5th Mar 2026 (13 days ago)Very rude staff and asking for a working guatantor just because I'm on a long-term (physical) sick leave and the employer's insurance company is paying me a decent amount until ny retirement age, my return to work or if I'm no longer here. Sounds like they don't know anything about the 2010 Equality Act. Well, I've managed to rent elsewhere. I am going to report these guys, whether right or wrong

They are an extremely professional estate agent and I have always felt confident in their ability to deliver a first class service. They are friendly, supportive and communicate on a regular basis without having to chase for updates on the progress of a sale. Any questions or information requested is dealt with immediately. I wouldn’t hesitate to recommend them and will always call on them if I need the services of a reputable estate agent in the future.

23rd Feb 2026 (23 days ago)I traveled 225 miles to view and Liam didn’t turn up. I called their office, left a voice mail and they didn’t return my call even though the office was open because I passed later in the day and popped in. The lady did apologise but insinuated it was my fault because I booked the viewing approx. 4 weeks earlier. Still no call from Liam to this day.

8th Mar 2026 (10 days ago)My wife and I had resolved to buy a holiday home in Whitstable and discovered Woodward & Bishopp when seeking to be shown a few properties there. Kelly very kindly performed this task admirably. The house we liked the most was sold to someone else which was disappointing but Kelly continued to stay in touch and called my wife (who was in Dubai at the time) to alert us to the fact that the sale had fallen through and was back on the market. Kelly worked hard encouraging us to revisit the house and at that stage we were introduced to Bishopp, a principal at Woodward & Bishopp. We put in an offer and Bishopp could not have been more helpful in assisting us in achieving an extremely fast completion. I think from the date of our offer to completion only took 3 weeks 5 days. Truly a miracle and very much to the satisfaction of my wife and I as well as to the vendors. We could not recommend Woodward and Bishopp highly enough!

Jay and the Broadstairs team were fabulous and achieved a quick sale, plus a shout out to Vicki for her good cheer and tenacity in carrying it through post offer, eliminating all obstacles and steering us and our buyers over the finish line. 10th Feb 2026 (5 weeks ago)I contacted Russell at first on looking at reviews . I had been with other agents for over a year without success . Within a week of signing up with Russell I had 4 viewings , one of which made an offer which resulted in an exchage of contracts in February 2026. It has been a bit of a long route due to my not finding a property but we got there in the end due to great service from Russell himself, Jenny and our progresser Kirsty who was on the case all the time. You will not go wrong with Russell , he is honest, straightforward, always available and goes that extra mile as do all of the team.
11th Feb 2026 (5 weeks ago)I can’t recommend Rafferty and Picards enough. Their video of our house showed it at it’s best. The advice that Paul and John gave us on the way was invaluable. From the offer we had in September to our move in January, it couldn’t have gone more smoothly. They were both professional and helpful in all aspects and kept us updated on a regular basis. Many thanks John and Paul for reducing our stress levels during this time.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

21st Apr 2025 (10 mo. ago)After the first meeting the estate agent I was impressed with his knowledge and how helpful and confident he made me feel that my house would sell easily. I was extremely disappointed at the after care and no update regarding my sale. I didn't get a single viewer. I kept my home for 2 months with Footprints hoping I would get a viewer. I am glad I didn't have a contract because I changed and got 2 views in less than week.
