I sold two properties with Urban and Rural Lesley looked after me and I would say they were very helpful and also chased the solicitor to help move the sale along. If I had my time again though I wouldn't use their recommended solicitor i found them incompetent and I had to provide solutions to issues they created.

Years ago we bought our first house through Urban&Rural and it was such a smooth, stress-free first time purchase, thanks to Darren. 9 years forward, we needed to sell that house this year and I made the right decision to go back to them.
Along the way, both Darren and Lesley have been great help. Looking after our sale, trying to get the best possible result for everybody. Amanda and Elicia were amazing with arranging the viewings while always respecting our house and our family commitments.

I could not fault any aspect of the selling process with the Dunstable branch. From the first contact we had to arrange a valuation it was clear this would be the agents we would list with. David done the valuation and was honest and factual, his knowledge of the local area was impeccable thus managing our expectations of an achievable sale price and gaining our trust and confidence in his team. We then met Darren, who came to photograph the property, and he too provided us with incredible service and further gained our trust and confidence into the branch. Each staff member we encountered was equally as knowledgeable, friendly and professional. A huge thanks to Elicia for her negotiating skills to achieve us our sale price.
The whole selling process was so easy, with regular contact from the whole team, updates on how the property is doing and booking in several viewings. We received in depth feedback after each viewing and was honestly so impressed with the team from the very first contact. Belated review after Urban & Rural Dunstable acted as my agents for the sale of my flat earlier this year. I chose U&R over other local estate agents because I was very impressed with [owner] Darren Thomson's pitch when visiting my flat for a valuation viewing: some other agents I met came across very pushy and with a hard-sell attitude, but Darren's pitch seemed more quietly competent and inspired confidence in me as a seller.
Additionally after checking out a lot of local properties on Rightmove, the quality of Urban & Rural's online marketing struck me as noticeably better than their competitors: the photos taken for the Rightmove listing were well-judged and showed the place off to its best advantage, but what stood out from the rest was that U&R put together a video tour of my flat with a great sales pitch presented by Darren and some nifty drone footage to add a bit of pizzazz to the video - other local agencies whose Rightmove listings have a video section invariably just put up a slideshow of the still photos already shown on the listing to some cheap backing music, not even bothering to narrate the slideshow: pointless! Also, as an avid Rightmove browser whilst looking for my next house, U&R include an overall total square metre summary on their floorplans which many local agencies don't, and as a buyer that puts me right off immediately when I can't clearly see how much space I'm getting for my money.
As for the sale itself, U&R listed at a price I was completely comfortable with (smack-bang in the middle of the range I was expecting) and found me a buyer within a week at full asking price on my first viewing! Sadly that buyer didn't work out as he wasn't able to pass his solicitors' Anti Money Laundering checks - not the fault of Urban & Rural - and so after he dropped out as a buyer U&R re-listed and found me another buyer at full asking price, again within a week and this time after only 3 viewings. Happily on the second go round the purchase did go through (with far fewer complications than I was expecting, given that the flat was a leasehold property with potential ground rent issues) and we completed on the deal far quicker than I had thought possible with no mess and no fuss.
Overall, a brilliant experience as a seller, and I do think that at least the Dunstable branch of U&R is leaps and bounds ahead of the local competition. If I move again in future, these guys will be at the top of my list after the completely painless sale I had with them in 2023.

They were brilliant from start to finish, with a realistic valuation, quality advice and keeping us informed all the way. We first came across Urban & Rural, when looking to value our home when paying back our help to buy loan.
We were looking at our options to sell, or pay back the loan.
We choose Urban & Rural, as I had noticed they had sold a lot of houses on our estate.
Brad visited us and from the first meeting, we were impressed with his manner and confidence when it came to selling our home.
We had never sold a house before and the process actually filled me with dread!
We had found our next home, but the process was complicated, as it was not 100% sure we would get to purchase it. We had a very tight window and had to be in a position of SSTC, to secure the other property. We were upfront from the beginning and Urban & Rural were actually amazing. They understood our parameters and were open and honest with potential buyers and with us.
I really cannot fault them at all, Brad and Darren had our home on the market within a few hours!
The write up and pictures were top class.
The feedback was precise, honest and quick. Lily & Brad were also amazing at showing potential buyers round our home.
I felt total trust in Urban & Rural selling my home.
We actually ended up with a concrete offer and Brad negotiated the selling price excellently.
Unfortunately, the property we wanted to purchase fell through, so this time we had to pull our house from the market.
However, we will be back in a couple of years and I would not choose any other agent to market and sell my home.
Urban & Rural gave a first class service and I cannot recommend them enough.

Darren came to do our initial valuation and was brilliant. Having never sold a house before, I had lots of questions, but he was very honest and clear about how it works and the costs. There was no pressure to make a decision there and then either.
We also dealt with Lily often, especially as she was the agent who sold our house for us. She was very easy to contact and responded to all our queries quickly.
Darren then helped with negotiations for our onward purchase and was brilliant. He definitely did a much better job than we could have on our own, and we feel like he saved us a significant amount of money.
All in all, Urban & Rural were great and I would absolutely recommend them to everyone I know.

We put our house on the market in September 2020. They provided a comprehensive quote, details of marketing and the process. The sale price was spot on the valuation and strategy. Excellent communication throughout the sale using WhatsApp, feedback straight after viewings and booking in viewings. Advice on next steps to sell the house more quickly and good negotiation with the sale price. Only negative was the progression with the outsourced homestart where there was confusion about the chain on a number of occasions and chasing required. However overall it was an excellent service and I would use Urban and Rural again and recommend them to friends and family.

Thankfully we were proven wrong. David and the team were very professional from day one. We wanted a quick sale and we got one, very considerate about viewings, quick with feedback and responses to all our questions which put our worries to rest.

I marketed my property with urban & rural for 4 months at a rate of 1.4%. I was told by the salesman that they were the best firms in the area and that they charged a premium for that service. Personally i didnt feel i got a premium service. They were very slow to return calls and messages. They also took several weeks to get the correct information on the rightmove page. I also felt the pictures they took of the flat for the rightmove page werent very flattering and played quite a big part in the flat only generating 4 viewings in 4 months, as its a brand new flat on a brand new development i have to say i expected them to generate more interest. So overal i wouldnt reccomend urban & rural especially considering the fees they charge
