I’ve just sold a property in Wokingham and Ricky, Joe and Sarah from the team at Michael Hardy have been professional and supportive throughout.
I live 150 miles away and the house had been rented. Ricky’s advice about the best way to sell with a tenant in situ was incredibly useful and he worked alongside my tenant to make sure that everything progressed as smoothly as possible.
The team found a buyer relatively quickly given the current market conditions and I felt that they were pragmatic and honest with me throughout.
Whilst in conveyancing an issue came up with a restriction on the title and Neal at Michael Hardy was wonderful - giving advice on how a neighbouring property (that they had also sold) had progressed with the same issue.
All in all the team were great and, although I was at a distance, I felt as though I was in safe hands. They went the extra mile, recommending trades, checking on the property and taking meter readings as well - thank you to everyone involved.

And the 5 star review was for the service levels from Lily, Helena and others at Michael Hardy during our tenancy.
We were unlucky during our tenancy to not have the best house with lots of heating issues and we had a house inspection every 3 months as a request from the landlord - so felt like this was not a home at all but a temporary accommodation that we were lucky to be in and needed to be reminded often we were living in someone else house...
That was very un appreciated and if this review was for the property and landlord - we would give a 2 stars (at a push). However that is not Michael Hardy's fault and we understand that they did all they could to resolve the heating issues etc.
Michael Hardy's were fair, open, honest and prompt with their dealings with us and we would use them again should the need arise.

It has been quite a journey in navigating the rental market of the UK for a foreigner. I'm so glad to have Michael Hardy supporting me in this.
Frankly speaking, when I blasted a few emails on Rightmove, there are only a few who responded warmly and sincerely, and Michael Hardy is one of them. The negotiating agent, Charlotte Travers, was very patient and responsive to my queries. We fix two viewing appointments pretty fast, and I was lucky to find my ideal unit in these two viewings. Following there, Charlotte was fast in coordinating the process from making the offer and negotiating with the landlords.
Once the negotiation is done and landlord happy to offer us the tenancy, Michael Hardy also have a complete online system to support the whole onboarding and necessary admin to protect both tenant and landlord to reach the final confirmation of the agreement, including the processes of referencing and payment.
During this process, Caroline Wilson was instrumental in supporting me and answering my queries patiently. Her forthcoming support also gave me the assurance that things will proceed smoothly when I had some concerns.
UPDATE: I posted this review 7 months ago. Having stayed in my rental property during this period, I would like to commend Lily Jones, the property manager, for her exemplary service. Lily Jones was not the manager at the outset - she took over her colleague who left the agency earlier this year. Ever since, Lily has been consistently prompt and forthcoming in her responses, taking proactive steps to address some of the issues that I faced with the property. While accomplishing all of these, Lily maintained an exceptionally positive and supportive attitude, which fostered our confidence in the quality of management we received. In fact, her actions lead to tangible outcomes where some of our issues were ultimately resolved.
Overall, I had a pleasant experience with Michael Hardy and will also like to specially send my appreciation to Charlotte Travers, Caroline Wilson and Lily Jones.

Starting up renting with Michael Hardy: Super professional all the way with a very modern, streamlined system. Thank you to Caroline and Daniel, who were extremely helpful, kind and quick to respond to queries.
During our tenancy, we were charged £66 for a single 1-minute phone call with an engineer, this was simply to turn off the external security alarm after a power outage. There was no emergency phone number available, in the first place, only an online form. When you're dealing with a blaring alarm, hastily filling out a web form is impractical and a little absurd, and it's easy to miss any mention of charges in that situation. One would think that a charge would be reasonable if so, not 66. While the system for reporting general maintenance issues was passable, the emergency response setup is inadequate. The staff at MH were not forgiving and even slightly rude about this as well.

Michael Hardy sold our RG41 4-bed detached house for us for 98% of the asking price. They almost sold it 3 times over - the first 2 chains each fell apart after several months progressing them - each time on the brink of exchange of contracts.

Not overly happen with the service that michael hardy provided. Over priced our property to get our custom, only to have to reduce considerably to get a sale. Lack of communication regarding feedback on viewing, had to chase for outcome. Was told that they would retake photos to enhance interest, this never happened.

It’s always hard to decide which estate agent to use and we talked to a few before choosing Michael Hardy. We were impressed with their excellent market knowledge but mostly with their very honest advice about the price and the process. They also understood and were very compassionate about the difficulties of our situation where we were selling our mum’s house as she was now in a care home. There was no pressure to lower the price just to get a quick sale but instead they worked very carefully to find the right price point over a period of time and in a very difficult market. Marketing was excellent and good quality potential buyers were found. Michael Hardy managed the viewings very carefully too, as the property was vacant and so they needed to attend all viewings. A big thanks goes to Ricky Wootton who managed our sale and whose communication throughout the process was outstanding. Ricky also had great empathy for our situation and had excellent ideas when it came to selling strategy. We were told on two separate occasions that we were unable to make an offer on a property due to an offer having been accepted 2-3 days prior. It was only after reminding this estate agent that they have a legal obligation to present all offers to the vendor did they agree to do so. We were quickly advised that the vendor had rejected our offer, which was above list, but that nothing from the vendor would be available in writing. Upped to 2 stars as they were friendly and helpful on the phone, but the entire situation seemed strange and not understanding the legal side of things is concerning.

Extremely disappointed, booked a viewing over the phone with Michael Hardy. Gave all my details, when I arrived at the property no one was there. Once I had rang to ask after waiting for 10 minutes they told me the property had been let and they couldn’t get ahold of me due to having taken my number down wrong and not being able to find my email address.
So unprofessional and embarrassing. I thought highly of them as a brand but now completely put off of dealing with Michael Hardy in the future.
If unable to get a hold of me that was a fault if there own the least I expect is to be met at the property and the situation explained.

I have recommended Michael Hardy to everyone moving house since we did.
We made the mistake of selling through Romans but thankfully bought through Michael Hardy.
Romans we terrible, as were their recommended solicitors. Our financial advisor only worked occasionally! Michael Hardy helped push everything through though. They were patient with our questions. They let us see the property on numerous occasions as it was vacant and never hurried us.
They were friendly and not your usual estate agent. I could go on and on!
We moved when I was 8 months pregnant. I was close to strangling someone in Romans!
If we move again, we’d definitely use Michael Hardy.

We have found Michael Hardy, Ben Biggs in particular, truly outstanding in the sale of our property. Our contacted started with a true and fair evaluation of our property, which was professionally done and gave us confidence in Michael Hardy’s ability to sell the property.
We had previously been on the market with Purple Bricks, who have no incentive whatsoever to sell your house and do very little. We decided that in order to sell we needed to instruct a proper estate agent and we were proven right. Michael Hardy arranged more viewings in the first 2 days than Purple Bricks did in 4 weeks!
Once a suitable buyer had been found, Ben and the team kept in constant contact keep all in the chain up to date. This proved extremely valuable as certain solicitors tried their very best to delay the process for months, much to the rest of the chains frustration. Ben’s chasing and tireless work was the glue that kept the chain together and I’m sure that without him, the chain would have fallen through.
I cannot recommend Michael Hardy enough, they are true local experts, they are professional at all times and delivery excellent customer satisfaction. The highest plaudit I can give is that I will be sure to use their services should I choose to move again in the future.

Ultimately their lack of ability to manage a sale effectively and their arrogant attitude resulted in the sale falling through and us losing a significant amount of money. Only when threatened with pulling out of the sale did the attitudes change, but at that point it was too late.
Would I deal with them again as a buyer? Absolutely not.
Would I recommend them to a seller? Absolutely not.

One of the most professional and friendly estate agency I have ever come across. I would like to convey my sincere thanks to Mr. Barnaby Styer. Barnaby is very experienced, extremely friendly, caring and a very kind hearted person. When I decided to sell my house, I advertised my property through Michael Hardy and other estate agents. My house was sold from an other agency but Barnaby called me the very same day to congratulate me. It is really rare that other agency call you to congratulate despite of the fact that they have potentially lost their business opportunity. This single event shows how professional Michael Hardy agency is and how they care for their customers.
