, but the conveyancing solicitor should have dealt with the matter and, basically, ignored it. Although Rosalie did the heavy lifting, I know that she had the full support of the rest of the team and, particularly, her manager. I believe that you discover what a company is really like by how it handles a challenge, and Oliver Jaques passed that test with flying colours.

Always found them helpful and on top of things, dont think Ive ever needed to challenge their advice and longest stretch my apartment has been empty is about 4 weeks over those 20 years. Recently sold my place, from deciding to sell to completion in about 4 months. Usually cant stand dealing with estate agents, so many who are pushy and who use sales 101 sales tactics dont realise that I dont give them business because of this!

From a tenant perspective: greedy and dishonest
Greedy. When we sought to swap out a tenant for another, as had occurred twice previously, we were informed the only option was to either stay or move out. As one of us was planning to get married, to stay was not an option. We both moved out and the property was then re-let for significantly more rent.
Dishonest. At departure the agency made a spurious claim for £40, for a new sofa. This went to mediation and OJ lost: it was determined that the sofa was worn through regular wear and tear and would have needed to be replaced anyway. They just wanted to rob us for a token amount as we left.
I am myself a landlord (as well as a renter) and I am well disgusted with the behaviour of OJ. Avoid them.

Avoid at all costs, they'll do anything to avoid giving you your deposit back. Moved out of my flat earlier this year, and they spent a good few weeks trying to argue and get money out of our deposit, despite us having paid for a cleaner for an end of tenancy clean.
When trying to justify the extortionate costs taken out of our deposit, they said that they had "kindly not charged us for getting Hyperoptic installed without landlord permission" - to which I forwarded an email from the landlord granting us permission.
They're replying to bad reviews saying that they have no role in deposit deductions and that it is all down to the landlord - clearly a lie, as if they had checked with my (reasonable) landlord, they would have realised this.
Charged £200 for a fixed rate for an end of tenancy clean. After arguing and saying I would complain to the DPS, they were then happy to negotiate this "fixed rate" down.
Everyone I know who has moved out of an OJ rented flat has had the same issue (at least 5 people).

AVOID AVOID AVOID ! Unprofessional in every way of dealing with the property and issues. Some of the reposted defects were never fixed. At the end of the tenancy tried to charge for ridiculous damages. Eventually we left it as it was because we didn’t want to waste our time.
Make sure you sign the contract once you’ve read it properly and most importantly once the check in is done by OJ (in our case they never had).
Also deposit wasn’t paid to DPS directly but to the previous tenants as advised by so called professional agent.
I know a couple who rented a flat from them with similar experience. Beware

I lived for almost 7 years in a property let and managed by OJ and looked after it as if it’d been my own place. At the end of the tenancy, they were trying to deduct money from the deposit for thing like tiles which broke due to being laid on an uneven surface etc. Luckily, the adjudicator did not agree with their nonsense claims.
Dealing with the main people (I won’t be calling names) was a terrible experience - especially with the person in charge of contracts. They treat you like they’re better than you and try to make you feel as if they were doing you a favour.
Never again will I rent from OJ and suggest you also find other agencies who treat tenants with respect.

I instructed Stephen Banks to let my flat in spa road.
He came back to with an offer which accepted.
I said I only wanted the flat rented for 8 months.
He said Oliver Jacques only rent flats for a minimum 12 months.
This is obviously is so they can get their fees for a longer time frame.

I am quite displeased with the experience I recently had with this agency. For multiple reasons. First and for most I find it completely unprofessional to call someone take their details to call them back and never actually do, this happened to me twice within 2 weeks time. Furthermore I appreciate that you may not like pets but I find it completely unprofessional to hang up at a potential client. And lastly pretend that you care by taking the details but never actually submit them through your system, I had to give my details 3 times so far and of course since we have a dog we have just been ignored. Please go ahead and prove me wrong I will then be happy to "correct" my review.
Given that I cant respond I would like to ask you to investigate a bit better if you have phone records. Your first agent just hang up on me and then when I called back I just called to ask why he hang up on me. You second agent characteristically told "have you called to pick an argument or get help" at that point it was pretty clear to me how much you value customers

My experience with this company was by and large a negative one. I found a lot of the staff to be very unhelpful (and a certain member who was actually quite rude on more than one occasion).
The rental procedure was unnecessarily convoluted with lots of very unclear forms and contracts which were incomprehensibly worded, and upon requesting further clarification, many of the points were contradicted by the estate agents.

My husband Glen and I embarked on our journey to sell our flat as quickly as possible in February 2019. We decided to try out three local estate agents to see what they all had to offer. There was one person who stood head and shoulders above everyone else and that was Mr Mike Petherbridge at Oliver Jaques. He explained the whole selling process in layman terms and the stages we would need to get to completion. He was completely knowledgeable about the area and what we thought was a good selling price for our property.
Paul Gibbens then was our go-to person for the majority of the time we were getting potential viewers, of which there were many; I think about 20 or so lots of potential buyers came to view our place so we had to keep our flat so clean and tidy all the time which was a challenge too!
I’ll be honest, there were several hiccups along the way, mainly on the part of Solicitors or someone being away on holiday which held the sale up but for all that we held out and finally moved into our forever home on 31 July 2019 and we’re loving it here so a huge thank you to Mike, Paul and the team at Oliver Jaques for steering us through the whole selling process and, more to the point, getting us out of London.

We've rented a small 1 bedroom flat through Oliver Jacques for 14 months. Everything was fine during the tenancy. But they deducted £350 from our deposit for ridiculous charges at the end although we left the flat in a good state. £45 to change 2 light bulbs (the bulbs were faulty in the first place with many burning out weeks after being replaced by them multiple times during the tenancy). We did cleaned the flat but they considered it as "domestic cleaning" not "professional" so they charged us £172 for cleaning a 400 sqm flat. They also charged us £133 to unblock the shower although we had no problem using it for months. We are careful and considerate tenants who never had any deductions from many previous tenancies elsewhere. Expect some surprise charges at the end of the tenancy if you want to go through Oliver Jacques.

Avoid this agency at all cost! They are bunch of liars! Very clumsy and unprofessional.
We found tenants through this agency and after a while we realised our tenant moved out, and rented out our flat to someone else. They misused our flats, and the agency did absolutely nothing to support us. Not a single help to even help us. when we first rented our property we mentioned to family only. A brother and sister came along, and they only introduced the sister so they could let out our flat. Later, the sister moved out oversease and her brother sublet our flat! All along, they went with without a signle word to us. They even manipulated us with the moving out day, even though we would lose, so they could faster re- market our property without our consent! They are bunch of losers pretending to be professional!

From the initial meeting the staff at Oliver Jaques gave us a lot of confidence and made it sound like a much more painless process than we had imagined. We were not let down.
We personally dealt with Matteo and with Michael. Both of them were friendly and patient - taking the time to answer all of our questions, however small they sounded, and walk us through what to expect. I can't tell you how nice it was dealing with estate agents who I felt were being honest, considerate of my time, and genuinely helpful.
They must have marketed the property extremely well, because they had a ton of viewings lined up almost immediately. After only four days of this we had an offer that was better than we expected.
I definitely recommend Oliver Jaques if you're in their neighborhood. These guys know the area, and know what they are doing.

Very highly recommend this Estate Agents, all staff were extremely helpful but I would especially like to mention the exceptional service provided by Paul Gibbens. E-mails were responded to quickly, every issue we had was dealt with efficiently and he's a nice guy too. He helped make this daunting process a lot easier. We even got given champagne as a gift when we moved in. Nice touch. Thank you!

Excellent service from Steve and the team at Oliver Jaques Lower Road. We've been renting in London for several years and have dealt with some of the big estate agents as well as more local agents - but the team at Oliver Jaques are by far the best. We moved into a house and had a number of 'special of requests' around painting and removing extra furniture, which Steve and the team handled quickly and efficiently. Very pleased with the service provided.

Very helpful and effective real estate agent. James and their team helped us with our difficult situation, because one of us was unemployment, so it was more difficult to rent an apartment. They managed to deal with the landlords and we rented a wonderful apartment in Canada Water in less than one week. Since it was the first time we rented in UK, they also helped us through all the contract process making everything quicker, safer and easier.
