Recently sold my elderly parents house with Lomond Property, Irvine.Joe was quick to come out and give me an honest valuation and within 10 days, he’d organised the surveyor for the home report and the photographer. The property was well presented online and in the accompanying schedule and within 7 days there were 10 viewings, all well organised and taken care of by Erin. At every stage, from listing to sale, i was kept informed. The communication with myself, the surveyor and my solicitor was faultless. Very quickly Erin had 7 decent offers on the table, one of which I couldn't refuse. House sold within 10 days which I was really delighted with. The whole process was seamless and I wouldn’t hesitate to recommend Lomond.

I chose Lomond initially because they sell a lot in the Irvine area. When I met Joe, he certainly knew the market, and this is what I was looking for. Dealing with Lomond was really straightforward and I thought they gave me great advice. It was a very efficient process from start to finish. Marketing was great and there were lots of viewings - handled expertly by the office team. The property was sold in a week with a great price. Couldn't really ask for much more and would highly recommend them.

Regarding my partner's house....Current and ongoing situation.... Electricty has been cutting out for 48 hours... Been told since 2022 the work needs done, was told by Sandy it had passed its electrical inspection, only to be told it hasn't ( by the company they said passed the inspection ) and are currently here waiting to start. Been told off 4 contractors the house needs completely rewired but the owners of the property won't get it done, and Sandy, won't answer to sort this even though he is the out of hours contact. They can't be bothered fixing something and it has left my partner in a serious state of distress over the safety of our 5 kids. This may get an answer from them, but this is so they know as of now I'm taking it the legal route and going to the papers and ombudsman, regardless of getting this fixed.
Edit : after so called repairs were completed AGAIN , the power has once again cut out on us, which I said would happen when they put a temporary fix on things, then lie to the council and newspaper saying problems are all fixed... Situation ongoing, left without power for the third night in a row, because the emergency electrician ( ELES ) won't touch it, so having to use day time contractor

If I could rate zero I would!!! Extorting money from my grandmother and auntie who are both severely disabled. Absolutely disgusting will be taking legal action to retrieve deposit owed to them. Not how I expect a company to treat vulnerable customers. Landlord is attempting to keep security deposit for a “deep clean” the property was handed back in better condition than when it was rented out. I am shocked at the audacity of the landlord and the company at how they have treated two vulnerable people who are now both in residential care.

Called this company to arrange a viewing for a rental property in Irvine. We travelled down from Aberdeen specifically and were shown round property. Agent said to call him later that day with a decision if we wanted to be considered for property. Called back that afternoon and said we would like to go ahead. He said he would speak to owner and get back next day. Still waiting 3 days later.
If we were not suitable it would have been common courtesy to just say so.

Really like how this Estate Agents operates. Home Reports provided to download without having to waste time asking for one. It makes sense to do this as it saves time for the Estate agent in that they will only get genuine interest and it saves time for the buyer in that they can dismiss the property or arrange a viewing if interested.
Arranging an appointment was straight forward and you don't get asked a million pointless questions such as 'Do you have an agreement in place? Who is with? ect ect. It's safe to assume that if someone takes time to look for properties, then looks at a home report, then arranges an appointment, the chances are they can afford it. Full marks for not asking these pointless, irrelevant and intrusive questions.
Only negative is the sales tactic of the fella that showed us the property. Seemed nice enough but really went out of his way to try and create a false demand for the property and coax you into offering more than the property is worth. Things like "We have 5 confirmations of offers for the closing date". "The owners will only accept a high offer" ect. Doesn't work with me and can see right through it. It actually had an adverse effect and put me off making an offer. This may work with more, lets say "gullible" people but unless you are specifically asked by a potential buyer about interest in the property, it's best to not try the sales tactic and just crack on with showing the person the property.

Lomond produced a very effective on-line walk-through presentation which really helped to attract buyers and to achieve very quick results.
The staff were very pleasant, professional and helpful, not only in selling this property but also during the search for our new property, On one visit we said that we wanted to look in the roof-space but there was no loft-ladder available. Didn’t bother to call back when asked to respond to a deadline, then when we called them back to ask what was happening, we got playground excuses why they didn't call.
We expected a professional service and honesty, but Joe didn’t deliver any of these, this is the third time Lomond have been poor with us, last time being when they didn’t bother to turn-up to a house viewing appointment a few years ago and left us sitting outside in the car waiting till we called to find out they weren’t coming. ???????

Joe gave us a great valuation for the house and a fair commission rate. Our property was marketed with the photos of the property displaying its potential.
Even though we listed our house just before 'Lockdown', the team at Lomond did not stop and secured enough serious interest that when viewings were 'allowed' again, the house sale was concluded swiftly with an amazing offer.
The whole process was ran smoothly with the help of Fiona and Claire in the office. I would recommend going into the office on Bank Street. If not only to see the wide array of houses available, for the exquisite and witty banter the ladies provide.

My experience with both selling and buying with Lomond is second to none, Joe made my home (when I was selling) look like a million dollars with the great photos he took,that I then really didn't want to sell, Clare and Fiona made everything else so easy, setting up viewers for me, keeping me in touch with what was going on and having a real feel good,positive attitude to what for me was a very traumatic time in my life.
I would truly recommend Lomond as an Estate Agents, and would not hesitate in using them again

Very professional and friendly from start to finish. First time selling our house. Sold in a few days which was fantastic. Joe was very helpful and made sure all the marketing was spot on. Fiona in the office has been so helpful and nothing is any bother to her she is genuinely happy to help with the sale of ours and also helping us find a new home.
