I recently purchased a property through Manning Stainton (Horsforth branch), and Kyle Guy was excellent throughout the process.
He regularly kept me up to date with proceedings, and communicated well with others involved in the process (solicitors, vendors and other parties within the chain).
We had quite a tricky chain for various reasons, and as it was an unusual set of circumstances the whole process took 8 months, but with the combination of Kyle’s experience, knowledge and unwavering patience and cheerfulness, we got to the finish line!
If I ever decide to sell my (beautiful!) home in the future, I wouldn’t hesitate to use Manning Stainton.

Kyle has been absolutely fantastic throughout what turned into a very long sales process due to a complicated chain. He kept me updated every week without fail and made sure I always knew where things stood.

Think like a few of the reviewers have said they need to address how they deal with people, Having a difficult time with my deceased Dad's house - they're selling the property. Had a call from a lady who had a vile and aggressive attitude. Didn't even introduce herself. Dived right into having a go about things. Really? This is how you talk to people? I've been pleasant and respectful, may be an idea to treat people the same in return. Plus it's very unprofessional. Also they didn't even bother informing us the sale hadn't gone through, I saw it was back on the market on Rightmove! What the hell?!

Then she just said 'Thanks then" and slammed the phone down on my wife. What a horrible person, why on earth would anyone want to buy a property with these people?! They aren't just an estate agent who list your property for sale, they truly manage your move throughout the whole process. Despite issues with other agents, solicitors etc, Lesley would always be available and would chase up other parties, making the whole process so much smoother, despite some serious issues with completion. She knew exactly the whole process of buying and selling including mortgage and council requirements . She worked so hard from beginning till the end by chasing my solicitor, the owners and their solicitors and updating me step by step . We all know how stressful buying a house could be , but with Lesley, forget about it and leave it for Her to chase . AVOID! Disappointingly we did not receive a good service from Manning Stainton, Horsforth.
Myself and boyfriend were buying our first house together and fell in love with a property in Cookridge. We offered close to the asking price of £270k and were so pleased when it was accepted last March. Presuming it wouldn't take long, we were happy to wait for the vendors to find something. However, 4-5 months later the vendors (who are close friends with a member of staff at this branch) had still not found anything.
At this point they had offered on a number of properties, but EVERY offer had been rejected because they were offering too low. They then decided that they wanted to look at more expensive Bungalows which were out of their price range, so Mannings asked us to increase our offer by £20k over the asking price!!! The house was not/is not worth the extra money and there was no comparable evidence from other sales to suggest it was. This couple, at the advise of Mannings were taking advantage of me and my boyfriend and trying their luck in an outrageous way.
6 months later we have bought a much larger house in a much nicer area of Cookridge that was worth more money and, surprise, surprise, this property is still on the market!!! Karma.

Lies and incompetence from almost each member of staff.
From initially being unable to spell our names right on contracts, to organising a open day on a bank holiday, to putting our property live on Rightmove etc.incomplete and removing for several days losing the new nature our listing and depriving us of valuable interest. On the back of that lying about knowing the cause. To accompanied viewers being unable to work out the keys, and parking in the drive which can fit 3 cars and blocking it preventing the viewer from parking and drawing attention to the narrow private street. Lying about what they would tell potential buyers, releasing info we were told wouldn't be released to buyers for example the minimum we would be prepared to accept. Not including all relevant materials in brochures, we printed specific items ourselves and left around the house. Basic agreements like no viewings between x and x were questioned. The move manager was non-existent promised updates never arrived. We had to do the chasing of our move manger who regularly mis-understood and at one point writing in a mail to us the complete opposite to what had happened. Allowing things to happen which were not allowed in their contract.
Manning Stanton increased our stress levels and needed to be actively managed and chased by us throughout. Terrible service, I won't be using them again.
The similarly worded 5 star google reviews from similar accounts appear to be a little suspicious, I would take these with a pinch of salt.

They are happy to go the extra mile and make it feel like a much more personal service which is greatly appreciated - this is why they have so much repeat business!!

After having lived in the same house for almost 30 years we viewed the prospect of buying and selling with some trepidation. From the outset the team at Manning Stainton exhibited a calm professionalism and were able to deal with our doubts and fears as they became manifest. They always did what they said that they would do and kept us informed throughout. When you get first class service from whomever you contact at the Branch it is a bit unfair on everyone to single out names but there is no doubt that Karen Gouw has had to bear the brunt of our concerns and has done so with patience and skill. However I hope that if I ever go in there again looking to move house they will call the Mental Health team and have me sectioned!

Was so impressed with manning Stainton straight away. I phoned up for a valuation and an hour or so later got a letter through the door introducing themselves which I thought was very professional.
Sarah the branch manager came to do the valuation and again very friendly, professional and gave us the confidence that they were with us all the way. Nathan took amazing photos and we put it up for sale Sunday 9th April. It's only the 12 th now and we've had 10 viewings !!! Simone and Helen came today to see the house so they could describe it to potential viewers and how lovely were they !!! I've got another couple of viewings for this week !!! Wow!!! I wouldn't sell my home with any other Eatate Agent. My house sold within a few days and the process was fast, efficitent and smooth. The enthusiasm from all members of staff and support throughout the process is excellent at Manning Stainton in Horsforth.
Simone is super efficient, she's very skilled in anticipating what paper work is required at what point and ensuring this is achieved quickly. Sarah's energy and speed at which she works is impressive. She helped us prepare and market our property with just 24 hours. Gill is pragmatic and is great when things need a bit of a push, she has years of experience and is very cool when things get a little stressful. Helens is very supportive and eases you through what is often a very intensive process and Karen works incredibly hard to keep the whole process on track and on time. 'You want a job doing, ask a busy person', this is a good analogy for how the girls at Horsforth Manning Stainton work.
