23rd Jun 2026 (12 days ago)I am extremely disappointed with my experience.<br>I viewed a flat in Papworth through Connells on Friday 19th June and absolutely loved the property. Before the viewing, I had noticed that an identical listing through another agency, Leaders, had already been marked as “Let Agreed.” As the two listings appeared to be exactly the same flat, I raised this concern with the Connells agent during the viewing. He reassured me that the property was still available and suggested that the Leaders listing must have been for a different flat in the building.<br>Based on this information, we submitted an offer that same evening. The following day, Connells sent us paperwork to complete and sign, clearly identifying the property we had viewed. We were even told that we could potentially move in from 29th June. On Monday, when we called for an update, we were told that they were waiting to speak to the landlord and that we would soon be able to pay the deposit.<br>However, today (23rd June), after chasing for another update, we were finally informed that there had been a miscommunication between the agencies and that the flat had actually already been let through Leaders before we even attended the viewing.<br>This was incredibly frustrating. Not only was our time wasted, but our hopes were raised unnecessarily over several days. At multiple points, we were led to believe that the property was available and that our application was progressing, when in reality it had already been taken.<br>To make matters worse, the agency is still actively advertising the property, which only adds to the confusion and suggests that the listing has not been properly updated or managed.<br>Arranging viewings outside of standard working hours has also been extremely difficult. It’s ironic that those of us working full-time to meet the income requirements needed to rent these properties seem to have the hardest time accessing viewings in the first place.<br>Mistakes can happen, but better communication between agencies and more accurate information being given to prospective tenants would have prevented a very disappointing experience.

They always offer honest and justified advise which has always guided me to make the right decisions. They provide honest valuations and it shows in the actual sale price when the sale is agreed. The have solutions for every problem and make the whole experience stress free and good value for money. I would always use your move as they have a professional and solution driven attitude that saves delays. They work as a team and are always welcoming and friendly and easy to approach when needed. I used the recommended in-house solicitors and they have also been great and I will further use them for my purchase. Great experience all round. Thank you..
10th Aug 2020 (5 years ago)At the start the relationship was positive and friendly. A for sale board was requested but, never placed. We did not received feedback from the few viewings we had and unsure whether buyer/ viewer suitability checks were carried out - especially at these times with heightened cleaning and sanitising that needs to happen. We also received marketing letters although we were already with them and the claims on them we challenged as this was not reflecting our experiences. Communication was far for acceptable with not following up with promises to call by a certain time/ date and not responding to emails readily. To add to this they wanted us to drop the price of our property when realistically had not done enough to market it. Very disappointing and felt like we lost an amount of time with no progress.

After a short conversation with Inaya and MR Azad the we proceeded to fill out the paperwork. This was very professional and very quick. I thought I would take an hour but it was so much faster. After all the staff congratulated me and gave me a nice welcome box with discounts and a few treats. I have had no issues and the staff are very supportive. Thank you to everyone at Homelink for making this transition so stress free.

21st Jun 2026 (14 days ago)I Called up the Bedford office to try to arrange to view a retirement property they had advertised for sale and the agent was very vague about the property and didn't know if it was still for sale or not,& ummed and arred, & couldn't find it on their system even thou it was on rightmove and had only been for sale for a few days, i will get someone to call you back A-sap, that was 6 days ago???????????????????????? and still no return call, really feel for the vendor as its cost them a sale as luckily for me another agent had one for sale in the same block i called up & arranged to view the next day, sale agreed on viewing ..SIMPLE AND HOW IT SHOULD BE,!! So thanks Leaders for nothing..

Their valuation was surprisingly higher than I’d expected, and their selling strategy spot on! My property sold within days of the open house event they ran and got a lot more than I’d expected. All the staff I dealt with were professional, friendly and efficient. I have no reservations in recommending them, my home sale was painless - I’d lived there for 37 years so was anxious about the whole process, but it went brilliantly. Thanks Adam, Alex and Debbie for all you did !!
3rd Jul 2026 (2 days ago)????????????I had a very disappointing experience with Hollands Smith, particularly with the Lettings Manager, Michelle Gooding.????????????<br><br>Very disappointed with Michelle Gooding at Hollands Smith. She was always polite during my tenancy, but at the end she kept trying to make unfair deductions from my deposit, including charging for normal wear and tear, despite previous inspections confirming the property was well maintained.<br>After I moved out, despite leaving the property in good condition and having photos and videos as evidence, I was presented with unreasonable proposed deductions from my deposit for cleaning and gardening. Throughout my tenancy, the property was inspected twice a year, and every inspection confirmed that everything was in good order.<br>Instead of dealing with the matter fairly, I felt pressured to accept deductions that I strongly believe are unjustified. I have therefore had to initiate a dispute through the deposit protection scheme.<br>I expected a professional and fair approach, but unfortunately, this has not been my experience. I cannot recommend this agency based on how my tenancy ended.<br><br>I am confident that my evidence will speak for itself, including the photos and videos I took when I left the property.<br>Throughout my tenancy, Michelle Gooding carried out inspections approximately every six months, and the property was always found to be in good condition, with no issues raised.<br>Once the dispute has been concluded, I will return to update this review with the outcome, including whether my deposit was returned. In my view, the proposed deductions made by the letting agency related to what I believe was normal wear and tear, and I look forward to the independent adjudicator’s decision.

Communication was excellent throughout the entire process - always responsive, clear, and proactive. What really stood out was their genuine approach to sales negotiation. They provided honest advice, managed expectations well, and worked hard to achieve the best possible outcome. In an industry that doesn't always enjoy the best reputation, Fry Estate Agents are a real breath of fresh air. They combine professionalism with integrity, and it's clear they genuinely care about their clients. If you're looking for an estate agent you can trust, Fry are an excellent choice.

Either the properties were over budget or too far away, so the process became quite frustrating. When I first met Joshua from Kirkby Diamond, I initially went to view a different yard. After discussing my needs with him, he quickly understood exactly what I was looking for and showed me another yard that was absolutely perfect, the right location, the right size, and within budget. What I appreciated the most was his constant professional communication. He always replied to emails promptly and kept everything clear and well-organised throughout the process. A true professional. If Kirkby Diamond has more people like Joshua, I can confidently recommend them. If you are looking to rent or purchase a commercial property, this company is definitely top-tier.

9th Mar 2026 (17 weeks ago)They found us dreadful tenants who wrecked the house. Then had to pay the agents again to get the tenants evicted. They didn’t offer any help considering they got us in this mess in the first place. I question what checks they did on the tenants, as they really let us down. We handed the house to these agents in pristine condition, for a year later to be back to square one, thanks to them. I would be very careful

20th May 2026 (7 weeks ago)EDIT: Thank you for your response. However, attempting to attribute the issue to “timescales” or solicitors avoids the central concern raised in my review. For the full context: from the first viewing I made it clear to the agent, vendors and solicitors that my intention was to complete before the end of the year, and this was the only reason I accepted the asking price without negotiation despite the lease nearing 80 years. The property was marketed as “no chain”, and this timeframe was known and discussed for months in advance, on multiple occasions including second viewing in the end of November. No circumstances justify intimidating communication by your manager or suggesting that a client’s actions may negatively affect how they are viewed in “future transactions” — wording for which your agency already issued a formal apology. As I believe this conduct fell below expected professional standards, the matter has now been formally escalated to The Property Ombudsman (TPO). I hope this leads to improved communication standards and training. Unfortunately, my experience with this agency during a property purchase was highly disappointing. It started off well at the viewing - Aarden was highly professional, with good knowledge about the property. Unfortunately later on during the process the communication from the sales manager Josh — particularly during negotiations — crossed the line from professional guidance into unnecessary pressure and intimidation. At one stage, I was told that my actions could affect how the agency and vendors viewed me in “future transactions,” which I found completely inappropriate and unprofessional. Following a formal complaint, the agency acknowledged that the wording used could reasonably be interpreted as intimidating and issued an apology. I appreciate that the director responded professionally once the complaint was raised, but buyers should not have to escalate matters formally in order to be treated fairly and respectfully. I would strongly encourage future buyers to keep all communication in writing and approach negotiations cautiously.
