My 5 stars are for Tom Lampard, who works at the Halstead branch of Scott Maddison. He's always gone above and beyond to help me with any queries/problems I've had in the past as a tenant renting through this agency. I haven't always found the company itself (Abbey Sales and Lettings) 5 star but Tom is a credit to them. He's an excellent communicator and even when he was out of the office he'd make sure someone else was there to deal with issues and also follow up on his return.

Rented through this lot and finally bought through them. They are deceptive, untrustworthy and incompetent. Inventory wrong in 2 areas but refused to put it right, costing me money. Refuse to pay back rent overpaid when purchase completed, even though assured me on various occasions I would get it back. DO NOT TRUST THEM! AVOID LIKE THE PLAGUE!

Photos were poor, taken 3 times and every time they were just taken on either a phone or table.
Communication was below what we would have expected.
Property over valued leading to only one viewing in 5 months !
And once the price was lowered they failed to lower the price in their window display, still showed the existing price!!!

Overall, a good selling experience. Kevin did our initial visit and valuation, I was impressed with his local knowledge and he explained the process clearly. The only part of the process that did seem rather slow was getting the particulars prepared and actually getting the house on the market, I had to chase this up several times. Megan then took over the process of viewings and after a slightly slow start a buyer was found. Megan was extremely helpful in pushing to iron out a delay with our solicitors getting the right forms signed. The timeframe from offer to completion was extremely quick.

I have used Scott Maddison for both Letting a property and the sale of a property, in lettings they were diligent, finding good tenants who looked after the property. They were always on top of any issues which arose and had good communication. There inventories were very detailed both on check in and check out. When it came to selling the property they again were brilliant, achieving a fair price and a good secure buyer. Scott Maddison have been exceptional during this extremely stressful moment. With an eviction notice hanging over me, from the minute I requested a viewing I could see that they put their clients first. Alison handled things before the application and they did everything they could to ensure things got done quickly and as stress free as possible. Michelle took over after my application had been accepted and they were exceptional! Handling everything, chasing people up and when there was a blip with the reference company, worked hard to ensure I could still have the flat I viewed. The rest of the team at the office were amazing when I picked the keys up, they were friendly, made conversation and kept everything as smooth as possible. Terrible..avoid. Underhand way of claiming you have waived certain terms in your letting agreement such as rental warranty which is claimed to be included as "standard" . They include a waiver letter at the end of the "online tenancy agreement" they send, I've had a solicitor confirm this is UNLAWFUL so am going through the dispute process. Also do not reference prospective tenants properly so I've ended up with a new tenant who has not paid any rent from the start. The Directors Robert Love and George Aves have an appalling attitude of closing ranks and fobbing you off with lengthy emails that don’t actually address the facts at all and I've had no apology for the fact that they issued important documents to the tenant incorrectly which had to be re-issued, delaying the whole process. Alison the “Lettings manager” outright lied regarding a number of issues. They do not take responsibility for anything other than taking their fees from you.
Mould damage through lack of ventilation and badly damaged carpets are classed as “wear and tear” so that they don’t have to deal with any deposit disputes. Pointless having a tenancy agreement stating the tenants responsibilities to look after the property when they can’t be bothered to enforce it!
*****Update and In response to their reply to this review, a solicitor has already confirmed you have acted unlawfully and all you are doing is arrogantly knowing you have deeper pockets than the people you purport to provide a service too so they are unlikely to be able to afford taking you to court. That doesn’t make you any less immoral for the way you trade ….it just means you are likely to get away with it!!!
I’ll attach some photos of some of what you also class as a clean checkout…this is just the stuff from the loft which obviously wasn’t checked at all from the first tenant so you have performed 2 full checkouts and still missed this! It’s also damage to carpets that were new that you then class as fair wear and tear?! You can respond however you like with excuses and classing it as us just “disagreeing” but the evidence speaks for itself.

Made our life so incredibly difficult when we were tenants. I had an awful landlord who got away with not supplying some of the basic humane necessities of a rental despite paying a extortionate amount for said property. Scott Maddison sat back and turned a blind eye to it all and now some other poor family is also no doubt going through the same hell. There was one agent in particular Alison who was unbelievably rude and unprofessional constantly huffing down the phone like you are so beneath her whenever you had the unfortunate task of getting in touch to report an issue. They also failed to carry out appliance safety checks on white goods within the property which nearly ended in disaster for my family and when confronted with this they took no responsibility and couldn’t care less. I urge anyone with any sense to steer clear of this company or else you will come away with your fingers burnt.

GOOGLE STATES 50 VIEWS SO FAR ????
Hi everyone, (they're not 5 stars) I am currently in a legal dispute with Abbey Sales / Scott Maddison.
They state I owe them a commission fee (which I don't recognise); a different Estate Agent (Michael’s Estate Agents) sold the property and received the actual commission fee, paid to them by my solicitor.
Abbey Sales & Lettings (Scott Maddison) may legally have a claim however, this is yet to be determined; and may well involve court action.
I have included photos of the letters from their debt recovery partners etc. that were sent to me, and me to them. I will continue to update and post on this review all correspondence I receive from Abbey Sales & Lettings/Scott Maddison.
The posted email from Abbeys debt recovery partners was the first communication of any sort regarding their claim, approximately four months down the line from the actual sale (not sold by Scott Maddison, but by another Estate Agent).
Updated 29/07/2024 - I have just requested the original VAT receipt in respect of their £1980 claim, NO invoice has been sent to me in regards Abbey/Scott Maddison’s claim to date, only the email from Abbeys debt recovery partners.
An invoice should have preceded a debt collection request.
Scott Maddison did know of the sale, they were the letting agents right up to the point of sale .. by another Estate Agent (Michael's Estate Agents).
I had a private meeting with the manager of Scott Maddison one month prior to moving my property to another estate agents, giving Scott Maddison one further month to increase viewing figures, which they failed to do.
The Manager at no time stated I would be liable for any charges whatsoever if I moved estate agents.
I have not received an invoice to date (15/05/2024) just the debt recovery letter.

It was not an easy time to sell my mother's house and it was a bit of a bumpy ride with the first sale collapsing, but throughout the whole process, the team at Scott Maddison were always positive, always helpful, always available to speak to me and kept me updated throughout. Kevin was unflappable and gave me good advice about where to spend money on the house to help get a sale but also where not to. Sue Love the sales progressor would weekly keep me abreast of what was going on down the chain and she did a lot of chasing and 'nudging' where things were seemingly at a standstill. They managed to get the most important people across the door in the first week, the people who fell in love with and purchased the house despite the obstacles put in their way by others.
Shout out to Megan and Jonathan, who were always on the end of the phone if we needed help or an ear to listen to us.
Our sales progressor, Sue Love, has the patience of a Saint. Yes, we had our spats during a complex and stressful sale, but she was there for us right to the end. She went above and beyond with two very different legal firms (I'm sure in some instances she did their work for them!). Sue, single handedly, earnt SM every penny of their commission. We cannot thank her enough for getting our sale over the finish line.

We found a property that ticked all of our boxes online, we approached Scott Maddison as they were the selling agents. We arranged to view the house and knew straight away that it was the house for us. When we were in a position to put an offer in we did and it was accepted. This was 4 weeks before Christmas. Their lady who deals with the progression side of things made contact around 3 weeks later, but rather than an introduction first saying who she is and what she does, it was straight in with a bombardment of questions, also using ‘lol’ in one of the first emails. Straight after Christmas we had a call from her, saying that this sale was ‘dragging on.’ Obviously I informed her that we have just had 2 weeks for Christmas and not a lot gets done over this time. From that point we had very little communication from SM. We arranged a second viewing with Megan I believe who had only recently joined. She was fantastic and couldn’t be more helpful with assisting with the viewing as we had a couple of trade people come along too. We ended up leasing with the seller ourselves as it seemed to be the best was to give each other updates. When we got to exchange, again we had no communication from SM, we had to make contact with them to let them know we exchanged. Around 10 days later their sales progressor contacted our selling agents and wanted to know an update of where we were. This was 3 days before completion. They would have received notifications from solicitors and also us. When we completed, we had a call from Megan to say we could collect the keys, again she was very polite. But the whole communication and also them not knowing what is going on with a sale let them down massively.

Myself and my house mate were renting for the first time in Halstead, Essex and we had the lovely Alison who works at the Halstead branch and was amazing, answered all our questions and was always on hand to help with anything we needed. Alison was very patient with us being new to renting which made our experience so much more pleasant and we felt confident being able to email her about anything regarding the house. We were super lucky to have the best landlords EVER who were so kind and also on hand to help with anything. This made communicating with both Alison and the landlords an easy experience which I know is hard to find nowadays! I highly recommend Scott Maddison as they always go the extra mile.

I recently sold my property through Scott Maddison, and found the whole team fo be exceptionally knowledgeable, professional and willing to go the extra mile when I found it difficult to negotiate the emotional and practical experience of selling my house.
I was supported from day one, from the initial valuation right through to the day of completion. Not just in the sale of my own house but in the purchase of my new property too.
It would be wrong to single out any one person, but my experience was that anyone would be hard pressed to find a better team.

We rented through Scott Maddison for 2 years and was evicted at Christmas time due to their poor communication skills and inability to tell the truth to the land lords when they messed up. Our living room floor had warped due to a loose roof tile, so we phoned them to report it. They said they were going to send someone out but never did. We phoned them about it again and still nothing.
Oliver Cox then came to do an unrelated quarterly inspection and noticed the floor.
Having sent a bad report back to the land lords based on the floor (which we reported) the land lords went mad and evicted us.
We told them that we had contacted them twice about it, but when they confronted Scott Maddison, Alison (who we had reported to) denied any knowledge of it and made out there was no record of our calls.
They caused us a lot of money and stress and I wouldn’t use them again if I was desperate.
We had a great relationship with our land lords before this which is obviously ruined.
Careless incompetent and unprofessional.

I do find it rather amusing that there are only reviews of this estate agent on here and mostly from sales but my experience with them was so poor and the up keep of the property's that they manage for their landlords is poor. The property manager doesn't even go and look through the houses she deals with. How can you manage property's like that!? I wouldn't advise anyone to buy or rent a property through them as they seem so caring and nice but in reality they aren't and when you stand upto them, they like to tell untruths about people that rent through them to the property owners. You have only got to ask a few good trades men about the level of care and respect they have for their customers

However the sales team who handle the after offer and during the process to completion was awful . Poor communication, very few updates and no regular updates or contact. I found the staff to be very polite and respectful, especially Holly, who I dealt with most of the time. I had to chase for updates a couple of times (they would have received five stars otherwise), but apart from that I was very pleased with the service I received.

Edit 16/02 - following the reply from Robert we have contacted them asking what is untrue from the review and awaiting response. We simply cannot believe that they are denying that what we have stated is untrue, and judging by some of the other reviews I believe we are justified in saying their customer service and communication is poor.
Unfortunately the worst estate agents we have ever dealt with. Poor communication from the very first viewing of the house we purchased from them. When we arrived at our first viewing we waited for approx. 20 minutes and no one turned up and we had no calls, we called the office to find that they could not find the keys to the house. Another couple had also arrived to view the property and had also not been told that the viewing would not be going ahead. We were told we would have to rearrange for another time. We did eventually view the property and make an offer that was accepted, it was only at this point that we were told the house was going through probate, probate hadn't actually been granted yet and there could be quite a wait before we could actually get started with the contracts. In the end we had to cut communication with the agency and go direct to the company dealing with the probate for answers as they would only ever email them to chase up rather than get on the phone to get an immediate answer. We arranged three more viewings between putting the offer in and completion, the first of the three the agent was late which was disappointing but the second was an absolute farce. We had arranged to view the house on our lunch break with an electrician and we had made it quite clear that we needed to get in on time. Alas after 20 minutes of waiting - and again no phone calls, we were told that the agent was on the phone and hadn't forgotten. We were furious because it wouldn't have taken much effort for someone in the office to call us and let us know. After exchange we arranged for a final viewing and were told if we left proof of ID with them they would allow us to take the keys, then a few hours later we were told we couldn't - not a problem but we just didn't understand why they could not check this before telling us that we could. Just incredibly poor service. On the day of completion I called and asked them to check that they had all of the keys before we collected them and I was advised they did. Then on getting to the house we found that there were no window keys and no key to the garage and have had to fork out to get new keys and replacement locks. We had been advised that they would source keys for us but have never heard back from them since. We were also advised on a viewing that the garden would be maintained - this did not happen, and that the house and garage would be cleared prior to purchase and this also did not happen. So as well has new locks and keys, we also have to pay someone to clear the goods that they promised to clear. It is clear to us that they are not interested in customer satisfaction and only getting paid. I would avoid them at all costs.

Professional and very knowledgeable team. Kevin knows the local market extremely well hence he was able to consider our unique situation and all the local angles when marketing the property.

I have used many agents in the past and I can firmly say that Scott Maddison are one of the best I have ever used. Friendly, professional and respectful staff, who actually made me feel like a person as opposed to many other agents who have just seen me as a tenant, lining their pockets. They have been extremely helpful through the pandemic too. I simply can not fault them. Not one member of staff has fallen below excellent in my dealings with them. Communication has been excellent and they have dealt with a very tricky situation with the upmost respect and professionalism. A real breath of freah air. I would recommend them for all your property needs.

Avoid at all costs! Rude, smug staff who are inadequate to provide a half decent service. I thought it would be wise to use them as they are advertised as a friendly, local, family agent but I fell into this false security as they are worse than a corporate company. Some staff training on customer service is urgently required, especially from the manager Steve. Total rip off, they can’t comprehend that they are messing with real lives.

Approx 3 to 4 years ago we sold a house through this company in Balls Chase Halstead Essex. Where do I start. Arrogant owners of this business. No communication, totally beyond them, You had to go through office, then if lucky were placed to a ( VERY NICE POLITE semi- retired GENTLEMAN ). He really tried his best to help.
I felt once you had signed up. They had achieved their goal. ANOTHER LISTING!. The owners were not concerned with their client. VERY VERY bad communication skills. ( Typical of a smaller town ). These two guys ( Owners ) do not have their clients interest at heart. There
are other real estate agents in Halstead whom I would take this review to. See if they can do better. I also recommend taking this review with you to Scott Madison, See their excuses why I wrote this review..
