8th Oct 2025 (23 weeks ago)GBP estates handled the sale of my property and were faultless throughout the whole process. I dealt with Paul there from start to finish. Pauls communication with myself and everyone involved and his updates on everything no matter how small were excellent. I would thoroughly recommend GBP estates.
30th Sep 2024 (1 year ago)I STRONGLY RECOMMEND NOT SELLING A BUSINESS through them. They are dis-honest crooks using their small print to screw people. It's very clear from what they say and how they say it- that they do this to people all the time. During the dispute, every email comes back with a copy of the contract - with a cocky tone reinforcing their position, Whilst avoiding answering questions. Also, value your business yourself. They paint business of a similar nature with the same brush, without any regard for its added value. Like selling a car with lots of extras, low mileage and only 1 owner, for the same price as a car in much worse condition but with the same year of registration. They value it for a quick sale, but if your business is like mine, you can't build it for the price they want to sell it for - so where is the reward for goodwill? Take my advice and Market the business yourself, you will not regret it. I received a lot of solid leads from my adverts and Gilbert & Rose hadn't even arranged 1 solid lead in the same time period. You will be faced with some time wasters, but it's nothing a 5min call with them won't flag up, especially before wasting time on in-person meetings. If you sign up to any agency, make sure you pay the multi-agency fee in advance, and get a lawyer to read the contract. DON'T Risk sole agency, and don't believe them if they tell you that you can switch. That's what Gilbert & Rose have done to me. Pushed me into signing quickly, and assuring me I could switch. They then sat back and did nothing, and when i got pro-active, they want a piece of the cake. After notifying them I found someone thats shown interest - they notified me that if the deal goes through, they want their FULL commission, (for doing nothing!), even when I could prove without doubt that the lead could never have been generated from their advert. I'm now forced not to do a deal and I have to wait for them to find a buyer in 3 months, which will be a miracle if it happens, or wait for their contract to expire and re-market myself at an additional cost. Read online reviews and blogs about using business agents, they are not regulated and there are numerous complaints on how they have screwed over hard working people.
27th Jan 2026 (7 weeks ago)I would like to take this opportunity to thank all the team at Morgan Brookes In particular Lorraine Silk and Ben Nelson for the amazing job they done in handling the sale from start to finish of my vacant property Taking care of viewings, buyers issues and any concerns I may have had always contactable wether by phone or email and very responsive I wouldn't hesitate to use this very professional friendly company again.

On the last viewing told us we had secured it in the Saturday only to be told on the Tuesday that there was a higher bid. We have been brought in as a bidding baite in this property. Avoid this agent! No office to even call in

She guided us step-by-step, was always available for calls, and kept us updated every single day. We always knew exactly where we stood. She was incredibly reassuring, kept everything running smoothly, and really put us at ease. We couldn’t recommend Bairstow Eves enough, especially with Claire handling our sale.

The whole team at Yaxley's were extremely attentive with ourselves throughout the sales process and took the stress out of our hands, while maintaining high proffessionalsm. With weekly updates, we always knew were we stood. If you are looking to sell your property, I would highly recommend them. You can put all of your trust into them and know that they will do their very best to keep you at their best interests. Thanks again Yaxley Homes, we will definitely be using you again in the future.
10th Jan 2026 (10 weeks ago)AVOID! Utter incompetent timewasters. They want to rent your property out without sharing RIGHT TO RENT reports of potential tenants. This report shows whether a tenant has passed the Affordability & income check. Why is this important? If the tenant decides to stop paying rent, you can claim the rent back from your Landlord insurance's Rent protection service. If the tenant failed the check and you still rented it out to them, you would be paying the mortage while getting no rent. It was frustating dealing with them. They would not share the reports of potential tenants after multiple requests and then went quiet all of a sudden. I lost out on a month's rent! Their managing director is an absolute bell end and she needs to learn some manners on how to deal with clients. Clients are paying you love, you are not doing things for free. EDIT : in response to what they have replied to my review : I did not realize that reviews could only be left at certain times! Let's talk about "it became clear that the expectations being placed on us did not align with our moral, responsible and professional standards as a regulated agency." So, a landlord has no right to see the full Right to rent report but still has to blindly sign an agreement with a tenant in your delusional universe? I am not sure which regulatory body you are a member of because I would surely love to have a word about your establishment's incompetency with them. This is the type of estate agent that will quickly get you a tenant, collect the fees and then hightail it and when the tenant stops paying rent, they then pretend they never even heard of you. I am glad things did not materialize with them. If you are a landlord, run as fast as you can.
22nd Aug 2025 (6 mo. ago)Poor surveying of completely straight boundaries by Guy Imray, no understanding of Land Registry plans due to no knowledge of encroachments. Viewed property then cuts off boundary wall completely (neighbours wall encroaches at front only)!

However once we went with them we had an offer within 3 days from the first viewers Felt great about it and then communications seemed to stop and was left in the dark and we had to chase for further info and timeliness etc

27th Sep 2025 (25 weeks ago)I came into contact with Yvonne originally a few years ago when she was the agent for a house I was looking at. She was very different from a lot of the estate agents we came into contact with at the time. She was knowledgeable, friendly and very easy to talk to. Yvonne knew the answers to all of our questions. You could tell she enjoyed her job and wanted to do the best for her client. When we were ready to sell our house we got in touch with Yvonne as we knew she was the best person for us. We made the best choice! From start to finish Yvonne was the only person on the estate agent side of things. Yvonne valued the property, took photos, wrote the description and held the viewings. Having one person throughout the process meant that we always knew who to speak to. We knew that information wasn't getting lost between multiple people. Every step of the way Yvonne kept us informed and helped so much with the sales progression. Yvonne was the best part of a very stressful situation, she answered our questions at every stage and was often the voice of reason. We spoke via WhatsApp so it was very easy to get in contact with Yvonne when we needed to. No waiting for a call back or leaving messages on voicemail. I whole heartedly recommend Yvonne as an estate agent!
