John Payne provided an excellent service in helping us sell our property. From the beginning, they were professional, knowledgeable, and very supportive throughout the whole process.
What stood out most was their continued and active support for arranging views and update on the situation. We have tried two other agencies before John Payne and the result of making the sale say the difference in their services.

Selling a property can often be stressful, but the team at John Payne Blackheath made the whole process smooth and well managed from start to finish.
They were professional, proactive and always quick to respond whenever I had questions. Their communication was clear throughout, and they worked hard to coordinate with all parties involved to ensure the transaction progressed efficiently.

Although we did not move forward with the flat we viewed with John Payne, we found the service level to be a real breath of fresh air.
Quick call back from enquiry, and friendly demeanour on the phone. We were shown around a property by Oliver and although not right for us, we were both impressed with him. He was informative, and direct, and I did not feel like I was being lead up the garden path with cheap sales language.
Would absolutely recommend, and in particular Oliver at the Blackheath branch!

Langford Russell were great. Professional and responsive and helped smooth the process of renting the maisonette all through. We were particularly pleased with the approach and help from Jack Frendo who assisted us from the initial viewing through to settling in and help with accessing and interfacing with the landlord. Highly recommended.

We bought our flat 4 years ago with John Payne and had a positive experience, and so it was the natural decision to choose to sell with them when it was time to upsize. Will, Ollie, and the whole team were an invaluable part of our property sale, from scheduling the viewings to be as convenient as possible for us, to securing excellent offers, to being absolutely critical when it came to navigating a long and sprawling chain, keeping us informed throughout. Ollie in particular was an absolute star at keeping everything running smoothly and keeping us sane, in the final days leading up to exchange. Wouldn't hesitate to recommend them if you are looking to buy or sell in Blackheath!

John Payne were great to work with throughout the process. They were proactive with communication and clearly put a lot of effort in behind the scenes. While there were a couple of moments where I had to follow up, overall they were responsive and helpful.
For the price, I think they did a really good job and achieved the minimum price I was aiming for. They had excellent knowledge of the local area and presented the property well to potential buyers. I also appreciated their honesty and realistic approach, rather than over-promising and then revising expectations later on.

I recently sold a property with Acorn, and having had time to reflect on the experience, I wanted to share a few observations.
First, I was strongly advised to market the property within a price range and to aim for the higher end of that range. Given current market conditions, this didn’t feel like the right strategy. Ultimately, I deferred to their experience. However, the property ended up selling for £10,000 below the lower end of the original range. From my perspective as both a seller and a buyer, it’s more natural to have a starting price and negotiate (down), rather than inflating expectations and the starting price point.
Second, when the buyer raised concerns about potential joist issues in what is an Edwardian property, the messaging felt inconsistent. One week I was reassured that the survey was fine and the joists were not an issue. The following week, I was advised to reduce the price to “mitigate risk” and secure the sale — despite the agreed price already being significantly below the initial range. This shift left me feeling that the priority may have been securing the transaction (and therefore the agents fee), rather than fully representing my best interests.
Finally, since receiving the letter confirming the revised sale price before exchange, I have not heard anything further from the agent. The lack of follow-up has made the experience purely transactional, with little sense of ongoing service or interest in my future business.
Overall, while the sale did complete, the advice and communication could have been more consistent, transparent, and aligned with my position as the client.
