We moved in April and during the past five months we have had some issues and equipment to be repaired in the apartment. The issues were based on initial miscommunication and misunderstanding. They have all been sorted out, the blinds and toilet have been rapaired. It was especially Coco Gaglione who was instrumental in all these processes. Her prompt responses to the email and phone calls, her polite tone and style of communication aiming to prevent any unnecessary conflict helped us with my wife to overcome these issues and come to a solution. The biggest and long-lasting issue was providing internet access to the flat which was a natural part of the renting offer but was somehow compromised. Coco organised this complex process, keeping track of the developments, managing the communication between the participants in charge, and keeping me in the loop regarding the developments. I suggest don’t trust anything that comes out of there mouth. They take pleasure in being shady and hiding key facts until it’s too late. Essentially do your homework don’t be fooled by there word. There only goal is to get a deal closed to the clients they ultimately represent. If I could I would ensure they never hurt or trap people in new builds ever again. GET A SURVEYOR PAY THE EXTRA MONEY. Ensure you have a better conveyor that will adjust question from every level. OAKLEY again only has the interest of the client they are employees by they are not there for your interest.

This is the second time I’ve rented a property through Oakley and I’ve been incredibly impressed with their professional approach. Everything is made simple, easy and painless. They work with some of Brightons shadiest landlords and will happily facilitate their dirty work.
I had contracts all signed and then pulled by Oakley only days before the move in date with no explanation. I have had agents entering into the rented property with their own set of keys and accessing tenants rooms without any notice or permission from the tenants. Requests for repair ignored for months on end. Holes left in the roof causing leaks into bedrooms, black mould, broken windows...
If you are a renter be aware Oakley will not help you, unless you’re a landlord. No matter how in the foul they are.. and if you request MANDATORY repairs you may have an eviction notice turn up shortly after… the entities I had most problems with were EMS Ltd (John Eager and Ben Pettett) although I wouldn’t be surprised if they change their company name and continue scamming people with the help of Oakley. It’s honestly laughable… but that’s just Brighton landlords and “how they do it” … or so I’m told. So happy to not be renting through these absolute clowns

Hannah Wells : She should have known that she was ill equipped and shouldn’t have answered when asked is there heating and hot water!! If she ultimately didn’t know then she should have gotten the answers.
Duty of Care - Back to Andy!! He seems to think it’s fun to take advantage of people before the holidays. Considering he knew well an truly “I thought the boiler issue had been fixed”
CHRIS OAKLEY - He prides himself in being in business for 30 years!! My suggestion is to teach your employees not to mis lead people when you know there is a duty of care regardless of BUYER BEWARE!!
FINALLY - if you have someone who has been in a similar situation don’t be afraid of an estate agent they love to take advantage of renters and buyers!! Protect yourself and stay as far away from CHRIS OAKLEY AND HIS Business!!
My Christmas and new years and 6 months there after was spent with no heat or hot water an they still chose to mislead people!!

Great if you're a landlord, the reviews reflect that. Be careful if you're a tenant, because they will help the landlord avoid their responsibilities and try to get as much out of your deposit as possible. Fortunately the DPS saw through their nonsense, declined their claim against my deposit, and I got my full deposit back. It took Oakley months to agree to use the DPS after I opted for that route.

A few observations which might be helpful for other buyers / sellers:
1) The sale was completed within c. two months from offer.
2) Oakley turn around on communication was a matter of hours not days.
3) from the outset, open and honest communication was facilitated and managed by Oakley between us and the vendors.
4) the process to agree a purchase price was handled excellently to ensure both we and the vendors were happy with the outcome
5) communications with Oakley post offer acceptance received equal timely attention and turnaround so momentum was maintained.
6) most importantly the Oakley agent Hannah Wells excelled at making the sale / purchase experience a simple, positive and pragmatic process.

I experienced Oakley’s service as a buyer, buying two HMO properties through them. I had major difficulties with the solicitors and lenders which delayed progress substantially. Oakley are a breath of fresh air as estate agents; honest, communicative, straightforward and excellent at what they do. This is the second time I have used Oakley - firstly as a buyer, and now as a vendor, and have found them to be very helpful, professional and honest throughout the process. They have been non-patronising, and were able to arrange lot of viewings (10+) in a short space of time, selling my property within a month (even in Covid times). After the sale was agreed, James Cunningham was particularly helpful in driving the sale forwards, as unfortunately there was a sluggish solicitor further down the chain who really frustrated the process. He worked hard with my solicitor and my buyer to ensure that we were able to get to exchange and set a completion date well before the stamp duty holiday expired. Communication was efficient, with responses usually coming back the same day, and I did not feel pressurised or rushed, even when asking (quite probably) basic questions to guide me through the process. Highly recommended.

Oakleys Residential in Brighton are a friendly, highly dependable and professional team providing an excellent service. Our house was expertly photographed and publicised to launch the sale and later (after some months) our agent reviewed and modified our contract to take account of the unusually slow market in 2019. This strategy quickly produced an offer. The knowledgeable staff had an excellent grasp of Brighton's property scene and also gave plentiful advice on my forward purchase options in London despite having no obligation to do so. Once under offer we benefited greatly from the team's exemplary liaison, over 5 months, with the other 4 properties in our chain. By comparison my vendor's estate agent, Purple Bricks, made a negligible contribution to the process, were detached from the chain throughout and could not even tell me how many years were left on the lease of flat I was buying. Were it not for Oakleys' regular interventions, reassurances and advice to various parties I doubt the chain would have stayed intact. They even sourced an electrician to do some last minute work for me before moving day. Overall, this team has an exceptional capacity to articulate the interests of their clients on one hand and reconcile them sympathetically with the chain on the other. They take evident pride in their work and I can't thank them enough.

Oakley was the first estate agent I dealt with on my long search for the right Brighton house. Unlike a lot of the others, they listened to what I was saying and didn’t bombard me with dozens of unsuitable properties every week. When they got in touch, it was with something that actually met the criteria I had given them. And the agent I dealt with - James Cunningham - is clearly on the ball, keeps abreast of what’s going on in his patch and had lots of useful information that helped a great deal.
Last thing to say is the best: they are honest in a way that many estate agents simply are not. When it comes to selling my house I will definitely go to Oakley.
