Arranged to view a property with Ismaeel which was confirmed that day. After leaving work early and travelling for 30 minutes I arrived early and expected to see him in the lobby. I tried to contact him but got no response, I went up to the flat and no one was there. He made no effort to contact me to tell me he'd arrived or where we should meet and either didn't actually show up or just left without trying to find me.
The next day he had the cheek to email me to ask if I "was sure I was at the spot?".
He was totally unprofessional and lacks any common courtesy.
Thanks for wasting my time.
And judging by the other reviews, I can't wait to see the AI generated response to these comments or a claim that "my name isn't in their system".

Excellent service! Thanks to the shipways lettings team especially Ismaeel for the excellent service they provided. They managed to secure a tenant for us with their 1st viewing which was very good news for us. Communication was really great Ismaeel has been very supportive and kept us updated with the application stages. I was feeling a bit overwhelmed towards the end but Ismaeel was very reassuring and kind. He made sure he made the final call to me that evening to let me know everything was in order even though it meant he was staying at work later than usual, I really appreciated that personal touch.

Arranged a valuation for my property last week with shipways in Harborne for today at 14:30, had a text message from Lauren Bennet at 8:51 asking me to call the office, called several times, no joy, then I received a email at 9:40am saying my appointment has been cancelled without any reason, not good customer service, won’t be dealing with this company again!!!

As far as I’m concerned, if you have a good experience with a product or service, then everything is as it should be; and if you have a bad experience, you just simply never use that product or service again. I have to make an exception in this instance. The team at Shipways Estate Agents in Harborne are fantastic! Ismaeel in particular, has been an absolute pleasure to deal with. He is professional, empathetic, polite, friendly, and very well informed. I couldn’t have hoped for a better agent to help me through what I thought was going to be a complicated process. Instead, it’s only taken a little over a week to secure the exact property I wanted, and he made sure to communicate with me via phone and email, every step of the way. Ismaeel is a massive credit to the organisation. I really hope they realise what an asset they have in him, and reward him accordingly. I highly recommend the team at Shipways in Harborne. We had a disappointing experience with this agency and feel compelled to share our concerns. We raised serious issues about a property's non-standard construction on 21/07/2025, which the agent confirmed. Despite informing them clearly—both verbally and in writing—that we would not proceed with the property, they continued to process a property search after we had withdrawn and even after we had informed them that we had found another property.
Their listing for the original property was misleading, as it omitted key information (non-standard construction) that other agents routinely disclose. When we challenged this, they admitted they had this information all along.
We were also told, during a recorded call on 18/07/2025, that the £399 solicitor fee was on a "No Sale, No Fee" basis and transferable to another property. However, when we requested a transfer after withdrawing, we were refused—despite this agreement. As we were no longer using their recommended solicitor, we had no choice but to request a refund, which has not yet been resolved.
Overall, the lack of transparency and poor customer service left us frustrated and disappointed. We cannot recommend this agency based on our experience.

***AVOID Cowboy Estate Agents, AVOID***
The agent Jamie came around 10 mins late (no excuse for being late!), and then told us the fees are fixed at 1%, which we find hard to believe, and was a blantant lie. Then after an instruction, didn’t bother to follow up with any communication.
If you didn’t want the business, because it’s small fish compared to luxury properties you are selling in Harborne, then just say that and not mess us around.
Also like to constantly harass you with unsolicited phone calls when you are not interest, so be warned if they get your phone number.
Wouldn’t recommend anyone to go with these dishonest wheeler dealer salesmen.

Decided to get an evaluation before re-fixing my mortgage term, advised to growth their on-site mortgage advisor to get the best deal. Told them it was leaving fixed terms the end of the month and was not warned of the 4-8 week delay by going with them and not my original lender. Got harassed by phone calls 4-6 times a day, mess ups with appointments and being put through to different sites. Just as useless as when I bought with them 2 years ago. Awful and properly informing and gloss over everything to make it seem like it'll all work out fine so you go along with them.

Awarded full five weeks deposit, we was advised that we would be getting back the full deposit. The team leading the zero deposit changed their minds. All the evidence has been given to prove how much had to be spent on the property from previous tenants. Inspections were not carried out effectively and damage was not picked up. This has been going on since Decemver and still waiting. Manager does not help despite them taking the money.

A few days ago, I contacted Shipways Estate. I received an immediate response from Leah Ladek regarding booking a viewing the next day. I found her to be the most pleasant person Shipways could send for the view. Her support and positive attitude were greatly appreciated. She has a real knack for dealing with people! Due to a transportation issue, my partner was unable to be on time; he was 15 minutes late, and despite her heavy schedule, she waited kindly and without complaining. It is remarkable how positive her attitude is! It was a pleasant surprise to find such an attentive agent. You must be a great asset to Shipways Estate. I hope they'll give you a chance at a higher position because you deserve it.

Worst service. Slow response. Make landlords, tenants, guarantors work unnecessarily more than they should have.
Unfortunately I couldn’t give a zero star. I was contacted to complete a guarantor application form online back in July. I did complete it and the agency has not proceed the contract extension for my friend who is a tenant. After 3 months I was contacted to complete the same form again as the agency was lack of responsibility to proceed the contract extension and the guarantor application form was valid only for 60 days. The agency made me repeat the same process twice. Such a waste of time!

Literally the worst lettings agent. I've been waiting nearly 3 months for a contract. I've phoned every week and have been told I'll be phoned back by the lettings team. I've never been called back and I've never been allowed to escalate it higher up bc they say its not possible? I'd really recommend any other letting agent possible guys. Trust me! More so the staff can be misguiding about houses they show to u.

Absolutely disgusting ignorant people representing this business. Some clown too busy too peal his eyes away from his phone is carding houses in the harborne area. He visited my property today and trampled over my grape vine. When I told him he should be more careful next time he became abusive. Will definitely never be using or recommending your services again and anyone representing your company is not welcome. Anyone trespassing will be dealt with accordingly.

Shipways have been efficient at finding buyers and booking viewings, but could be more proactive in pushing through the conveyancing process. I would advise prospective customers to call up at least once per week to enquire about blockers on the progress of the sale, as they will not chase 3rd parties unless prompted.

I met agent from this place when she came to measure flat that I rent they now selling. I gave lady some information after she asked where I want too move too she stated she would pass info onto lettings department of company. I have rang her and got yes I will pass on now well guess what still waiting still had no call back. I can't give zero stars so I reluctantly give it a one I seem to think this company only interested in doing sales too get good commission well if this is the case I suggest SHIPWAYS stop doing lettings. I would give a wide berth to this place if you require help in renting a place you will be waiting a long time been

Unfortunately it has come to this.
This agents just simply do not care. We put our trust into this and end up homeless. We were giving calls about property for couple of months just to always end up unsuccessful. You call, give number and you are promised to get a call back. When do you get response from them? Well, when you call them because there is no way they will ever give you call. Throughout this journey of almost 10 weeks, we received one returned call when we wanted to include landlord into the conversation or a manager.
If they tell you that the property is going to be ready by one time, give it another month. When we first called about another property at the end of august, we were told there is another one coming around 10 of September. So we waited. Then it went from 10 to middle of September, end of September, beginning of October, middle of October and at the end of October we were finally able to even view the property.
Before even scheduling the viewing we were told that this is not the property we were seeking. Before that happened, we fillet out affordability sheets with the address. I forgot to mention, the property was supposed to get on the listing pages and we were supposed to get informed. Of course, no one let us know because simply they do not care.
We were told because we have been calling for a long time we are at the top of the list. Charlotte told us this during our viewing of the apartment.
After viewing the property we filled out the papers, where they told us we could possibly move in on 30.10.
After that the email stated that we will get a response in 2 days. This viewing happened on Tuesday, so we were supposed to get response by Thursday morning. Today is Saturday and just got a response that we did not get the property.
Overall, if you want to save your time and nerves, reconsider state agency. Very unprofessional, full of promises and just doing nothing if you are not doing anything. We will be filling a law complaint and if someone has similar experience with proofs, please e-mail me and we can stop this clownery.

My rental journey has been made extremely easy by Shipways. My initial viewing which was held by Elton was one of my best viewing experiences. Elton was professional, informative and showed warmth, following such a fantastic viewing I had agreed the property and he continued to support working tirelessly liaising with ourselves and our new landlords and worked quickly and efficiently with the sign up and move on process. Not really sure where to begin. I rented a property with Shipways and right from the beginning it was a trauma. They had advertised illegally - stating that the property had electric heating throughout. Discovered after moving in that there was no heating at all. Literally nothing. I had to threaten the team with legal action before they even considered helping me.
Similarly, the washing machine was broken and I waited almost two months with no response - they never answer or return calls (even when they explicitly promise to) - so I rang the employee responsible for my flat and told her I'd come in and sit on her desk until she fixed it. What do you know? Within 5 minutes she'd organised having it replaced. It's laziness and contempt for tenants.
I lost count of the number of times I rang to office only to be told that Lauren was 'out at the moment but can ring you back later', but never received a call. It reached a point where I could hear the audible disappointment in the voice of the woman answering the phone every time I rang: "Did they still not call you back, Ben?"
Unbelievably, the place hadn't even been cleaned and was full of old, broken furniture and rubbish. The floor was literally sticky. I had to do hours of cleaning myself and they wouldn't pay me back for this, despite the fact that it should have been clean and cleared before I moved in.
Throughout all of this, despite clearly illegal practice on their part, I was ignored and belittled. They even tried to gaslight me about what I had or hadn't said - "We have no record of that, Ben. You didn't inform us". Luckily, I kept every email I exchanged with them and was able to call them out on this every time.
They eventually issued an apology and gave me some compensation. However, the poor service never stopped. Due to the illegal advertisement, I changed my tenancy date to a later date. They sent an addendum to the tenancy agreement for me to sign, I signed and returned it in July 2020. Every month after that, I received a 'late rent' email. Every month, I responded explaining the situation and attaching the addendum again.
In May 2021, I decided to send them 16 copies of the addendum to see if they would respond. They did. Nobody had processed it at all, and it wasn't even valid. This was 10 months later. My record stated I was always late with rent - any reference when I moved would have reflected this unless I'd rung and fought them over it.
Now, worst of all, my landlord has switched to a differed letting agent, but I am still getting 'late rent' emails from them. They won't leave me alone even now that they have nothing to do with my flat.
It's genuinely maddening. I cannot understand it. I've never known any organisation of any kind to be so consistently useless and contemptuous of the people they should be helping. It won't make much difference to them but, for the sake of my own mental health, I've resolved never to involve myself in any Shipways property ever again if I can help it.

They charge £3000 to sell your house, but they won’t do much for you.
They talk the talk to get your business, but sadly it’s all downhill after that.
It’s very difficult to get any feedback from them, after viewings, or offers etc. I found my experience of selling my house through Shipways very stressful as I had to make many phone calls and leave many messages asking for feedback, but I wouldn’t get any call back. Even after sending many emails, it was still a struggle to get any feedback.
I have had buyers knocking my door few days after their viewings, asking me for feedback because they also struggled to get feedback from the agents.
All in all, very disappointed, I wish I had gone with the other agents that had given me valuation.
It’s safe to say I won’t be using Shipways again, nor will I recommend them to anyone.

I saw the flat and contacted shipways on a Saturday, viewed the place on Tuesday, and moved in by Friday.
They understood that i was short on time and they delivered in a timley manner. They were trustworthy abd professional in handling my details. The ad they placed was the same as the product they delivered. Paperwork for my deposit was processed and sent without me prompting it. Great team especially Elton and Charlotte who have professionally facilitated all of that. Would definitley rent with shipways again.
