I would like to start by saying that the whole package with Olivia Louise Estate Agents was very complete.
When Rachel came to see us the first thing she wanted to know was the history of the place and why we enjoyed living at our house for over 30 years. We immediately felt that we were not a file in a drawer but a personal mission for her. Rachel oversaw the photo session, using a professional photographer and it took a couple of hours as the setting for the pictures had to be right. Our impression from the outset was this was professional and personal.
A WhatsApp group was set up and we were kept up to date with statistics of viewing online, necessary information and communication from our buyers. This was invaluable to us in keeping abreast of what was happening. Rebecca the Office Manager also gave us a high standard of help, always willing to answer any queries or liaise on our behalf whenever needed.
In looking for properties a couple of places we were looking at fell through and we had to pull out and continue our search, also during the search we had a bereavement of a very close family member as well as serious illness in the family. As a result we had to put the sale "on hold" for a month. Added to that two family members required surgery during the sale.
Olivia Louise supported us and we felt no pressure, constantly communicating with our buyers as well as solicitors and keeping in touch with us. (We would like also to say thank you to our buyers who showed a lot of understanding and patience too).
We recommended Olivia Louise to a couple of our neighbours who have also used them.
We are now in our new home, and remain grateful to Rachel and Rebecca for their continued support and professionalism during the buying process, because we got there in the end with their continued help.
Using Olivia Louise has been a thoroughly pleasurable experience. We both have no hesitation in recommending them, we never once regretted our decision to use Olivia Louise and we feel confident that you won't.

Do not go with any other estate agent apart from these! Absolutely outstanding and professional service.
From the time of our viewing, to completion, Olivia Louise were extremely welcoming and went above and beyond their roles to make sure me and my wife were kept up to date and reassured after a painfully long chain.
Rebecca in particular deserves every bit of recognition. She faced many hurdles during the chain and made sure we were completed by Christmas. We couldn't be more happy and grateful that we had her in our corner.

We chose to ask Olivia Louise to sell our property as they had been recommended by two friends whose properties were sold through them. From initial contact Rachel was extremely helpful and very thorough in providing all the information we needed to make an informed choice. Although our property took longer to sell than we had hoped, we were supported throughout. The advice and guidance we were given was invaluable. Once our property sold Rachel helped ensure that the completion went smoothly. We also had an email post completion asking how we were settling in. We rented with Olivia Louise a few years back and recently have been looking for a new place after having a nightmare with another Estate Agents who I won’t name. Unfortunately Olivia Louise didn’t currently have a property suitable for our needs but just speaking to them again reminded me how incredible their service is. Nowadays agencies are mixed at best but I felt it important to make sure I review Olivia Louise, I don’t usually do reviews but just to know that in a sea of dodgy estate agents there’s one that I have only fond memories of and hope to rent off again in the near future. Rachel was the person who we dealt with and she’s an absolute legend. Thank you so much. 100% 5 stars.

I recently sold my property with Olivia Louise. I can honestly say Rachel is the most reliable and hardworking agent I have come across. From start to finish Rachel shows enthusiasm and the highest professionalism. I had a bespoke marketing strategy sent over and she explained everything throughly. The communication was amazing throughout, with regular updates and honest post viewing feedback. She also went above and beyond to chase up other agents, parties and solicitors in the chain to get things moving when they stalled during the sale. I had marketed the property with another well known company prior which came with empty promises and a lack of viewings. Switching to Olivia Louise was the best decision I made, Rachel had people queuing up to view. She has meticulous attention to detail and knows her stuff, it shows. Pros - great pictures of our house and putting it on the market quickly.
We picked OL because they were local and female led, which is important to me. I am sure OL can sell beautiful homes in a buoyant market - but they were clearly out of their depth in this uncertain market.
Cons - Communication was poor between OL and our first buyers. This led to a lack of accountability and we believe why our initial sale fell through.
A second buyer was found, and communication between OL and the buyer was at times non-existent. Negotiations were eventually brokered through solicitors, which led to the sale of our property. We were misled on when actions had supposedly been taken, for example we were told by OL that searches had been put in but were later told by our solicitor that this was not true.
The sale of our house was significantly delayed by the above thus costing us a significant amount of money.
Myself and my partner were the ones to recommend putting the house as a 'featured property' on Rightmove to boost the re sale - rather than OL. It was also our idea to reduce the asking price of our property to realign with other similar properties in the area following a downturn in the market, ultimately leading the the sale of our property. OL had not considered this, despite comparables in the area and limited interest.
Our property was then downvalued by the lender. This is something that is contestable by the estate agent - OL said it was not possible.
Due to delays, our chain nearly broke down - we explained our situation to another local estate agent who we were buying from and they too couldn't believe the mismanagement of our sale.
On one occasion our WhatsApp conversation was screenshot by Rachel, then accidently sent to us and talked about in our own WhatsApp! This was hurtful and unprofessional.
Our key was lost twice during viewings.
The relationship broke down between ourselves and OL entirely. To make things very clear, we would in no way reccomend their services.

Rachel from Olivia Louise installed confidence that she could sell the property. Our property had multiple viewings and we received an offer very close to the asking price which we were happy to accept and was £13,000 over the price accepted with the last agent.
There was no stress whatsoever during the sales process unlike the previous agent. All surveys were done without any worry to us and there was no attempt to knock us down in price even though some damp was found in the property.
There were little hiccups along the way to completion and two proposed completion dates were cancelled. Due to this completion did take 6 months. This however has absolutely no reflection on Olivia Louise and was in fact an issue from our buyers buyers solicitor both times. I appreciate honestly and Rachel let me know as soon as she knew both times.
My sister and I grew up in the property. I know buying and selling is not supposed to involve emotion and while we tried to convince ourselves it was just bricks and mortar emotion sometimes won. Rachel & Sam always understood this and treated us with compassion.
Completion day was easy. We waited for funds to clear and dropped the keys off – job done! Thank you so much to Rachel & Sam from Olivia Louise. x

Rachel at Olivia Louise sold our house for us. I can’t say enough just how lucky and thankful we are that we went with her as opposed to the bigger agencies. Firstly, she really cares about selling your house. Even during the valuation she shared her tips on how to dress the house to sell. She already had a massive waiting list of people looking for a house like ours and so we didn’t even need to go on the market. We had over 20 viewings, and 5 offfers over the asking price. She was there for us at every step of the way and never did we feel like she didn’t want to be right there, helping us out. The service provided was so personal, professional and impressive from start to finish.
And of course that should have been it. Rachel’s job was done she had sold our house. BUT the house we wanted to buy which was being sold through a different agent was in a long and complex chain. It was such an awful situation but if it wasn’t for Rachel we would not be sat in our lovely new house right now. She went above and beyond for us, calling the agent, getting to the bottom of the unbelievably slow chain that we found ourselves. She was unbelievably helpful. If you ever find yourself in that situation then you’ll want Rachel on your team.

Brilliant service by Olivia Louise - this is the 3rd property I have sold with them. Very proactive in marketing the property and all my sales have completed within 2 months each time. Regular updates given and went above and beyond each time, even contacting the buyers' solicitors to identify any problems and ensuring the house sale was progressing smoothly. Cannot recommend them enough!

Olivia Louise Ltd Estate Agents in Canton??
Not only have they entered my flat without my say so when I have been at my mums during lockdown and being in hospital....they have also removed my personal belongings and property such as my sofa, money, clothes, shoes, perfumes, televisions, photographs, important documents and most PRICELESS OF ALL?? my deceased brothers items ????????
They have blamed it solely on the landlord but they fail to realize that they are the landlord acting upon the owner of the property so they are held accountable.
They claim to be registered with the PRS on their website which is a lie as I have spoken to them and the TPO, they are not registered with any regress scheme!
The landlord has also been reported to Rent Smart Wales as they have illegally broken into the property and stolen my whole life! And they are still yet to explain where my property is??
To top this off they changed the locks too??
I was due to vacate on April 30th but due to the COVID 19 pandemic they extended it in writing until today June 30th 2020?? So they have gone and done all of this whilst I was still legally a tenant?????? They have also lied to the DPS that I owe them £3,000 rent arrears which is incorrect and they are now trying to withhold my deposit for the flat also????
South Wales Police have stated I shouldn’t even be leaving the flat right now regardless as the law states during the COVID 19 pandemic landlords and agents CANNOT make any tenant homeless??
I am battling a stage 4 disease and this is the last thing I needed right now????????????????
Olivia Louise Ltd you have broken multiple laws and regulations ? YOU WILL SEE ME IN COURT??????????????????????????

I was in Cardiff for just one week to find a flat for a research stay, which is not too much time. Rachel and her team were quite professional and arranged two viewing appointments even on short term. During these appointments I felt well and professionally advised. Even when I finally chose a flat closer to may workplace, I appreciate these efforts. Thanks a lot!

Highly disappointed with the service from Rachel and her team. Cancelled appointment 10min before. Once rescheduled on the day of the appointment I get to here an offer from another party has been accepted. I didn't get any phone call or an email. What a waste of time ****highly disappointed and unprofessional service**** I am actively looking for investment property however I am going to avoide Olivia estate agents.
