Unacceptable handling of my property viewing and lack of communication
I have contacted Manners & Harrison at the beginning of December 2025 regarding property viewing at Middlesbrough.
An appointment was arranged for 20/12, and I was assured that the time slot would be confirmed closer to the date. After calling again a few days before the appointment, I was told the booking was confirmed and that I would receive the time by text.
On 19/12, I received a text confirming the viewing time as 1:30 pm on 20/12. Based on this confirmation, I travelled approximately 275 miles (a journey of over 5.5 hours) from South Wales to Middlesbrough.
Upon arriving in Middlesbrough—around one hour before the scheduled viewing—I received a call from your agent informing me that the viewing could not take place because the landlord had refused access on the day. I was told the appointment could be rescheduled in January.
This situation is completely unacceptable. If the landlord changed their mind, it was the agency’s responsibility to inform me well in advance—not at the last minute after I had already travelled such a long distance and incurred significant costs.
I even explained that I was already in Middlesbrough and requested a rescheduled viewing on the following Monday so I could avoid making another long journey. This request was declined, and I was instead offered a new date of 14/01, which was not reasonable under the circumstances.
An apology alone does not compensate for the time, expense, and inconvenience caused by this failure in communication and service

It was quite disappointing and unprofessional, especially after confirming the appointment. I hope communication can be improved in the future.

Extremely Unprofessional Experience — Complete Lack of Accountability
I had a terrible experience with the Manners & Harrison Stockton branch. I was scheduled for a property viewing at Blandford Close on 6th October 2025, at 5 PM. I arrived early, at 4:45 PM, and waited for 50 minutes outside the location. Despite calling multiple times, no one arrived. The agent, Emily, never contacted me, and I was left waiting with no update or message.
When I called the next morning to enquire, I was shocked at how rudely I was treated. The staff (Lee and the manager) completely dismissed my experience, insisting that I must have been in the wrong place — even though I clearly wasn’t. No apology, no accountability, just blame and arrogance.
This is not how any professional letting agency should treat potential tenants. I lost an entire evening, travelled unnecessarily, and was spoken to rudely when I simply wanted clarification.
If you value professionalism, reliability, or even basic courtesy, I would strongly recommend looking elsewhere. My experience with Manners & Harrison Stockton was one of the worst customer interactions I’ve ever had.

Then the property was put into the auction, and I received an offer from a cash buyer, which I accepted.

Granted, they did sell my property. However, if given the opportunity I’d rather retrain as an Estate Agent, open my own business, and sell it myself than ever use them again.
From start to finish, the Branch Manager has been unprofessional and rude in her communication due to making a professional issue personal when marketing Joint Agency. They did not tell me when a viewing had been confirmed and entered my property without me being aware. The contract was even drawn up wrong! They even jeopardised the sale of the property by telling the buyer information that was untrue and irrelevant to the sale. The irony of the company being called ‘Manners & Harrison’ isn’t lost on me… particularly as the Branch Manager lacks the former.
Sales progression involved me doing a lot of chasing, likely due to the branch not having a strong relationship with the solicitors they recommend.
The only saving grace was that Julie was down to earth in her communication style and Danielle was lovely on the phone on day of exchange & helpful- thank you.
Unfortunately the sales process was extremely distressing thanks to Manners & Harrison Stockton- avoid.

We were doubtful that our house would sell, given the state of the country.
But Ruth from Manners and Harrison said that our property was good to go.
With that, we started the process of preparing the house for it's photo shoot and waited for the place to go live on the website.
It went live on a Monday morning.
By lunchtime, there were two viewings for the next day.
By close of business on Tuesday, we had two offers at the asking price.
By Friday, we had accepted an offer over the asking price.
They did not even have time to put up a for sale sign.
We visited the agent office a few times, and they answered all of our questions.
In a few weeks' time, this should all be complete.
We are so glad that we invited them round to see our house.

Not a good experience from start to finish. They valued my property and then ended up reducing the price several times and still couldn't sell it. Communication was not great despite being assured I would be updated. In the end I decided to give notice and change agents. Their attitude at this point was not good and they were deliberately evasive and unhelpful. I asked for everything in writing as I didn't want to have to pay them a penny. I changed agents. I have sold my property now and what a difference in agencies. I would never consider them again after this experience.

I have a very nasty experience with this agency.First of all , the staff are really rude and not helpful. They don't provide enough information and when you start asking ( sometimes about very basic stuff ),they become passively aggressive. .One of the agents named Sara has been really not nice with us.Every time I call her, someone else picks up the phone and tells me she is in another call and will get back and of course she doesn't. She treated my wife very badly ( whose english is not very good) . They booked us for an appointment for viewing a property in morning without giving me any options.I had only 24 hours.I reluctantly agreed and I arranged for someone else to view it for me. My friend arrived there and about 10 minutes later she called me explaining that she can't access the flat and we will have the reschedule.The lovely lady is using a private number so you can't call her back.and guess what ? The property was given for someone else few days later without any notice or apologies.I am really frustrated because I think we are being treated unfairly because of our accent !. We initially approached Manners & Harrison whilst house hunting, and whilst we didn't end up purchasing a home through them, every interaction we had with members of staff there was friendly and professional.
However, we did end up hiring Phil Harrison who works here for Sequence as our mortgage advisor. We were first time buyers so completely confused about the process and what we needed to do and when, but Phil was always on hand to guide us through the journey. Even when we would text him panicking at 9pm he would still get in touch as soon as possible to calm us down! Fantastic help all the way through.

Impersonal, expensive, poor service.
I've just finished selling a property with M&H and I can not recommend their services. Overall very disappointed.
Firstly, I appreciate the market was slow, but it took a long time to sell the property (nearly a year). They didn't always inform me when there was to be a viewing, but when they did it was sporadically to ask me if I would host the viewing... and every time I told them I didn't live in the area. Oh and I got called the wrong name a few times. Nice personal touch there... Towards the end I barely heard from them and had to ring repeatedly for updates.
In all, not the "personal" experience you're promised from a high street estate agent.
Secondly, the price was astronomical! I was in a rush to move and sell, and I signed without shopping around (my fault). Their fees were ridiculous. 2.1%. That's well over the odds. Advice - shop around!
The only reason I'm not giving 1 star is that the mortgage adviser, Phil, is amazing. I will be retaining his services in future. Knowledgeable, trustworthy, and easy to get in contact with when you need him.
Also, the photographer that M&H use is really good too.
So basically the only good things about M&H are the bits that aren't strictly M&H...

Very bad experience with estate agent. If you use them make sure you get prices of everything wrote down in black and white as they forget to tell you about services costing money until they have taken it from your bank. One person says 1 thing and another says something else. Make a note of phone calls and what was said as this will help when they decide to change their story in case you speak to head office like we have.

The letting agent has no mobile phone, so have to keep ringing the office and find she is not in and cannot be contacted directly.
Viewed a property and the electricity was off and agent could not switch it back on (no access to the fusebox), some rooms could not be viewed as they are in the dark.
Asked the agent what is the council tax band, what is the energy rating, what is included with the rent etc, did not know the answer to any of these questions.
Considering how much they charge, I would expect an agent to know everything there is to know about a property before showing someone round it and have arranged with the landlord for the electricity to be on beforehand.
Was advised to look at rightmove for the information I wanted (not even their own website - to which I find later that the information isn't on there).
Not helpful at all. Seems to be missing the fundamental requirements of an estate agent.
