Gavin, Federica and Jordan were excellent at facilitating viewings and my property was marketed really well. I honestly do not think the sale would have progressed had it not been for Becky, who constantly chasing and dealing with my buyer's very difficult solicitor. She also kept the communication going between me and my buyer. I could not have asked for a better agent to have been involved.
13th Aug 2026 (10 days ago)My in-laws rented a property through Horizon at an assisted living property. While they were quick to respond to issues and rectify. The condition of the property before moving in itself was unacceptable. It was poorly maintained, with worn décor and carpets in such bad condition they were a clear trip hazard. Especially considering this is place for older residents many with poor mobility. We were advised that the landlord, (Fairhavens solicitors), refused to carry out the necessary work to make the property safe and fit for purpose. We had to replace carpets and redecorate at our expense.<br>During what was already a very difficult time, when my father-in-law had to move into a care home, so he could be with my mother in law who was already in the same care home. The rent was accidentally overpaid. Rather than simply refunding the money, Horizon chose to deduct a £15 “admin fee.” They initially blamed and insisted it was due to bank charges, which when proved to be incorrect. Then admitted it was simply a charge for their time.<br><br>This felt petty, opportunistic, and completely lacking in empathy given the circumstances.<br><br>We had been considering instructing Horizon to value and market our own property, but after this experience, there was zero chance we would use. Hence why we used Amos who were excellent in every aspect.<br><br>Updated:<br><br>We did raise our grievances with you at the time, including our request for the property to be redecorated and the dangerous carpet to be replaced. That request was refused, so please do not attempt to suggest that these issues were not raised or that you were unaware of them. You were fully aware of our concerns throughout.<br><br>I note your acknowledgment that an administration fee was being charged, as there were no bank charges. This was clearly established during our telephone conversation. When I challenged a member of your team on the claim that these were bank charges. The explanation immediately changed and admin fee was introduced to the conversation. This is deeply concerning and raises serious questions about the accuracy and transparency of the information being provided.<br><br>Given that you received over £30,000 in rent on behalf of your clients, which was always paid in full and on time, it is frankly astonishing that you have chosen to impose an administration fee in these circumstances.<br><br>Quite honestly, the administration fee comes across as nothing more than a petty and transparent attempt at one last jab.<br><br>It’s not about the amount of money involved; it is about the principle and the way this has been handled. We find the decision to levy this additional charge particularly disappointing and difficult to justify.<br><br>I expect you to reconsider the charge and donate the fee to the Alzheimer’s Charity.

All the staff was always very helpful, from viewings, sales, lettings, everyone communicated very well, always helped and saved a lot of hassle. Big praise for Helen and Jade on getting property over the line and arranging new letting contracts. All agents and solicitors should look up to them as it is very rear in these days to get such a good service!<br>Thank you very much!

I could not give enough thanks to Zuhre Zavanna who throughout the whole process was knowledgeable as was able to help with any questions or issues we had. She was just so friendly, nice and an overall great person. She is incredible! Could not recommend E&S anymore!

27th May 2026 (13 weeks ago)We requested a valuation. The person who came to visit our property was despondent and showed no interest what so ever in our questions. We were given no information on how the estate agency works the fees. Just a pamphlet show similar properties sold in our area. These were from other estate agents, so the moment they left I arranged for them to visit. Already had fabulous service and communication from the other estate agencies. Awful. Would not want them selling my property. Total lack of enthusiasm and information.

Also as my property was empty and I live abroad they did help out with periodic inspections which was over and above the level of service I expected. Can’t recommend enough
23rd Jan 2026 (7 mo. ago)Would highly recommend the team at Abbotts Rochford. They were extremely helpful and supportive, kept in regular contact and chased replies with the conveyancer and buyers. From meeting Annette at the start who impressed me with her ability to walk around the house, notice all the extras and reassure me the price we proposed was suitable. Then Ben, Eve and Irina who did such a great job showing potential buyers around and helped to sell the property and kept me sane during the stressful times of waiting on searches and all the slow things that delay the exchange, to Chris who started towards the end and was also extremely positive and supportive. I wouldn’t hesitate to recommend them to others wanting a successful house sale. Thank you

They have been very helpful and informative all the way through the sale of my mother’s house . Luckily, we sold it very quickly thanks to Bradley, who came to view the property and was very confident that it would sell .. indeed he was right, the first viewers bought it !! I also have to thank Natasha, who kept us fully updated as the sale progressed, sending emails on a weekly basis … also Caroline and indeed Alex that came in towards the end of the sale … what more can I say … a truly great team that pull together to help the sale go through smoothly and indeed it did!! A big thank you again to Bradley who started the ball rolling back in March … and we completed the sale this week !! Well done to you all at the Wickford branch, who I would truly recommend to clients buying and selling . You’re a true team …..

They are upset that their ai photos dont look good, and somebody called them out! Although my 1 star is not only for the ai photos, as they know.<br><br>I could tell you a million reasons as to why this company is the worst letting agency out there, but I will keep it short. Unprofessional workers who treat you awful, and bully you. Peter I will never forget your rudeness, even though they moved you to a different branch, instead of firing you. You are evil and attempt to make tenants lives worse. I do not say this lightly. They also use ai photos to advertise for real properties (making the outside of the house look brand new when in real life, it is crumbled and overgrown). This is clearly a bad choice because you are falsely advertising properties, by enhancing them and making them look significantly more done up and clean than they are. Definitely avoid, if you can!<br><br>I will also add that the fact they tried to hide my review, surely says alot. They know they have done wrong yet they will not correct it. A completely dishonest, disrespectful company. Go diggins or something, at least they use real images of the properties, and dont try to scam you.<br><br>Pictures attatched are some clear ai images used for one of their properties. If you cannot tell, take a moment to look and it will become obvious. The lamp? The weird kitchen decor? Not to even mention that they have completely erased all the peeling wallpaper, the real floor, etc, everything in these images is fake. This is outrageous. (Also weird photo of ai jesus?)

Not only are they very professional and ensure they look after your interests, but they are genuinely very nice people, not at all pushy and all nice people. They have moved away from the traditional hard sell estate agent , they work with huge knowledge and quiet confidence. We are happy with all aspects of their work and would say that despite their higher fees they are worth every penny.
