Very pushy to get you to sign up to their mortgage broker and solicitors. Phone calls every day then after you hear very little.
Communication is very poor and as long as they get their commission then that’s all they care about.

recently attempted to market my flat with Wards, and the experience was extremely troubling. During this process, I discovered that the branch manager, Mrs Ashleigh Martin, was simultaneously marketing her own flat in the same block through Wards. In itself, this wouldn’t normally be an issue — estate agents often market multiple properties in the same building. However, what followed raised serious concerns for me.
Based on what I experienced, I believe that Mrs Martin used her position in a way that unfairly affected my ability to market my property. Several actions taken within the branch gave me the clear impression that staff were discouraged from progressing my sale, and I felt strongly that my listing was being sidelined. I have evidence supporting my concerns, and I made this known to Arun Estates, the parent company.
Despite offering to provide that evidence, my concerns were dismissed. The response I received — a brief written apology from Mrs Martin referring to the situation as a “misunderstanding” — did nothing to address what I believe to be a misuse of position or the claim by Wards that a ‘conflict of interest’ existed. Mrs Martin remains in her role, which only adds to my concerns about how seriously the company treats complaints of this nature.
In my personal experience, the lack of transparency, accountability, and fairness was unacceptable. I would strongly advise potential clients to be cautious when considering Wards, particularly regarding the handling of properties where internal conflicts of interest may exist.

The first time I spoke to Ashleigh I felt confident it would be a different experience. Her positivity is contageous and she is so professional, dedictated and proactive with fantastic communication skills including regular updates and reliable advice. We asked Wards to market our flat in June 23. All provisional paperwork was completed very efficiently and speedily. Photographs were taken and after a couple of hiccups were agreed. A fairly optomistic price was decided on and the sale went live.
Unfortunately response was pretty slow due to the general market slow down but to be fair Wards tried very hard to make things happen and, after reducing the price, eventually found a buyer in October.
The sale seemed to progress relatively smoothly until the buyer, due to his own circumstances, had to pull out! Wards sprang back into action and within a couple of weeks had found a new buyer. The sale completed in April with a great deal of help from Wards 'fixer' Sally!
Overall I would definately recommend them with Ashleigh running a good team and Sally come in at the end to make the sale is got over the line

The initial marketing of a house is pretty much the same whichever agent you choose to sell your home, the difference is what happens after you have accepted an offer and here is where Steve and Ashleigh were simply superb. We had a number of complicating factors in the sale of our house and it is fair to say that without Steve and Ashleigh, their ability to proactively work around the various issues thrown at us, some great lateral and out of the box thinking, we would have lost the sale (and our minds!). Not overly impressed, said I'd consider a part project as I'm in the building trade,drove a hour and half to be met by a pleasant young lady and shown a property that should be bulldozed ,the girl had no information with her regards the property as she worked on letting and had only been working with Wards for 3 months. I've given Wards a budget and an area I'd like to live and all I'm getting is properties above my considered amount and not in the area I want to live.Come on wards over to you.

We decided to relocate to Broadstairs and viewed a house we loved through Wards at Broadstairs and Natalie showed us round (there were 7 viewings on the property that day). The viewings were all carried out with gaps between them and Covid safe. A cash buyer offered on the property but that then fell through and Natalie called us as she knew we were serious buyers and really wanted the house. There were some blips at the bottom of our small chain of 4 people and 3 houses and Natalie went over and above to assist, chasing every party that she could for us to enable the chain to progress. She was professional and helpful, always getting back to us the same day with answers and feedback. I would not hesitate to recommend Wards at Broadstairs, the communication and support in a stressful house move was always there and I always felt confident when Natalie said "leave it to me and I'll get back to you". From the initial Zoom meeting to an accepted offer Steven & Natalie have been nothing less than honest, thoughtful & professional. The property sold after having been on the market for only 2 weeks. Honestly, nothing but praise for our estate agents! The whole team are always there to help no matter how busy they are – especially considering the restrictions in place due to Covid-19.
Natalie and Steve have both gone above and beyond to assist us, and our buyers, to make our move happen. Last year we tried an online estate agent which sadly didn’t meet our expectations, so this year we swapped over to Wards Broadstairs which was definitely the right choice.

I was recommended to use Wards to sell my property, and initially very impressed, professional, gave a super overview of the process and understood my area. On receiving the costs, after being told that all services are included, this wasn't the case, however they dealt with this quickly, i continued the process with Wards and consequently sold my property soon after!
After sales, i was contacted by Sally Bryant, who gave me a brief of what the next steps would be, informing me throughout and all i can say is she restored my faith in Wards and the estate agent industry, super attentive to my questions and concerns during the Covid-19 situation, however she was like a dog with a bone, always updating of any news, changes etc.
Would i recommend Wards, absolutely 'YES' that's down to Sally Bryant, thank you.

Constantly push for you to see or use their mortgage advisor saying they cant recommend your offer if you dont - even with an aip from another company. Felt let down and will not be purchasing through this company full stop. Luckily there are plenty of other agents available. My advice is dont be pushed around by them. Orthough when you do their attitudes get worse.

After meeting with 3 estate agents we chose Wards of Broadstairs and so so pleased we did.
Professional photo's showed the property at its best to potential buyers and more importantly with great marketing and knowledgeable staff we had factual feedback from the viewings which led to several offers and sold quickly even after a chain collapsed below the very next viewer offered and we completed on the new property also through Wards. We even used the conveyancing recommended which helped both the sale and purchase progress quicker as any communication could be answered quickly.
