Shocking service from Rosedale. Over exaggerated promises which fell extremely flat upon delivery.
The advert wasn't correct from the start, I had to contact the agents three times to rectify. Even after all this it still wasn't right, and I'm talking basic, basic things such as putting the right rooms and windows on the floorplan, and features such as solar panels in the advert. It was like a child had written it.
If I were an estate agent, I would have discussed the price with the vendor and mentioned the stamp duty thresholds fell close to my price bracket so it would be fortuatus to set the price as near to this threshold as possible. I waited for this "knowledge" from any of the Rosedale agents- again it never came.
Oddly we had a viewing the very next morning, but then absolutely nothing for the best part of three months until I gave up, and gave them notice to cease their "services"!
I did not have a single call from this office during this time, no updates, no mention of analysis and analytics of the market. Not once asking us if we wanted to adjust the price etc. Just nothing as if it wasn't even on the market with them.
To add insult to injury our property was never even featured in their window, or on their social media pages, which was strange as many others were. Again was just told "sorry" no reason given for this.
Another thing Rosedale bleet on about is drone footage on your property listing.
Again this was never done for us.
When I enquired, it was with the attitude, "well if you ask we can do these things" Why should I have to ask to get my advent right, ask to get any feedback, ask to get the selling tools they promise?! Who do they think is working for whom here?!
Our sale board fell down shortly after it was erected, again me doing all the work informed them and no one was ever sent to put the board back up.
After our property not surprisingly failed to sell, we took it off with Rosedale, I then had to ask them to come and collect the sales board.
That was November and four months on the board was never collected!
I am an experienced seller, ex landlord and have sold a few properties myself also.
But honestly here I am shocked by the level of incompetence experienced here.
It was such basic things, I can't believe they manage to sell anything. Must rely on inexperienced people and desperate sellers.

All the team at Rosedale were very good with the sale of one of our rental properties. Although the price was lower than we wanted, which effectively will always make it easier to sell, we sold quickly and around similar market price to others. If we had wanted to wait, we would have asked for a higher advertised price but with regards to the post sale customer service it was excellent and we're very happy that we transferred from another Bourne agent who have been put to shame by Rosedale. You want a quick sale...........It has to be Rosedale!!!
The Bourne team are a dream.
After our first valuation, we did not progress with Rosedale being swayed by another agent with brilliant lip service. Silly us.
After the lacklustre entry into the selling market, we decided to call it a day with the agent and sane thinking prevailed even though it appeared late and we ran back to Rosedale.
Not only was it quick but a Christmas / New Year miracle as we had multiple viewings during that period and within just about 3 weeks we had offer not one but TWO both parties trying to outdo each other with the offer on the property.
They were meticulous throughout our sale journey. reverted back with answers to all our questions and trust us they were plentiful.
The team was patient during our anxiety and let us choose the photos for the advert and also complied with our choice of descriptors for the property.
In other words they personalise each property working with the seller.

I have applied via email and phone messages for 9 Properties to rent in the Bourne area to be near Family as I care on my own for my Mum who suffers with Alzhimers I never got a reply the only time they rang me was when my Daughter in law was on Facebook with other local people from Bourne discussing Rosedale how poor there Service was when within 10 Minutes of a Rosedale Member of staff seeing what was been said on Facebook rang me saying how can we help you to little to late Rosedale we the Customer keep your Business up and running it won't be if you continue to treat People like this I don't give reviews but I feel so unhappy regarding this matter I feel on this occasion I have to I've cared for my Mum on my own for 11 Years I'm on my knees I need help my Som and Daughter in law are willing to help me and Mum I live 111 Miles away from Bourne in Halifax its not just round the corner its a long way so please Rosedale start treating us like Humans with issues not just a number

We were buying a house but chose not to in the end. The agents were not very professional and were extremely rude. The agent was not helpful in passing information and kept chasing us everyday for information. However, when we wanted information it never came to us. I would avoid these agents like the plague.

Me and my partner currently rent a property which unfortunately, our landlord sold in November 2020 and we have until May 4th 2021 to vacate the property.
We inquired about a property to rent with Rosedale which is £50 cheaper a month than what we currently pay with another letting agency. We received a virtual viewing of the property, and further inquired about viewing the property in person. Due to the pandemic, we had to complete a form to show we are truly interested in viewing the property, and upon completion we did not hear back from Rosedale. We called them to ask what was going on, and was told we would be called back. Again, we wasn’t. Finally, we called and spoke to someone who explained that because my partner is on furlough and I am starting a new job next week and will be in a probation period, they require a guarantor who earns £19,000 per annum. We explained that our guarantor earns £11,000, so were given the option to pay 6 months rent up front. We asked what would happen after the 6 months, and were told that should we again fail to provide a guarantor who earns £19,000 per annum we would be required to pay another 6 months up front! Despite earning more than enough per annum in my new job, no matter what solution or evidence of income we offered to provide Rosedale with, we were given nothing but excuses as to why the property could not be rented to us.
We feel we have been scrutinized by Rosedale due to the unforeseen circumstances of a pandemic. I imagine many people have found themselves in a similar situation to us, and it is no wonder Rosedale lettings have so many properties available for months on the market, as it is likely because they are so unreasonable with what they require from people.
I would not recommend Rosedale due to the lack of understanding and empathy during a pandemic. It is impossible to rent with them unless you earn £50k+! They have made the rental process as difficult as trying to buy a house!

Chris Day who valued the property was spot on price wise, and was well supported by the office staff who went out of their way to keep us updated.
The property was only on the market for 2 weeks, so right price and good marketing got the job done.
Highly recommend.

Sadly we did not have a good experience with this estate agency in Bourne
They did a rubbish job for us...
They contacted us with an offer
THAT WAS CASH BUYER
they did not clarify any of the information ie Cash buyer if they were actually a cash buyer
And when we met the person again with other people at or house we realised they were not Cash buyer they had to sell there property..... So we went back to Rosedale and told them. This
And they did not care... The buyer was not what they said they were
So we lost the house we wanted
And funny thing the Cash buyers pulled out of the sale as well.. With a week to go... With no explanation and Rosedale not have any answers for us or just did not care..... The solicitor informed us of thia not Rosedale
Yes They did tell us the buyers had pulled out.... HOW BAD WAS THAT
They were bad service Throught our ordeal.......
We would not reccomended this estate agency at all

Fantastic agents! We have used Rosedales in Bourne for several years to manage our property. As we don't live in the area we are very dependant on their help and they have been absolutely excellent. Even when our property was empty they were nothing but helpful. Also extremely competitive prices!!

Avoid Rosedale's
We rented a property through Rosedale Property Agents
And they took via direct debit two monthly payments, Rosedales advised us this was the banks error, so we popped into the bank which is a couple of doors away from Rosedale's and complained, which they advised the request for payment was made from Rosedale's, so while we was in the bank we phoned Rosedales, and the kind Bank Manager spoke to Warren from Rosedales, and explained in simple English of their mistake, and invited him down to explain.
Which Warren from Rosedales declined
Rosedales charged us an admin fee for returning back our money.
So beware..... avoid if possible

Unless you are a developer beware the repossessions that Rosedale seem to specialise in. There are faceless intermediaries between them and the vendors (the mortgage company). Over a couple of days we put in three offers, eventually bidding the asking price and this was accepted.
They then have to publish this offer in the newspaper.
The house needed a lot of reparitive work and we were busy measuring up and getting quotes when they asked us to increase our offer as new offers, over ours, had come in. They do not have to publish these later bids. You cannot get conventional mortgages on these properties because they are not habitable, even if you are buying them outright with cash for the asking price. There is no flexibility in allowing access for works between exchange and completion even if you recognise that this is at your own risk.
Rosedale were not sympathetic nor helpful in suggesting ways to overcome the hurdles. All they do is blame the 'system' or the vendors, or the vendors' agents.
It seems that Rosedale's most important customer is the one paying their fees; this might be a legitimate point of view but, at the end of the day, estate agents sell houses to customers and the fee they get is a small percentage of that sale. I know which customer I would focus on if I were selling houses. It would be the one parting with the greatest amount of money. No sale = no fee.
There is the possibility that a small number of customers understand how this part of the market works and that Rosedale do offer them a better customer experience. Personally I would neither buy nor sell through them again, ever.
