The worst customer service ever , they waste of time and unprofessional people , I see with them around 3 studio flats very bad and small and expensive, they ask for holding deposit I did and a guarantor and after all they refused the application in the same time other agencies accepted my application, they even didn’t say the reason when I asked and was only waste of time and the holding deposit I had to chase it to have it back , never again will not recommend..

PS&B had been the managing agents for our property’s freehold and our experience with them has been extremely unsatisfactory. Accounting system shambolic. Direct debit cancelled resulting in house insurance not paid for 8 months. Service charge demands sent out incorrectly and late. No continuity with staff dealing with our account. Promised solutions. Nothing came of them. Incomplete accounting figures passed to new agency. Formal complaint not addressed satisfactorily and outstanding issue unresolved a year later.

If I could leave minus stars, I would. PS&B are an absolute disgrace when it comes to landlord service. They promise the world to get your business, then disappear the moment you sign on the dotted line. Communication is appalling — emails ignored, phone calls unanswered, and no updates on your property unless you chase them endlessly.
Repairs and maintenance are handled terribly (if at all). Contractors are unreliable, costs are never explained properly, and you’re left completely in the dark. As a landlord you expect your agent to protect your investment — PS&B couldn’t care less. They’re quick to take management fees, but provide nothing in return.
I’ve worked with multiple letting agents in Brighton & Hove and never experienced service this poor. They don’t look after landlords, they don’t look after tenants, and they certainly don’t look after your property. If you value your time, money, or sanity — avoid PS&B at all costs.

I have found everyone at PS&B extremely helpful. Always quick to answer phones (unlike some agencies where you can get no answer at all!) Ellie was especially considerate of some problems I was having. I have both rented and bought properties in the past but felt that at PS&B I was treated with the level of respect as a rental applicant more usually reserved for buyers!

I have known Simon Caplin for a number of years and dealt with him via his Auction department.
I placed a property for auction with Simon that was a complex package.
We worked together on all pre auction aspects ie planning,legal pack,the required notices etc were all in place ready for the auction day.
Simon gave invaluable advice to ensure we had covered everything so i was confident of a good result.
At the auction there were several interested parties and i was reassured by this.
As bidding commenced the figure rose quickly then it flatlined at about 75% of the guide price.
Undeterred ,Simon quickly reminded the audience of the key features and future potential which seemed to reignite the bidding.
I am delighted to say the final figure was exactly the one we were hoping to achieve.
I would also mention that i have passed on Simon's details to others who have also been impressed with his very professional service and wealth of property knowledge.
If you ever need any advice regarding the sale of your property please call him for an honest opinion and he will advise you if auction or open market is the correct way to go.

Would give zero stars if I could. 18 months of leaking roof at leasehold property. Property managers delay and delay action, constantly have to call and email but they don’t return your calls or emails. On my last Google review I was offered a reply stating to contact the company director, with his email address provided. Have copied him and another manager into recent emails detailing numerous problems over the last 18 months and have had ZERO response from anyone.
Also at no point when I have made multiple complaints to staff, has anyone informed me there is a formal complaints procedure that can be followed ( info of which they will email you but ONLY if you ask, they never offered this up). Once this has gone through their formal complaints process, if not happy, I can complain to the property ombudsman and Property Mark.
I would never ever buy a property that is managed by this company again.

Been absolutely BEGGING for black mould to be removed in communal areas for 7 months as we have severe allergies. We have been assured several times that it will be taken care of then it’s ignored. Our roofs have been leaking for nearly two years. Zero communication or care for their tenants health. Upsetting to say the least as we take pride on our home and building.

PSB are the worst property management company I have ever dealt with. They took over our block of flats from Graves Jenkins. It was excuse after excuse for not paying invoices and the service was non existent. I still receiving invoices two years later for electricity which wasn’t paid for years. The accountant they used also hadn’t been paid for over two years.
Trying to get any sort of handover for my new management company was impossible and I am still discovering things that were just not actioned at the time.
A truly awful company and I would strongly recommend you don’t use them.

Myself and my partner have recently moved to Brighton and used PS&B as the letting agents, and we wanted to share our experience with them.
In the run up to moving into our place, we were in contact with one of the negotiators, Ellie who did a really good job and was a great help in answering all of our questions and queries, all the way through until the move in day. One of the administrators, Symphone also did a great job with all of the paperwork, making it straightforward for all parties involved.
We have now been living in our place for around 3 weeks, and have been really impressed with our property manager, Liam who has been very prompt and proactive in sorting things out in the property, which we are grateful for.
We would definitely recommend PS&B as letting agents.

By far the worst checkout experience I’ve had in 10 years of renting in Brighton. Our property manager was unpleasant and incredibly unresponsive. We didn’t hear anything at all from them for weeks after giving the keys back despite following up multiple times.
In that time they had a second clean done that we were expected to pay for before we’d heard from them at all regarding our check out, before they’d sent us a copy of the inventory to review and before we had a chance to show our invoice and prove we had already paid for a very extensive clean ourselves. They were completely unapologetic. It took over 6 weeks of painful communication to get our deposit back with the second clean amount deducted. Very poor management compared to the other agencies I’ve rented through in Brighton.
We did however have a great experience with Ellie who managed the remarketing of our flat. She is very friendly, responsive and professional! And she helped get responses from our property manager.

As a Director of Milford Court (Lancing) Limited, I am constantly in touch with PS&B, in particular, Diego Patti our Property Manager, who I find very professional in his responses to emails and phone calls.. I've recently suggested that we schedule more face to face meetings, as we've always done in the past, which he readily agreed to.
He is also pinstrumental in solving accounting issues as well as fire security issues .. On the whole, we find that, although he has many other properties to look after, he does give us his full attention when we ask.
His Assistant, Wilma Lang, is also deserving of praise. She replies in a polite and professional manner immediately, when we have reason to make contact on any issues pertaining to our property.

Avoid at all costs.
It took over 2 months to draft up a tenancy changeover agreement, when they initially said it would only take 1 month. I had to email, call, AND show up in person back and forth several times to get anything done. I had to chase them several times to get any kind of response. There's no communication between the colleagues, the same documents were being asked over and over again when I have already sent them, and no explanation was given besides "it just takes time". Somehow, mysteriously, there's SOME kind of progress whenever I made a call or showed up in person, as my emails were being ignored. I don't know if Liam, the property manager in charge, is incompetent, lazy, simply don't give a damn, or a combination of the above. It was a very very unpleasant experience and honestly very surprised at how unprofessional this agency is.
Find someone else to manage your property, and if you're stuck with them because you're a tenant...good luck with getting anything done.

I have been met with nothing short of total ignorance and silence. All I have asked for is a breakdown of costs in relation to the maintenance charge I pay and they put up a wall. and in four years the maintenance charge has increased by over 95% with very little work having been done... In my opinion AVOID AT ALL COSTS!!!

I had a great experience working with these guys. I've had a few bad experiences with letting agencies in the past, but I didn't have a single issue in the two years that I worked with these guys. They were super friendly and professional, and very responsive.
I was mainly in contact with Brooke. She's been super helpful and very responsive, and she made my check out process as stress-free as possible. Unfortunately, I had to move to London; otherwise, I would have continued renting from them. I would highly recommend them if you are after a letting that cares about you.

I am very disappointed with this company, they are responsible for communal heating for our building, which heats all our flats, despite many attempts to get a proper explanation, they have not given me any good reason why the heating was not switched on for 9 days. Now one of their electrical contractors managed to switch it off and can’t switch it on again. Absolutely brilliant. They charge a lot of money and do not offer the level of service expected for it. Simply not up to scratch.
UPDATE: So, I never received a proper an explanation, just them moaning about the heating engineers and vice versa. The heating engineers say Parsons are awful with communications and that is the problem.
Now Parsons have imposed an over-the-top parking scheme without any consultation of all residents. The parking had been fine bar a few exceptions of people, which should have been dealt with amicably, instead they impose a draconian like it or lump it scheme without any negotiations. Also they get in tradesmen to fix things who have no idea what they are doing, perhaps the instructions weren't clear - I have seen this first hand. They seem to forget we are living here, and treat us like imbeciles. I see some fake reviews from their mates have appeared, I'm not the only one to spot this - look further for the real critical reviews. We will be looking at replacing them as Right to Manage or another management company unless there is improvement.

Leading up to the viewing I had professional exchanges with Ellie by email. She responded quickly and was very friendly. The day of the viewing my husband and I walked 45 minutes to the flat. When it was time for the viewing and nobody came I checked my phone to see a missed call 40 min. earlier. I phoned back and it was the agency. The man on the other end of the phone was short with me and said he tried calling several times and left a voice mail, but the flat was no longer available. I did not have a voice mail and only had the 1 missed call 40 min. before the viewing. It was extremely frustrating as I am pregnant and wasted a lot of time for my husband and I to walk 45 min. to/from the flat. I appreciate the man from the agency said he tried to call, but it was unprofessional to cancel so last minute and then to claim he called several times and left a voicemail when that was clearly not the case according to my phone records. If you use this agency I recommend you stick with Ellie.

Arranged a viewing via email. This was needlessly tedious for what it was but we had it arranged and confirmed by email and it was done. That should have been it. The last email received was to tell me I was going to get a text to confirm it and to give me the address. The text showed an address on a different road to the one I was arranging for, but they were right next to each other, and got me to call them to confirm the viewing. So I had an email to tell me to get a text to tell me to call them to tell them I was going to the viewing we had arranged the day before. I asked why the road was different, the guy was clueless as if it was a typographical error. But fine, whatever... that doesn't matter too much.
Turns out the reason it was different is that they booked me to view the wrong property and nobody noticed, even when I brought it up. I have no faith in them as a company.

I've just finished renting through PS&B after a year as a tenant, and I've had a great experience. Their communication was prompt, they used an independent company to propose end of tenancy deductions, and all in all I felt like I was treated fairly.
The only thing I would like to see improved is the option to receive letters instead of emails, as I once missed a notification of a visit when I was out of the country (not to mention the unnecessary paper waste).

Different people worked in the letting team, and my experience was always positive with the property being let quickly. When it comes to full management service, the property manager looked after everything from check-in to maintenance and check-out. She also communicated everything clearly and was available when needed, which I was happy with.

What can I say about Nick Simmonds of Parsons? A true professional and a gentleman. My Mother purchased a property, which Nick was the agent for, but unfortunately for him it was no easy sale. We had the worst time with a property managing agent who tried everything he could to scupper the sale for my Mother. My Mother is invalided and as you can appreciate she was very stressed and it caused her illness to flare up. Lucky for us we had some wonderful supports around us to heal the huge cracks caused by this awful man. Nick was always calm and never seemed phased by anything. Nothing was too much trouble for him and he'd do anything he could to ensure all concerned were taken care of. I was a tenant in a property let through Parsons Sons and Basley for two years until just recently. I can't recommend them enough. Fantastic service on all the obvious fronts throughout, but in two areas where you won't know what you're getting with an agency until it's too late to do anything about it, (when you need repairs and when it's time to get your deposit back), things couldn't have been better.
I held off writing a Google review until I'd been through the entire process, and everything was great. No hiccups, no unexpected charges, no forgetting about existing tenants, only helpful service whenever requested. In particular, I have to thank Karen, who was always really helpful on inspections and with repairs, because she really went the extra mile with the checkout process when she didn't have to.
Five stars from me.

We've been trying to get the communal damp sorted out in our flats in Brunswick Street East for three months with no success and they are not even returning our calls! What are they actually doing for their management fee? If they don't sort it out pronto, we will be looking for a new management company.
Judging from the reviews on this thread, nearly all the complaints tend to be about maintenance and management, so this is clearly their weakest area.

All the sales team viewed our apartment before it went onto the market so they were all aware of the layout of the property and the great views down towards the sea. All the team were excellent and very knowledgeable. The sale went very smoothly, Parsons found a buyer in a matter of days. They helped organise solicitors and they even advised us on our forward purchase, the process seemed so effortless on our part and nothing was ever too much trouble. Shocking firm, I phoned up a couple of weeks ago to ask if I could place an offer on a property that was going to auction, I was told in no uncertain terms that I could not due to the level of interest in the property. I phone up two weeks later to try and obtain an auction pack only to be told that a buyer walked in the office, made an offer and the seller accepted it. Absolutely disgraceful behaviour, also their client has just potentially missed out on proceeds. Steer well clear, very unprofessional.

Reported a leak in my kitchen roof over 4 years ago which PS&B are responsible for repairing. I have sent countless emails, left many messages and have been visited by my property manager twice in this time. In the recent visit (2 months ago) they believed to diagnose the issue. Since then i have emailed to find out when the repairs will be happening (to no response) called and left messages (to no reply). If you are considering buying a property that is manged by PS&B then thing again. They will happily take their excessive service and maintenance fees whilst completely ignoring and neglecting their duties. Every single time it rains my kitchen is flooded. Imagine that for four years!

After some less than helpful dealings with one or two other commercial agents in Brighton
I tired a firm that looked more like they would be more helpful and understanding.
I was right, Barry Hough at Parsons was polite, approachable and very down to earth something some of the snotty other firms could learn from.
Long story short we wanted to move from the backstreet start up shop to the high street, however with minimal budget at that time, it was not going to easy.
Most other firms did not have the patients or perhaps could not see a worth while commission for their efforts to bother going the extra mile, Barry and his firm Parsons Son and Basley however were different and did stick to looking for what i needed, Furniture And Bedz has now moved moved up the next rung of ladder to London Road Brighton and have our first high street shop.
So big thank to all at Parsons Son & Basley, from Barry Hough their commercial agency manager to lovely young lady who handed me the keys with smile, knowing what it meant to me, the firm seems to be there for everyone including the little guys too.

Regarding Parson Son and Basley Lettings Services: - They charge 12.5% (!) for the “full” management option, but you have to pay an additional £114 (plus VAT) for the checkout report, then another £114 if you have work done for the check in inventory, oh and if work is done they add their 10% fee. Nice. Felt my 75 year old mother was also squeezed to take the last tenants whom left the place a mess (damaged and missing items) but after having taken 12.5% etc for several years from an old lady they made no effort to make appropriate deductions (but their £114 was on the list!). Apparently they also don’t use Zoopla and another major online site, but you’ll have to check that.
We “Simply” have found another “Lettings” agent where full management actually means full - they only take 10%, there are no extras and the owner actually works there!
We do not want an apology, words are cheap, and PS & B are anything but, especially when you consider the quality of the service!
P.s. I have since refurbished the property myself and found many items not included in their £114 checkout report – switches broken, heating system not functioning and poor workmanship from their handyman. Overall review: P-Poor & expensive service!

Jessica, in particular, was very good at explaining the rental system to me (my first time renting in the UK) and sorting through the paper work and organising the check in (just over two weeks from viewing to moving in). Very unprofessional, slow and use bullying tactics.
We have been renting property in Brighton for 15 years and this agency have quite possibly been the least professional. Checking into the property, it had not been cleaned or repairs done which we contractually agreed. At the check-in, they didn't even bring the correct keys so we couldn't move in until 2 days later.
Once in the property the simple repairs we asked for (such as a missing extractor grille or an unsafe oven door in which the glass cracked) took months to be taken care of. At this point now we have asked for repairs to be carried out to a leaking roof, where rainwater is coming into a bedroom and onto the floor. The agency investigated and admitted this is a pre-existing problem with the property. Clearly they are ethically at ease with painting over water damage and re-letting a property with leaking ceilings. Instead of repairing the fault, Parsons Son and Basley have decided to serve a Section 21 eviction, which according to our legal advice is an illegal act now known as a Retaliatory Eviction, where landlords on short-term tenancy contracts evict tenants instead of making good the repairs.
As a tenant I would avoid this company at all costs. Considering their fees are higher than average in this city, I would have expected a higher level of service but it is quite the opposite.

Honestly a cut above the rest.
I have rented with a number of letting agencies over the years in Brighton and I can safely say that these guys are top notch. The way they operate their business is extremely efficient and professional.
From the first viewing, the letting agent (Max Pepper) was early, exceptionally helpful, honest and upfront. With him and his colleagues help, I was able to get all the paperwork finalised in record time (I think it was less than two weeks from first viewing to moving in, and that was including me being slow at times and the use of a third party reference agency ) .
Come move in day, it was by far the smoothest check in I have done- the property was well cleaned, they had also replaced the carpets as there were a few stains on them when I viewed it. Unexpected but greatly appreciated. As to be expected when moving in, there were a few issues to address. Within hours of dropping them an email to raise the issues I had calls from external contractors. Never have I had an agency act so quickly- usually you have to chase and chase only to be told "we have no interest in repairing this" - not the case here.
This is my first ever recommendation of a letting agency so don't consider this a light undertaking! My experience with these guys so far has been excellent.

The worst agency to deal with. Spoke to the agent (Max) on Tuesday , and we've agreed that we will be back in Brighton on Saturday. We came over from London , to find out that they can't show us any apartments!!!
They claimed that they've called me on my cell on Friday. I have received multiple calls on Friday, from different people, except from THEM.
Rude staff. Stay away from them.

Worst letting agent on street. Everyone here is a novice & learning about work.
1.Every step they makes mistakes.
2.They don't ask consolidated document & asks for document everyday
3.They makes mistakes in payment summary & tells later that they want more money
4. Totally inexperienced & unprofessional. Learns things everyday & applies on clients which is painful
5. They don't even care about clients. I had to stay on road for few hours on my lease day just due to the company & owner was not agreed in their terms. What an excuse!!
6. They don't know anything about Foreign nationalities. They try to apply same rule & ask similar documentation for foreign nationals like UK citizen. If you ask for any alternatives, they straight tell NO.
Beware!!! Don't go there.

I was given a highly professional service throughout the whole process of letting my house in Brighton. I was particularly impressed with manager Julian Bishop's sensitive manner of keeping in touch before exchange/remortgage/completion and then the speed and efficiency with which the letting itself took place. The office staff were invariably extremely courteous and helpful.

I rented a flat through Parsons recently and found the staff very friendly and accommodating and went from viewing to move in effortlessly. The fees were a bit higher than some other agents but I have paid more in the past for a terrible service.
Will definitely rent through them again!

After reading a few negative reviews about Parsons, Son and Basley I felt I must add my extremely positive experience of this company.
I own a number of properties across the South East and Parsons, Son and Basley manage my Brighton property interests. After dealing with many agents in my experience I find Parsons to be professional, efficient and dependable. Al l important qualities when I’m leaving my investments totally in their hands.
I have been a landlord with Parsons for almost 8 years and have only positive experiences. They are efficient in finding new tenants keeping void periods to a minimum and trustworthy as I leave full management to them with no problems or worries. The most recent tenant gave their notice to vacate and within 24 hours the property was re-let with some minor works that needed doing quoted and organised for me. Great work Jessica.
On the whole Julian and the team offer me peace of mind that my investment will be looked after but also that the tenants in the property are also looked after. A happy tenant is good for the landlord too.

I have been a landlord client of PS&B since 1999, and can honestly say that I have never had any problems with their service. As I am often out of the country I have effectively given them carte blanche to act as they see fit if any difficulties arise, and they have never let me down. Their staff have been unfailingly helpful and efficient, and pleasingly I never seem to experience the 'voids' which have characterised my experiences with other agents. I would have no hesitation in recommending them to other landlords.

I have been using Parsons, Son & Basley for two years now, primarily their lettings department. The service has been excellent, no qualms in giving 5 stars - really prompt, responsive and excellent advice has always been available and invaluable, particularly appreciated given it had been the first time I had rented out a property. As per E Delo's comments, Julian has been particularly outstanding - really professional, knowledgeable and patient. More than happy to recommend.

I must disagree with any of the negative comments written below as I have nothing but outstanding service from Parsons Son and Basley's lettings and sales departments. Perhaps the personnel have changed since those reviews were written as I have found their staff to be extremely professional, knowledgeable and helpful in providing their service to me. I have been a landlord with them for nearly two years and found Julian Bishop particularly impressive. I have always been given clear and accurate advice which is important when you are letting our your home and I was never made to feel a nuisance however many times I asked questions or clarifications which happened to me with my previous letting agent. The time came this year to sell my property and I must say that being able to both dealt with lettings and sales in the same estate agents has been marvelous for me. They have been able to advise me on all aspects relating to sale and to make the best solution for both myself and the existing tenants. Hugh Tucknott has been amazing with the same of my house, always responded immediately to my emails (i prefer to do things by email than phone as I live outside of the UK) and been extremely efficient and productive. He quickly uploaded my properties details ready for sale and we were lucky enough to have an offer within 4 months thanks largely to Hugh's tireless efforts. I would certainly recommend Parsons Son and Basley to anyone and when I purchase my next property this is where I will come to.

I wanted to write and warn people off using parsons son and basley. Never before have i dealt with such rude staff...this was from the beginning- even during the contract signing! Anyway after moving into the flat we called to ask for repair work...this was not carried out however we were still charged for it in our tenancy check out upon moving out (even though it was listed in the check in inventory as broken!!!)
we left the place spotless, however we were charged excessive amounts for cleaning.
the check out is also charged at £90!!! I think this company just try and squeeze any money they can fraudulently and i sincerely hope people think twice before using them...wish i could give no stars!

I approached Parsons Son and Basley to undertake the letting of commercial premises as a pre-school nursery. In a very short time they found a whole list of prospective tenants. Throughout a very satisfactory and successful conclusion I found the professionalism, efficiency and friendliness of the staff, Barry Hough and Paul Holder in particular, outstanding. Their legal advice and general overall help was accurate, prompt, efficient, helpful and of the highest standard. Their patience and sincerity made me genuinely feel that I was dealing with friends, not just a business letting agency. I have absolutely no reservations in recommending them and if ever the need arises for such services in the future they are at the top of my list.
