6th Sep 2026 (7 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

She handled the issue with one of our radiators professionally and efficiently, arranging for the repair to be carried out promptly. Sunny was helpful, attentive, and responsive throughout the process. We really appreciate her support and excellent customer service. Thank you Sunny.

They may have global reach but his knowledge of the local market was more important to me. I would reccomend Alex Neil if you are thinking about selling

7th Oct 2026 (20 days ago)? 1 star — and honestly, I wish I could give zero.<br><br>If you are thinking about using Foxtons to manage or sell your property, please think very carefully before you do. My experience has been an absolute nightmare from start to finish. What should have been a straightforward process turned into months of chasing, calling, emailing, escalating and repeatedly asking Foxtons to do things I was already paying them to do.<br><br>The biggest problem? I was paying Foxtons to manage my property, but I ended up having to manage Foxtons.<br><br>Communication was appalling. I was repeatedly told things would be dealt with, only to find myself chasing again because nothing had happened. I was passed between different members of staff, had to repeatedly explain the same issues and constantly push for basic answers. Nobody seemed prepared to take ownership and actually see a problem through to the end.<br><br>Then came the mess after the tenants vacated.<br><br>Half the keys were returned late and the other half had apparently been lost and were only found months later. There was substantial damage left at the property, yet I was left waiting month after month for quotations and updates. I chased and chased, only to eventually find that the matter had been dealt with through the deposit scheme and the result was £15.<br><br>£15.<br><br>After all the damage, delays and time spent chasing Foxtons, that was the outcome.<br><br>To make matters worse, Foxtons failed to properly communicate what was happening with the deposit process and I was subsequently cut off from the deposit scheme, leaving me with no meaningful way to pursue the matter. Six months later, I am still waiting for a promised phone call from Foxtons.<br><br>Then there was the completely unnecessary situation involving our new estate agent collecting the keys. I live overseas and my mum was struggling to get to the Foxtons office, so our new estate agent was doing us a favour by collecting the keys on our behalf. Instead of simply handing over the keys, a member of the Foxtons office staff became confrontational with our new agent and told him to come outside to fight.<br><br>This was completely unacceptable and completely unnecessary. Someone was trying to help us because I live overseas, and Foxtons managed to turn even the simple collection of keys into another confrontation.<br><br>By this point it was impossible to see these as isolated mistakes. Weeks would pass, I would chase, I would be given an assurance, nothing would happen and I would have to chase again.<br><br>I was living overseas throughout this. I wasn't asking Foxtons to do me a favour. I was paying them to manage my property. I should not have needed to spend hours making calls and sending emails from the other side of the world just to get basic things done.<br><br>Eventually I escalated the matter to senior management because the normal channels clearly weren't working. You would expect that to finally result in someone taking responsibility.<br><br>It didn't.<br><br>I received one email and then nothing. No meaningful follow-up, no resolution and no phone call.<br><br>For a company charging professional estate-agent fees, this level of service is completely unacceptable. I don't expect perfection, but I do expect communication, accountability and basic follow-through.<br><br>I would never use Foxtons again and I would strongly advise anyone considering using them to look elsewhere. Don't just judge an estate agent by how they appear when everything is going smoothly. Judge them by how they deal with problems.<br><br>In my experience, Foxtons didn't take ownership. They became another problem I had to manage.<br><br>An estate agent should make selling and managing your property easier. Foxtons made it harder, more stressful and far more time-consuming than it ever needed to be.<br><br>And the most ridiculous part? The matter is STILL not resolved. I am still waiting for an email back from Sam.

Any issues are dealt with smoothly and stress-free. All members of the team (Diane, Russell, Paul, Lenka and Mitchel) are professional and friendly and I’d wholeheartedly recommend them to others in the area.

Thanks to Oliver for facilitating and coordinating the viewings of our property, and setting things up.<br><br>And a huge apprecation for all the hardwork Martine put in toward the end of the journey, making sure we got over ther line to completion. Martine was our guide throughout, and was helping us through some challenging moments, but her commitment and hard work in dealing with all other parties in the chain ensured we were able to get through to the end. She always kept us informed, and was instrumental in pushing other parties (solicitors, agents and clients) to act quickly on outstanding enquiries. And she was super communicative, always willing to jump into urgent video calls to keep things moving. She was our guardian angel. Thank you Martine.<br><br>We would highly recommend Butler & Stag (and Martine) to anyone wishing to buy or sell a property.

I have found them to provide excellent service right from the start in quickly finding a very good tenant and then managing the let. Very responsive. Highly recommended. I would use them again without hesitation.

He was quick to respond, easy to deal with and made the whole process much less stressful. I'd definitely recommend him to anyone looking to rent.

Things got worse when Mirjaan tried to convince me that they were the right keys and asked me to find a way to get into the property without them which was very unprofessional thing to suggest. After two stressful days, he finally gave me the correct keys, but without any explanation of what had happened. Unfortunately, for this reason, I would not recommend Easymove to anyone.

Unlike other estate agencies who I engaged with, Highcastle estates did their best to make you feel valued and supported during the process. Moreover, so far on the management side of the tenancy they have resolved any issues promptly and effectively. I would recommend them to friends and family.

Robin (director) in particular took time to talk to us, understand our position, not only helped with the sale of our property but also really supported with our onward move, working closely with their estate agents to negotiate pricing.
