I can’t recommend William H Brown enough, especially Danny Maddison.
I called on a Friday, had a viewing booked for Saturday lunchtime, and Danny was great from the start. He showed me around the apartment properly, talked through the pros and cons honestly, and explained everything clearly around the deposit, moving-in times, and next steps.
I put down a holding deposit on the Saturday and by Wednesday all the paperwork was done and signed. I didn’t have to chase once. Everything was quick, clear, and mostly handled over WhatsApp, which made it so easy while I was working during the day.
It’s now Friday and I already have the keys — just six days after the viewing! I genuinely can’t believe how smooth the whole process was.
Thanks so much, Danny — you’re a real asset to William H Brown. Would 100% recommend.

William H Brown in Cowgate, Peterborough has been nothing short of appalling.
I initially contacted them to put my house on the market, and a few days later, they told me they had a potential buyer looking for a property on my street. As my house was rented out to a difficult tenant, I specifically asked the team to be discreet and not discuss any details about the sale in front of the tenant. I also asked them to make the buyer aware of this sensitive situation. Unfortunately, these instructions were completely ignored. The tenant found out confidential information that they should never have been privy to, which caused significant problems.
When I called to raise my concerns, I was met with a rude and dismissive attitude from Beth, who showed no empathy and later ignored my calls altogether. It took some weeks later for a manager to respond to my complaints. Dan then appeared helpful and apologetic, he suggested that I didn’t make a formal complaint and that another manager would contact me shortly, and a gesture of good will (reduction in fee) would be applied. I never complained with this in mind - Initially, I just wanted to feel heard by someone who could empathise with how I’d been left feeling after some big mistakes had been made by the company.
I had also clearly instructed William H Brown to copy me into all communications between themselves and the tenant but this did not happen either. They arranged a viewing without notifying me, which led to the tenant cancelling and arranging their own private viewing. At this viewing, the tenant sold personal items and even some fixtures and fittings from the house to the buyer, and made promises to the buyer that wasn’t theirs to make. What’s more, I learned this from the tenant, who had informed the estate agent (Beth again), but the estate agents failed to inform me of any of this, despite being aware. William H Brown also communicated directly with the tenant about collection of the keys, which was not their responsibility and against my clear instructions. I actually drove a 3 hour journey to collect the keys myself from the tenant and was clearly inconvenienced.
The property was not managed or rented through William H Brown, so their only role should have been to arrange viewings — with my consent. Instead, they overstepped boundaries, ignored instructions, and caused unnecessary stress and complications.
When I finally spoke to a different manager 32 days later after my initial conversation with Dan, I was made to feel as though none of this mattered — their only concern was that they had “found a buyer,” as if that excused their negligence and unprofessionalism. Although I was initially told I might receive a reduced fee due to the numerous failings, I was told bluntly by Josh that my complaints did not warrant any fee reduction, good will gesture and I didn’t even receive an apology. There was no accountability from Josh that any aspect of their service was unacceptable.
To make matters worse, Josh was rude and patronising during another call, telling me that I was “not the solicitors’ priority” when I chased up an issue raised by the buyer that didn’t match the solicitors’ information. Once he realised that I was actually calling with good reason — on behalf of both the buyer and myself — his tone changed, but I never received an apology for his earlier tone and poor attitude towards me.
In the end, I paid the full fee for a service that was shockingly poor: they never photographed the house, it was never advertised in any aspect, no board went up, the estate agent arranged and delivered one viewing only in which they failed to follow clear instructions about confidentiality, they excluded me from key communications despite understanding the difficult situation with my tenants, and treated me with complete indifference once they had my signed contract - including not returning my calls or emails for 32 days.
Overall, the conduct of William H Brown in Cowgate was negligent, dismissive, and deeply unprofessional. I pride myself on being fair and moral — I have no issue paying full price for a service that is delivered properly — but in this case, I was let down at every step and suffered unnecessary stress. I would strongly caution anyone considering using this branch to think twice.
I will be making a formal complaint and I will take this up with an ombudsman as soon as I have completely recovered from this shocking experience. I have emails and messages from both William H Brown, my ex-tenant and the buyer, which validates most of what I have to complain about.

Poor staff and Bradleigh was ok always and responded quickly to my requests. However, over time he became quite unhelpful and thought nothing of generating extortionate costs for repairs without even asking if tenants had caused the breakages. Sophie was extremely unpleasant and passive aggressive throughout my entire association with her so had to sell my flat eventually due to poor managing agents. Will never use them again I am extremely unhappy with their service.

It was a great start with the guy who came round to value, then a viewing in the first week. Then nothing for the next 11 weeks, no call from them. Possibly as it was being sold via the Allison service.
Allison however 'sold' the property we wanted to purchase and had in theory held for us as we were selling via their 'service' to a company called Heylo housing who will be offering up a 50/50 deal on a 4 bed detached (normally those deals are for starter homes). We had had great help from Allisons site contact and had been round said house measuring up getting ready for the move. We no longer can trust Allison homes and feel that our house had been priced too high for the current climate.

I had a retirement property. Had an offer in April 2025 which I accepted. I then looked for a shared ownership property to buy. Found one which was perfect in location and size. Allocated solicitors paid for a management pack. On July 11th I was informed by my house purchaser who has been chasing for proof of funds that my purchaser did not have a mortgage in place, which was news to me. I called william h brown straight away and was promised a call back. This never happened. I have now lost my house and 3 months with my property being SSTC

Sharp practice is the best that I can say of this outfit. Travelled 75 miles to view an inexpensive flat that was showed me by a very pleasant chap who suggested that I speak to the office about any questions I may have. The experience went downhill from here on. The Lady I spoke with explained that an offer had been previously accepted on the property but if I was prepared to make a better offer then I could be the one to buy it. Really ? I asked how much the Service Charges and the Ground Rent were but she was unable to tell me.
This raises serious concerns on my part. Are they trying to tell me that some poor fool has agreed a purchase not knowing what the Charges are and that his "accepted " offer (if indeed there ever was an offer) was in fact worthless? If this is true then why are they offering the place to me knowing that it is already sold ?
This is classic Gazumping which you would think was outlawed years ago yet clearly not where these people are involved.
Truly devious behaviour on their part which leaves me wanting to run a mile once my anger has subsided. I can never believe a word they say again but I eagerly await their response to this review. Shake hands with this bunch and you'll need to count your fingers afterwards.

Be carefull they will lie to you so you can give them the holding deposit then you need to go to court go see it back .they took my girlfriend deposit after 3 weeks they said we weren't aproved and they didn't even said i real reason why. I'm not going to give a zero because there's no button for that, if you want to add stress and end your mental health, you can try renting a house with them, they're not professional at all, we started the process to rent the house with Naomi who apparently is a prejudiced and racist, because There are good reviews about her, but with us we were treated without respect, we had to keep chasing to get a response, definitely the worst experience with agents, it was 10 days of stress after making the payment holding deposit, we had to go after them, we called no one answered , communication was rubbish, sent an email 2 days later you got the answer, I made the payment on the 23/09/2024 that same day in the afternoon at 6pm we received keysafe to fill out my partner filled it out on the same day I did on the 24th and IF YOUR BANK IS METRO BANK NEITHER TRY TO USE KEYSAFE BECAUSE IT'S NOT ON THE LIST OF THEIR BANKS, the days went by and I kept sending an email, calling and receiving a response and until I went back to them again (it's a waste of time calling them in 5 calls they'll answer 1) while During the entire process, our landlord was waiting for us to confirm if we were going to renew the contract, we didn't know what to them because NAOMI only responded to emails sometimes, after 2 weeks of waiting, , they discovered that we couldn't keep the house and they didn't want to give my deposit money back knowing that they were the ones giving up. THEY MADE US WAIT 10 days we were treated really badly and in the end they still want to keep my money Every day I still need to call asking for my refund .

Do not use them! If I would know more about them I would never used them. They are unprofessional, to get an update about process is almost impossible, because they rarely answers or calls you back! On my completion day I told them twice because off chain it will take little bit longer till property will be empty and I will let them know as soon as property will be empty! But they managed to give a second pair of keys to property buyers and they entered a property and then complained to solicitors and estate agent that it’s still a cat and stuff inside the property ! At the time I was unloading my stuff in another property! And these people was alone in property with my stuff! Then after few hours I called them 5 times to let them know that property is empty but no one answered the phone!next morning I got a call from them that I needed to move a day before because it’s already day after completion but property was already empty from previous day!

In this company the right hand doesn't know what the left hand is doing. I am investor and this is a second time this happened to me with them. Tried to arrange the viewing immediately the property came/returned to the market(Beginning of the week). I was completely flexible with dates and time. One of the "great agents"(lady) promised me to come back with the date once they check. But of course she didn't. I had to call day after to arrange the viewing. The earliest which they could do Friday(confirmed). On Thursday lady called me to a to arrange the viewing,
of course she hadn't clue that I have a viewing next(which supposed to be in their system, if they have one) day. Bottom line they have cancel the viewing hour before my visit when I was already driving to the customer. I called to their office wanted to talk to their manager to explain this is not how it suppose to work. The manager said she will call me in a minute. A FANTASTIC EXPERIENCE with WH Browne Wisbech branch on my recent letting.
After getting in contact to enquire about a flat I was forwarded to the lovely Sarah Townshend who couldn’t do enough to help and support the application process and the arrangements to get me moved in. I wouldn’t have my first choice letting if it wasn’t for Sarah’s due care, attention and outstanding customer service.
I received friendly interaction from the whole team when calling for updates and had timely responses to all my emails which kept me updated and informed at every turn. Truly a painless experience, I couldn’t be happier.

Thoroughly disappointed with the service by William H Brown and in particular, Sammy. I put an offer for a property and the offer was accepted. The property has been sold to someone else, which is fine. However I was not informed of this at any time and when I mentioned this to Sammy that William H Brown could have at least let me know, he responded by saying 'with all due respect, our responsibility is with the seller and we don't have to let the buyer know'. I think Sammy needs to learn a bit of common courtesy. If this is the attitude of your assistant manager, I don't know what the situation would be across the team.

If you enjoy poor communication then you need to take your business to William H Brown. Both the estate agents, and should you choose to use them, the 3rd party solicitors they use will not engage in a timely manner with neither yourselves nor other parties (i.e other solicitors up/down the chain). If you are working to a specific deadline, you may as well tell your priest/rabbi/other religious leader as they will be able to do as much as William H Brown is willing to do to towards it.
We were sold by Martin who claimed he would be selling our house (showing people around). He had a lovely character, but that was the end as he was never seen again. Do not be fooled by the agent they send round as your property viewings will be handled by whoever is available.
A special mention to Fiona who has a terribly poor attitude to her clients, will dismiss you without answers to your questions, unapologetic for delays caused by herself and William H Browns 3rd party solicitors and most of all lack of communication. The undue anguish and anxiety caused by Fiona is particularly sweetened by her pathetic responses.
In addition to that, Fiona repeatedly got names wrong which, rightfully, makes you question her attention to detail.
To anyone worried Fiona may read this and be upset, fear not for aswell as being an underperforming member of the WHB team, she also has the emotional intelligence of a peanut.
Buying/selling/moving is understandably a stressful time in any person's life. If you would like to multiply that pain, use William H Brown.
Would give 0 stars if possible - terrible, dishonest service.
[Unfortunately, my first ever bad review as I truly try not to give them. But in this case, I feel it is needed to hopefully save others from experiencing a genuinely bad service.]

My wife and I have successfully ran two separate businesses for 35 years happily with no complaints.
This has been the most stressful times of our lives and so grateful to move away to a fantastic caring company whom we have had another rental home with for over a year.
Chalk and cheese, guided us through problems with a really supportive caring attitude.
W H Brown/ Sequence offers,
bad communication between departments, inconsistent advice, aggressive advice particularly on the telephone from Tamsin Hunt who comes across as arrogant, knows everything but somehow we are left picking up the pieces
Took 6 months to receive rental payment to our building society initially with no contact ever from anyone ever to see if we are happy with the service, no feedback and mistake after mistake made, they brush over questions on emails and pick the ones to answer always delayed responses as they are at lunch or on holiday.
We have been left in the three years we worked with them thousands in debt.
Our last rental tenant has managed to play their system leaving arrears, dilapidation to the value of £2000 and no forwarding address to chase arrears payments.
No sorry ever been acknowledged.
The most unprofessional company we have ever encountered and we not ever recommend them to anyone.
Their prime insentive is money and customer relations is 0

I have just purchased a property and been so disappointed with the service from WHB. It took six months to complete, despite being chain-free and at no point did I feel there was any sense of urgency or desire to speed things up / help the process move along. I sent multiple emails along the way, feeling like I was desperately trying to move things forward. There was over a month’s extra delay due to a heating check I stipulated I wanted to be carried out when making my offer, and despite mentioning it many times over the six months, WHB only arranged this with the seller as we were ready to exchange, causing a further month delay. The property didn’t complete on completion date due to paperwork missing from the seller, and when it did complete, I was handed keys with not even a ‘congratulations’ or ‘hope you’ve been happy with everything’ etc. I left the office genuinely shocked that it’s seen as nothing to them. Kirsty was away when it finally completed and I’ve heard nothing over a week later, and just had to chase for information the sellers left for me which hasn’t been forwarded on. This is the smallest, only chain-free property I have purchased and it was the most lengthy and stressful process of them all.

AVOID ! Make promises they don’t keep. Will say anything to get you to sign up with them. Either desperate or don’t know their job. Unable to communicate with each other or us with regards to selling our property. They left our house UNLOCKED and nearly all the lights on and “used” the toilet and didn’t bother to flush when they showed a buyer around. Utterly useless .To think they wanted us to sign to say we would give an extra £500 on top of their commission if they did a good job! Unbelievable . Tried to speak to the manager about lots of issues but she wouldn’t return our calls.

I recently got a property through W H Brown and my first viewing was not done by an estate agent but by the current homeowner whilst there toddler was running around and there was also another two families present at the time of my viewing wanting to see the property as well. As this was during COVID-19 my partner and I didn't feel comfortable viewing the property at this time so we left. The viewing was moved which I agreed with an estate agent, then arrive at the property only find no estate agent in sight, finally get through to the office to be told they had moved the time back an hour and half and had no informed myself or my partner. Finally see the property later on that day and decide to go for it. After we get accepted and payment has been taken, the estate agent stops responding to my emails with questions regarding to the property and extra damage found at the property. This was mine and my partners first property together and we both feel extremely let down.

Having used WHB as my property management company for many years now and having recently taken on another property for management I have felt compelled to leave a review.
I have had many different members of staff with WHB assist over the years but have found Rockina Wright, Lettings Negotiator and Julie Craig, Lettings Administrator in particular to have been persistently supportive and more than helpful with assistance in all situations.
Their friendly approach coupled with very speedy responses and actioning of email enquiries have proved time and time again to be of absolute top quality customer service that you would hope for.
Never have I felt unable to make contact either via phone or email and receive instant advice and guidance. Robin Brisley is also another great member of staff who has assisted brilliantly over the years too.
All this has helped massively to support me and aid in decisions which in turn has allowed me to be able to get the best out of Letting and provide a clean, safe and happy environment for all my Tenants.
I am very proud of my journey to become a double Landlord and being so new to it all 6 years ago with no prior knowledge or experience it has been aided so seamlessly along the way with the fantastic help and support of all staff of WHB at all times.

I used William H Brown to find me a buyer for a tenanted property where the tenant wanted to remain as it was her home. I met Steve and I really liked his sympathetic attitude to the situation. He appreciated that there would be disruption to the tenant's home and wanted to keep this as minimal as possible which he later did. The tenant told me that she liked Steve and was happy to have him bring prospective buyers to her home, unlike another 'pushy' agent from another local company, which was part of the reason I chose William H Brown.
There were some photos and a video tour to take and I was very happy with the way the property was advertised. This led to a few accompanied viewings and I soon had an offer which was very acceptable and this proceeded to Completion of the sale.
I have no hesitation in giving William H Brown a big 5-stars and recommend them as professional agents who did a really great job for me. I will definitely use this company again.
I also used William H Brown's recommended solicitors (Tilly Bailey and Irvine) and was also very happy with how all the paperwork was handled, particularly by Tahlia Ridley who was really awesome.

When it came to arranging a mortgage, Lucy Owen has basically been an angel on my shoulder, giving me options, advice and taking the whole thing on. Nothing has been too much trouble for her and she has dealt with all my questions and lack of knowledge in a way that made me feel confident it was all getting sorted but also that left me supported. House was covered in mould. Windows fill with water.
Taken over a year to get someone out to fix it.
I reported the lack of repairs to citizens advice and was served a section 21 48hours later!!
Second time I've wrote this after the first was removed! Looks like I'll leave it on teust politics where you can't delete it!! Avoid these at all costs!!!

Edited: Never been treated with such a lack of human decency. Absolutely do not recommend.
My flat flooded (no-ones fault), and I ended up homeless for a week because they refused to assist in any way. They arent obliged to (check your contracts folks!) but the complete and utter lack of sympathy or kind nature of any sort just astounded me. In my opinion, if you pay rent every month, you're paying to have a roof over your head.. so if that roof disappears.. they should help you get a new one. Not completely dismiss you because its not their legal responsibility.
Contract got terminated and they agreed to refund me the pre-paid rent.... 11 months later and I'm still chasing them for it.

I would to give a massive shout out to William h brown's crew and much more importantly to Stacey. for the all hard work and effort they put in to set up us in a new property. the costumer service was next to none. they would check up on you twice a week at least just to know how you're getting on with finding a new home. and while other estate agents were dragging the time with applications would not respond to the phone calls or ignore the emails whb were having always something to offer for reasonable price. highly recommend to everyone, the best by far.

Only let short term due to relocation
Said that we left the house with cleaning needed! The fact that we stayed and ensured everything was cleaned down after the removal guys had been really is the pits. Said walls needed repainting bearing in mind only in the property for 3 months.
The best was the the grass had been ruined by our dogs urinating - nothing to do with the massive heatwave of 2015 eh?

Renting at start here is not that bad, But once your in there is trap fee charges afterwards and your deposit is lost at the end for any mean! It’s sad as these so called professional companies such as this and Belvoir that I experienced don’t show no remorse or any feelings towards the poor tenant even if you live at properties for over 5 years and pay rents on times! All in all exceptional service and in particular I'd like to single out Rockina Wright. From the moment I walked in through the door Rockina helped me with the available listings and understood right away what my requirements were and what in particular I was looking for. From there on in the whole process was a breeze and she always took the time to answer my queries and help me out, even when I'd turn up at the offices without an appointment and 9 times out of 10 she was on a conference call (Sorry!).
I can't recommend William H Brown enough, and if the rest of the staff are as helpful and courteous as Rockina you will be in good hands. I found the ideal property and the paperwork and procedures in order to complete and move in were made a breeze thanks to the assistance and guidance of the team in the Peterborough branch!

We recieved exceptional service from their maintance team, Sequence, who are based in the Spalding office. My 5 star rating is for someone in particular. Carla (Kerr) at Sequence, who is the reason why i am leaving this review as if it were W H Brown it would be a very different review. Carla she was absolutely amazing every step of the way in our journey with this agent, she went above and beyond to understand the concerns I had and ensured she dealt with my concerns personally, especially given that she is not the usual first point of call for a client. It is rare to get an attentive personalised service nowadays and she does it naturally and without any hesitation. She is very honest and will genuinely listen to you, i think when conflict occurs in a situation, it is easy for a company to be biased but Sequence have picked their managers well, like Carla who encourage this honest and positive pro-active approach. For a company who deal with alot of properties, i was really amazed at how personalised the service with Sequence felt as they are purely over the phone interaction. W H Brown should be really proud they have this exceptional team working for them. This review does not entirely reflect my experience, and i will ensure further feedback is provided.

Overall shocking service from William H Brown at their Peterborough Branch. From an unannounced viewing (with no permission gained) where I was in the shower to not putting both landlords on the tenancy agreement, not taking out landlords insurance (as requested), poor inspection report with a lack of photos to demonstrate extra unknown tenants (though an excellent outsourced inventory and check out), rude staff, poor contractors, not telling me my tenants had moved in, nor bothering to get in contact at all, to never getting a single sales viewing (in 9 months)... the list is endless. This said, Bradleigh (in property management) was a gem - sorting out and unravelling any issues caused by the branch.

The lettings team are absolutely superb. I have recently moved to the Peterborough area and was looking for a property as soon as possible. Honestly could not recommend the lettings team enough. I had never rented before and seriously out of my depth with the process ahead of me and all that would be required. Upon recommendation, myself and my partner recently used Danny to help us with our mortgage when buying our first house. Worst customer service I've ever experienced in my life! Staff are rude and un-helpful. They are over priced for the little effort they have put in to trying to sell our property. Not to mention entering our home without permission , when we clearly stated we have a dog and need to collect him for each viewing as not friendly towards strangers. Avoid this agent at all costs.

The variety of properties shown to me was remarkable with regular updates given on the latest properties available.
I would recommend William H Brown to anybody searching for a new property whether looking to buy or rent.
Tasmin and the team were amazing and reassuring throughout what is normally a very stressful time in moving home.

Shocking experience. Paid for "superior photographs" which were terrible (the agent even agreed and took more pictures with his own camera)! No refund of the cost! Incorrect house details and information on the web. Incorrect information on the promotional video. Floor plan remains inaccurate to this day. Promised a professional service and was for ever chasing them to rectify issues. They even sent out a senior member of staff to sort things out....He brought the details of another property, not ours! The list goes on...........

We thought we were getting a great service ... Until a very interesting call with our buyers proved that the 'lovely' Customer advisor had been playing us off against each other. She actively told our buyer to pull out of the transaction, even though we had been speaking to her several (sometimes 8 or 9 - she's nothing if not persistent) times a day to keep her updated. Having been in the property industry for over 10 years myself, I can only ask people to avoid at all costs.

Poor customer service, very slow, all paperwork has actually to be completed by customer-self online. Most annoying time consuming highly priced "service". Where are the lanflords/ladies themselves??? What for are such agents? All of them look like had a sleepless clubbing night before, clothes dirty, hairy, makeups flaky, hair in bed-head styling. Having a sandwich while on the phone customer is put on hold...Could go on and on.

Not the most helpful of agents, customer service left allot to be desired, have no appreciation for reality and swear blind that they could sell run down tat all day every day at grossly over inflated prices, which then remain on the market for a further 6 weeks and subsequently sell for less than expected. Overall I would swerve!
Which is a shame as staff in the Yaxley branch are a a credit to the William H Brown brand. If you can avoid do so at speed!
