10th Feb 2022 (4 years ago)Poor service - initial queries were ignored and and I was stood up once I’d finally arranged a viewing, as the agent hadn’t bothered to let me know that the let to the property was already agreed. Do not waste your time on them.
28th Feb 2026 (18 days ago)Extremely unprofessional and a complete waste of time. I booked a viewing on 24 February 2026 for an appointment confirmed on 28 February at 12:00 pm. I travelled nearly two hours to attend, arrived on time, and when I called the agent to check their arrival, I was casually told the appointment had been cancelled. No one informed me beforehand. No call. No email. Nothing. This shows a total lack of basic organisation and zero respect for clients’ time. Cancelling appointments without notifying people is unacceptable, especially when customers are travelling significant distances. If this is how they treat potential buyers, I would strongly question how they handle actual clients. Very disappointing experience.

25th Feb 2026 (21 days ago)We had an amazing service from Vic at Woodlands from start to finish. From the regular viewings for our property all the way to completion of the sale. He was friendly and helpful and kept us up to date with the progress of the sale all the way through, we had lots of problems with a solicitor but he helped us with this as much as he could and went over and above to ensure he relieved our anxieties as much as possible. I would recommend Vic and Woodlands to anyone who is selling their property, absolutely a great experience for a very stressful time!
17th Dec 2025 (13 weeks ago)Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.
10th Mar 2026 (8 days ago)Well I must say that after all the negative stories you hear about Estate agents I can honestly say that my experience of Brian Thomas Estate Agents was completely positive. From initial engagement of their services, marketing, viewings and communication, all aspects were excellent. We would like to personally thank Paul Wallace who helped us through the sale of our home, who went over and above what was expected of him as far as we understood, nothing was a problem for him. During this very stressful time he kept us fully up to date, reassured us and guided throughout. He protected us from the start with regard to finding the right buyer who was ready financially to purchase our home. There were quite a few hurdles during the process that Paul helped us through as well as advising, liasing and negotiating. He also chased very poor solicitors on our behalf that had caused unnecessary delays in finalising exchange and completion of contracts. I can honestly and wholeheartedly say that I recommended Paul @Brian Thomas Estates in the Woodford, Wanstead, Buckhurst Hill Chigwell areas and around N/E London and borders of West Essex. You will not find a better person for the sale of your home. Thank you again!!

The process was smooth, efficient, and handled with professionalism from start to finish. All steps—from the initial inquiry to the final paperwork—were managed promptly and with clear communication throughout. Kamran and Mary I worked with was not only professional but also approachable and attentive. They were receptive to my questions, responded in a timely manner, and ensured I had all the necessary information at each stage of the process. I felt supported and well-informed the entire time. What I appreciated most was the balance between efficiency and personalized service. Everything was done quickly, but without ever feeling rushed. It was clear that the team values both their clients’ time and their comfort. I would confidently recommend Cameron Agency to anyone looking to rent in the area and would be happy to work with them again in the future.
2nd Mar 2026 (16 days ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

Over the years I have worked with and for many estate agents and never have I come across one who is so proactive, professional and helpful in all respects. He did not give up ever and chased for information and ensured a speedy exchange and completion actually on time and as promised. Great experience and would have absolutely no hesitation in recommending Murray to handle any future sale. Thank you, Murray.
23rd Jan 2022 (4 years ago)In an industry which is among the five least trusted professions, Hamptons Canary Wharf, but specifically Jack, are raising the bar. I am completing my first home purchase and Jack took an honest selling approach from the beggining, understanding the type of property that I was after. While real estate promotions are usually generic, he highlighted this property to me knowing it checked a number of points while was also transparent on not selling too hard on properties which were outside budget/criteria, which resulted in greater trust. Further, I worked with Capital Private Finance where Avneet provided me with a number of options, while Paul and Kevin at Adams Kaye would periodically check in, pushed the seller's solicitors, and kept a good cadence of communication. Happy with the combined efforts, will look to re-use and recommend.

I felt that the service was rude and overly aggressive, and there was significant unnecessary pressure to close the deal quickly.I felt pressured throughout the process, including an instance of gazumping, which added unnecessary stress.Additionally, there were moments where unhelpful comments were made regarding my solicitor during the conveyancing process. Overall, the experience took away much of the excitement of buying a new home for me and my family. Based on my experience, I would caution others and recommend carefully considering other agents in the area.

I want to give a special thank you to Carol Wade (Office Manager) who was amazing she guided me through the whole process, including all the references, and was so patient and supportive throughout. Geoff Burgess showed me the flat and he was very friendly and helpful. When i went to the office, I met Jemma Buisson who was also lovely and made everything smooth. Overall, the team were professional, kind, and made the process much less stressful. I would definitely recommend them.
