Awful experience as a tenant with them.
The "Lettings Manager" was rude, late to multiple appointments, and had absolutely awful communication - straight up ignoring emails for weeks.
I'd been released from my contract early but was still liable and paying (so it was my flat to use) until the new tenant signed a contract. NO ONE TOLD ME that the new tenant had moved in. I still had some personal belongings there and still had a key - so I had access and was paying whilst someone else was moving in.
Awful experience and felt like there was no management or communication. Very glad I don't need to rent again, if I ever do - avoiding them.

Changed from five stars to one star for reasons of conscience. They asked me leave a five star review, I obliged. Then I travelled from my new place in Leeds specifically to clean up to a responsible standard, which took several hours. They then emailed me telling me that because I had not returned a key card that ordinarily costs £5 to replace, they would be keeping my £400 deposit. I said whatever because I was moving on and excited to be starting uni. Needed to rectify this. Couldn't leave those five stars up after one-starring my current letting agent for what is arguably a lesser reason to do so. Will attach pics of how the place looked after my clean-up job.
Response to Reeds Rains:
Do you think it's fair to declare that you'd be keeping £400 of my money because of a lost key card, which, once again costs £5 to replace? I gave my consent for you to keep the deposit because I couldn't be bothered to argue back and forth. You had already declared that you'd be keeping the deposit despite the thorough clean up job shown in the pics.

Robyn Jackson is hands down the best agent I have ever had, and I've worked with many across London and now Sheffield. Her middle name should be Efficient! From the moment I made contact with Reeds Rains, she was able to get the ball rolling very quickly to get me onboarded. She was able to find me a tenant within two weeks of listing (previous agent had the property listed for months). She also goes above and beyond to help with even the smallest matters and on top of that, is incredibly personable. I would highly, highly recommend - don't waste your time with anyone else.

We reached out to Robyn with a property that needed work to get it to a renting standard again. Robyn put is in touch with a fantastic handyman who did every job that was needed. Robyn took time to explain details of what Reeds Rain can offer, was fully available to answer my questions about the terms and conditions. She was friendly and approachable throughout the whole process.
We enquired with another letting agent and chose Robyn due to the extra lengths she went to for us.
It took very little time for the property to be tenanted.
We are delighted to be a few months into letting with tenants though Reeds Rain.

Have been dealing with robyn jackson, the Lettings Manager. She has been very helpful and very knowledgeable in her field. There has been various things that needed doing in the lettings process, and this has not always been simple due potential tenants not responding

One of the top worst agency I have seen in Sheffield. They are all fraudsters, they have a process to rob money from people and in the end they say that the money isn’t refundable. I had every single proof that my money 220£ were refundable but yet they argued about some proofless points which they never mentioned anywhere. If you go to this agency you are simply gonna loose your money. I would never ever suggest anyone, in fact it will be best if this agency shuts down. No business runs for long on Cheating and robbing.

Worst agency ever, this agency operates in a very fraudulent manner, please avoid at all cost. when you register interest a staff called augustine will call you and make you feel like the property is going to be off the market if you do not pay your deposit and you eventually rush to do so, mind you THEY WILL NOT REFUND YOUR DEPOSIT EVEN IF YOU CHANGE YOUR MIND AND YOU DO NOT MOVE INTO THE PROPERTY

The worst agency I have come across.
The house was in a total mess on the day we moved in. The cupboards were broken, rubbish all around, garbage not cleared, A TOTAL MESS!
We were promised we would be supplied with two access cards (as it was obvious) with two of us moving into a two-bed flat. However, no additional key was supplied and no welcome letter was sent to us (the welcome letter normally entails all info about contact details in case of maintenance, etc.).
We reached out to them for help, they asked us to return the only access card we had and got the house wiped for us in two days but had all the rubbish left in there and the cupboards were still broken. So we basically moved in three days after the move-in date.
We tried contacting them via email and via call regarding the rubbish and other repairs but were ghosted (the rude receptionist wouldn’t transfer the call to Kieran (the guy who showed us this property and was responsible for our move-in). We were left helpless and hopeless! However, good news is that we will be reporting them to the council for unfair trading in 4 weeks time as per the council criteria.

My experience with Reeds Rains Estate Agents has been nothing short of a nightmare. After moving into the flat we rented through them, we discovered numerous issues that should have been addressed before we even received the keys. The fridge was not working, the washing machine was out of service, and to top it off, we were only given one key for the entire flat, which is completely unacceptable.
Despite reaching out to them multiple times, we have yet to receive any meaningful assistance. As a result, we've had to eat out for the past several days, incurring significant expenses due to the lack of a functioning fridge. Additionally, the inconvenience of having only one key led to my partner waiting for over 1.5 hours outside the main entrance yesterday.
What's even more disheartening is the unprofessional response we received when my partner initially left a 4-star review before discovering these issues. Instead of addressing our concerns, the agent was more concerned about the rating. Furthermore, the agency has continuously deflected responsibility, pointing fingers at the landlord instead of taking ownership of the problems.
It's clear that Reeds Rains Estate Agents failed to represent both the landlord and the tenants adequately. They had ample opportunity to ensure everything was in working order before handing over the keys, but they neglected to do so. This experience has left me extremely disappointed, and if a proper solution as soon as possible!
Overall, I would strongly advise against using Reeds Rains Estate Agents if you expect a competent and professional service. Their lack of accountability and disregard for their tenants' well-being is utterly appalling.

Reeds Rains were my first choice of Estate Agent as they have had huge success with properties in my area. "Sold" Boards went up very very quickly so it was an easy decision to call them. Having made contact with the local office through the website someone called me back to arrange a meeting to value my property. Lisa, the branch manager visited me within a couple of days. She was most polite, friendly, very knowledgeable and professional. To say she “knew her stuff" is an understatement. If my property goes on the market I would like Reeds Rains to deal with it. I have great confidence in Lisa and her brilliant team as their actions speak louder than words.

No service at all sadly. I completed their online request for an agent to contact me. Their response was that I contact them, not the other way around, this despite me having supplied my mobile number. I eventually, after more than a week, received an email from a staff member, advising that they couldn't make international calls. Most businesses today operate on wattsapp calls so I don't buy this excuse for lack of service.

Completely misled by the advert for a flat in S6. Says 1 bed, it's a studio, says furnished, it's unfinished. Stuart said works is been scheduled for the flat, as it's smelly, dirty and untidy, like the rear of the property which is like a dump site, but doesn't know when the work will be done, or who's responsible for the rubbish at the rear. Waste of time, clearly don't care about managing this property, or taking time not to mislead people on their website.

1st had viewing i put offer and after 3 weeks later replying and after i send email back again one week later replying email so they are horrible with replying by emails,
2 time today had viewing 10 min before called their colleague got sick and need cancelling viewing even explaining i not living here and got 2 journey so but they dont care.
Conclusion
They putting schedules what fit for them not for bayers.
And replying replying emails with offers u have to wait long time .

Our experience as tenants was overall quite disapponting. Our landlord selected their "tenant find" service which basically means that they do very little. The things they've done however, they haven't done too well. Occassionally they have been helpful though, but far from ideal.
On the morning of our move-in day, we called them just to ask about details of the handover. We were surprised when the person on the phone went "weeeelll...". Turns out the flat didn't have a gas certificate. We didn't know until mid-day whether we were actually moving. At that time we already had our stuff packed up for the 5 hour journey and were returning our old flat. There was no prior notice given of any issues.
Then they said they would wait for us to arrive but changed their mind when we told them we would only arrive after their closing time, as they couldn't be bothered waiting, even though they caused the delay. In the meantime they insisted we send them the deposit money straightaway and sign the contract ("it will only take 5 minues" is what we were told about reading a legal document in full!), so we had to do that while driving down.
When we got to the flat thanks to our landlord, we were shocked at the state of the place after a professional cleaner they had arranged had supposedly been there. The flat was filthy, with covid tests lying about, underwear, kitchen surfaces dirty...
Throughout our tenancy we luckily mainly dealt with the landlord. We only needed them to extend the contract into a rolling one after a year, and that wasn't easy either, with the person from the agency being quite forceful to push us into signing a full year's extension or leave.
The final issue was when we needed an emergency visit from a plumber and they refused to help as it wasn't their responsibility.
Overall, it feels that they are just a glorified advertising board and evertyhing else is someone else's fault/responsibility (contractors, other agencies, cleaners, central team...).

Fantastic REPEAT service from Reeds Rains City Living. They helped us buy our first property (city-centre flat in Sheffield) with a relatively quick process (3 months). Then, we came to sell the flat 5 years later, Lisa remembered us and we accepted an offer within 2 days of going to market.

Agent never showed up for viewing. Had us waiting 45 minutes and after a pointless phonecall we left and never saw the property.
Edit: I am not entirely sure if you are referring to another customer that had a similar experience with you. We were never late as we arrived on site at 16:20. After waiting for a while we rung the office and explained the situation. We were told that you were gonna get in touch with us and include us in the 5pm OPEN viewing. Noone got in touch with us and then we rung you back at 17.15 to check what is happening. Once again we were told that the office will get in touch with the colleague responsible for the viewing. We did not receive a single call back, therefore the one star review for wasting one hour of our time. An apology would have been much more appreciated than calling us out for being late even though we arrived 20 minutes prior to our original viewing time.

I've recently dealt with Claudia Brady and Manuela Rudak, in the Lettings and Renewals teams respectively, about my two apartments in Sheffield, and both have been brilliant. In the first instance Claudia very quickly secured a new tenant after a long-term tenancy came to an end, and Manuela was very helpful, with Claudia's advice, in negotiating a tenancy renewal on the second property. In both cases there was a material increase in the rent.
Both Claudia and Manuela were generally available when I phoned, but if they weren't they responded very quickly. It all seemed effortless and I would say both Claudia and Manuela are high quality, motivated and dedicated employees.

Our property (a 2 bed flat in Sheffield) had an agreed sale very quick after being put on the market so we were very pleased about that. Sadly the buyers engaged a solicitor who was slow, unresponsive and over pernickety and the sale took 10 months to complete! So be warned, Andrew Smith at Taylor Bracewell is not recommended.
As we were not living locally to the property we asked to be put in touch with a solicitor too. This is also a mistake, please just find one yourself. Reeds Rains use a company called Homefast who charge you £300 to select the best local solicitor for your needs and to begin the conveyancing process. This involves filling out details on an online form which takes a lot of your time but the whole thing is more or less repeated by the chosen solicitors! A complete waste of your money. We had no problem with the chosen solicitor however they were not a Sheffield firm but in Leeds, hardly local.
So, to summarise. Reeds Rains sold out flat and did their best to keep us informed throughout, do not bother using Homefast, and we do not recommend Taylor Bracewell.

I bought an apartment from Reeds Rains. From viewing till completion I have to say they are very professional and responsive. As buying a property will have many parties involved in, for me I do feel solicitors are a big headache to deal with. I was looking to move to Sheffield which was 150 miles away from where I lived and all I did was just one phone call to ReedsRains to say "I am interested in this so and so property and I couldn't visit the property as I stay far" and they understood the situation and planned everything virtually.

It wasn't just myself who found your response unhelpful and dismissive. Part of my request asked if you could circulate my enquiry to other local branches. You simply replied saying you wouldn't have city-centre flats with balcony. Which is nonsense! I've viewed several. And suggested I tried other RR branches - but didn't do that for me as I had asked
Your follow up email was simply rude. Starting with
"I thought my email I had made it clear..." etc. Really!?
Anyway - thankfully the extremely helpful and polite staff in other Sheffield RR branches made my visit worthwhile. And explained your branch isn't part of the RR group - you're a franchise. So you are never interested in passing on enquiries and they find that incredibly frustrating and unprofessional.
I hope that I have now made my position clear.

My experience working with Shaunna Healy from Reeds & Rains has been BRILLIANT! There is lots to like about Shaunna (and her approach to work), but my favourte thing about her is her 'common touch' with customers. During the viewing she put me at ease, and made the experience fun (viewings can often be very dry). Shaunna recognises that moving is stressful and mitigates this for you, for example by keeping you updated, which stops you getting paranoid the sale is falling through! Shaunna also makes you feel like she is on your side, doesnt try any spin and has facts (e.g. service charges) to hand during viewings. I've just been told Shaunna is new to the job, but she has acted like somebody with years of experience. She is a real asset to Reeds and Rains and I honestly feel a little disappointed her part of the sale is now over. She is a little star. The staff at Reeds Rains are very friendly and mean well, but have often proven to be a little unreliable. Confirming our property ahead of moving in took more work from us than expected and became very stressful. Some actions took several phone calls to follow up, and there was occasionally confusion as to whether some staff were in the office or not. Upon signing our tenancy, we discovered they have a separate and centralised maintenance service, which we hope will resolve some of our issues moving forwards. [Update: the maintenance service was not as helpful as expected.]
This review is based on the period from enquiring to first moving into/letting a property, and not a lengthy tenancy with RR.

I have recently starting using the Campo Lane branch for the first time to let and fully manage some properties on my behalf and I couldn't be happier with their service. Tenants were found very quickly for the properties, I have been updated at every stage of the process and potential tenants always discussed with me before being accepted. All members of staff that I have dealt with have been more than helpful and friendly. I have mostly dealt with Skye who has given outstanding service, her customer service skills are exemplary, she is always extremely helpful, professional, affable and polite and takes the time to really listen to requests/concerns and takes note/action. It is rare these days to find such excellent service but Skye has certainly delivered throughout this process and I have absolutely no doubts that my properties will be very well managed. Skye works extremely hard to deliver the wonderful service she provides and really is a very valuable asset to this company. We had a move in day set more than 15 days ago and on the morning that we were supposed to move in they say that the "electricity certificate" is not valid and that they were "under the impression" that it was valid. The moving process was made stressful by this as it was tough to communicate and enquire about any further details. It seemed that they became uninterested after we signed the lease for the flat, which is a shame. I cannot recommend Olly Knell and the team at Reids Rain, Sheffield highly enough. They substantially exceeded all of my expectations. Going the extra ten miles seems the normal for them. My initial contact with Olly was three months prior to the completion of the new development Great Central, in Sheffield City Centre. Although Olly was not yet contractually engaged with the property, I was bowled over by his knowledge and enthusiasm for the project. He really had he is finger on the pulse and was ahead of the game. All of this was backed up by the consistently high standards delivered along side the other members of the team; Lisa, Skye and Rhea. The team really work together and customer service is seamless. They know the process back to front and I found myself very grateful for their guidance. They are proactive and solution orientated. There was a swift turn around to all of my requests. Tenants for both my apartments were found within one week of advertising. This is impressive. That is before you consider that it was January 2021 and the country was in throws of the COVID 19 Lockdown.

Tenant for 2 years, moved out recently in Aug. Would actively avoid them in the future. As mentioned by a reviewer below, I find that there are too many departments within the company with breakdown in communication between them. When problems arise, it's always 'this is not under us, please ring/email someone else'. Here's a few issues I've had:
- Deposit amount reduced on certificate (due to new regulations) but actual amount not returned until few months later after sending a few emails
- Told that I would be charged a 'cleaning' fee for things like cooker hood which was clearly noted as unclean on the original inventory. When pointed out it was unclean when I moved in, was told that it was still my responsibility to hand it back clean, regardless of the state it was in before. Presumably previous tenant was also charged a 'cleaning' fee but not sure where this went to as no one did additional cleaning when I moved in.
- No news on returning of my deposit for 3 weeks after moving out, had to raise a dispute and finally received my deposit back in full.
- Had a maintenance issue (reported via their online portal) that caused an incident in the flat and when feedback to the branch, response was they had no record of the maintenance issue online rather than we'll find out what went wrong. Chased up other maintenance issues reported the same way and was told by the maintenance team via phone that the online portal was not reliable and I should ring everytime.
I stayed due to the location and general condition of the flat. Now that I've moved out, I would never use this agency again and would not recommend them to anyone.
Tip: Unless your curtains look like they've been freshly laundered, always ensure any marks/stains/dust/discolouring is reported in the inventory or they will charge you for curtain cleaning as well.

The best experience I have ever had with a letting agent. Lisa the branch manager was responsive, helpful and so friendly. During these uncertain times things have been hard trying to find places to live as a lot of agencies have been hard to get hold of. However Lisa at Reeds Rains has been wonderful, she has really helped me and my partner find a lovely 1 bed apartment, and since this is our first outside student accommodation, she has been so helpful and has always been at the other end of the phone or email if we needed her (even when the offices were closed and everyone was working from home).

The staff are very friendly and helpful and above all they do what they say they will do, they meet you on time with keys for the property they are going to show you and relevant background information to hand.
If that sounds like just getting the basics right you would be surprised by how many agents fail that may meagre test.
Reeds Rains Sheffield add a sense of really caring and a little bit of fun.
I cannot recommend them highly enough.
By the way they got my property let at excellent rents very promptly.

This will be the worst experience of your lives, do not inconvenience yourself. Lord knows how they have a 4.5 star rating, I imagine most of these reviews are fake. Ben was lovely and incredibly helpful but there is clear communication breakdown between agents,, managers, head office and tenants making the whole process disjointed and frankly embarrassing. Will be sure to never use them again.

Amongst other things, I had an offer accepted and confirmed in writing which clearly hadn’t been communicated correctly to the vendor and had to be renegotiated. On completion I was handed the keys to the property without any request for identification, despite never having met any of the Reeds Rains staff, as our dealings were via email and phone.

First time in the UK and in Sheffield, we have experienced the most frustrated service from Reeds Rains Sheffield. We decided to take a flat. They collected our info and told me the application form would be sent for the reference checking to be processed (which takes a week). This caused us to extend our temporary stay which is expensive. Then, no response back from them. Trying to call the agent many times which turned out they told me the flat had been rented by another people. This is TERRIBLE SERVICE ever. Waste our time and money!!!
Edit: A very prompt response from Lisa, the branch manager to explain the problem. I hope you will improve the effectiveness in customer communication. Other than that, arrangement for viewing is great.

This is just message due to Lisa Sharp and Tom.
I met Lisa by a phone call in my nieces car in car park at home prior to home visit, I heard and thought how friendly cheerful etc..Eventually after seeing 4 valuers no.5 turned out to be Lisa and sounding just has down to earth has before. Discussed various items, Lisa came up with a more practical valuation, decided to do modern auction advised. Arrange a reserve price knowing I needed refurbishing etc. Could also do all business on line I thought as fantastic. Had photos took board put up, I was told 7 or 8 became interested immediately. Had many appointment viewings on of first viewers was OK to pay reserve price, kept ringing up to check if sold yet.
Advised not to sell to wait to all have viewed. As it happened I was advised correctly.
The auction day was set up and a closing time. What happened next was like magic thanks to

The branch ignored all emails regarding faults with the property, ignored any feedback from inspections, repeatedly ignored any requests by call or email, such as: “please can you remove the ‘to let’ sign from the property so that no one assumes the premises is vacant” (it remained there for the full year of renting)
Then, only 2 weeks after returning our deposit they sent our details to a debt collection agency to pay their ‘moving out fee’ with no prior warning letters or emails that it wasn’t overdue. Very, very poor service from start to end

Jasmine Lapp, Lisa Sharp & Adam Sheldon are all legends in my eyes. Jasmine showed me round my flat, answered all my questions and was very professional throughout. After a price was negotiated, I gave them a date that I wanted to be moved in. Adam the mortgage advisor displayed all options available to me and I felt very able to make an informed decision. Adam and Lisa both kept me informed throughout, kept the solicitors moving forward and had me moved in by the date I wanted.
An incredibly good service that met every one of my needs throughout. Adam even informed me how much to put on my car parking ticket before meetings. Although I understand Adam has moved to another Reeds Rains branch, I’m sure his professional legacy remains.
Even went in not long ago and Jasmine offered me a funky German sweet - she didn’t have many left either. Always putting customers first. A customer experience of the finest quality. I have no hesitation when recommending this branch and the genuinely lovely and personable staff they have there.

If I could give them less than one star I would! This agent, in my opinion, is devious and dishonest. Do they really think the public is that stupid in that all of a sudden in one week they appear to have 5 glowing reviews out of nowhere!? Stop putting up reviews about yourselves!
My partner dealt with this branch and what a truly awful set up. The staff hardly know the properties they are trying to sell and lack knowledge and expertise. If you want a good local agent, avoid!
I have noticed with this agent that they over-price properties. Me and partner have been buying and selling properties for over 30 years. They use the immoral method of getting vendors on board by pushing up the price to an unrealistic level. Unwittingly, vendors think wow and then sign up to a lengthy sole agency agreement where essentially they are stuck and can't move to another agent without penalty! Surprise, surprise then weeks later, the price is reduced!
I think they are bad at what they do and expensive as well!

There's 3 properties I want to view in Sheffield. My viewing appointment was cancelled at the last minute. Since then I've been struggling to rearrange. It takes forever for them to answer the phone. The person you need to speak to never calls you back. No reply at all to emails. I'd hate to be in the position of the sellers who have their properties listed with these guys.
