I can’t recommend Lamb & Co enough for all their help and support over a very complicated sale of my house. All the staff are very professional and friendly and fantastic at keeping me up to date on the progression of my sale. Wouldn’t hesitate to use them again!

Lamb and Co just wow!! They are the Michelin star chefs if that was possible with an estate agents now let me tell you why..
We first had a viewing with Bethany professional honest and just an amazing person we loved the house then viewed the same exact house just two doors down with another estate agents this house was empty rather than the house Bethany showed and was so disappointed with the sales guy so we chose the house Bethany showed us purely because she was transparent honest answered all questions if she didn’t know the answer we would get an answer then and there honestly can’t wait to sell this house in 10 years if this is the service lamb and co provide , thank you so much Bethany for the house viewing
We then had a blimp the previous owners had a shared ownership home (we didn’t know this as we were buying the full 100%) which means our solicitor would charge us an extra £500 I was not happy with this and as you do went on a rant to lamb and co within 45 minutes I had Jordan call me to listen to the rant (went on for about 10 minutes) then told me our sellers will go 50/50 with us - this again was amazing I complained and within 45minutes it was already sorted I felt heard and understood but also instantly a problem solved , so thank you Jordan and apologies for the rant
Now lastly and estate agents selling on the sellers behalf would normally like to have the sellers back rather than the buyers but I did not feel like this Jo miller .. I honestly had the worst solicitor going I got no updates no responses and Jo updated me every other day even on her days of she went above and beyond to help me with every question chased my own solicitor for me she was my right hand lady every-time I wanted to give up she gave me hope and made the impossible possible so thank you so much Jo
If you are wondering whether to use Lamb and Co whether that’s selling renting or buying the answer is it will be the best thing you could possibly do I have no faults no bad experiences and honestly will now only use them and I’ll shout that from the rooftops thank you team lamb and co ????

Mum has been with lamb&co years. End of last year after 20+ years where mum had been renting was being sold at the same time mum had just been given news of poor health. As a family we were worried about what was going to happen, we needn’t had worried. Lamb&co stepped in and took over our worries, they found mum a new place to rent at an excellent price, with an exceptionally great landlord. At the heart of all this is Rob Perry. He has been excellent, with constant emails from me about things he has always replied quickly and efficiently. The kindness and professionalism he has shown mum is beyond words. I am so glad mum has got this company looking after her, I have not heard of another estate agent looking after their clients as kindly as this one. We as a family are very grateful to all of them, especially Rob.

I don’t feel Lamb & Co Clacton Lettings vet their tenants for antisocial behaviour. I’m living on the same road as a tenant of theirs, who is causing awful noise disturbances, yet Lamb & Co say they can’t help me. Appalling service as a Landlord, I wouldn’t use them as a guardian of my property, as I would not trust who they rent out to.

I felt I had to chase the group of people who worked at Lamb & Co - there was not an identified person who I spoke to. They didnt keep me up to date, and when the property didnt sell they suggested I de-list it.

Lamb and co Clacton-On-Sea took my property (which is Jointly owned) behind my back to market, did all the photos and valuations without my concent or acknowledgement, they had no idea the house had two vendors. (Didn't bother to do a land registry check!) I found out from cctv of the photographer taking photos of my house. They made my property live on rightmove before receiving my signed copy of concent. (I've emails to prove all of this)
Was lied to by two directors one said he'd be attended the viewing the next claimed he never said that.
They are awful and I'd avoid at all costs.
Use another agent and avoid callum and Scott at lamb and co Clacton-On-Sea.
would NOT recommend!!
