   This was our first viewing with Fine and Country and to say they were a breath of fresh air is an understatement. Unlike other agents we've viewed with, we were able to visit the property without being rushed and with no pushy sales tactics. This left us feeling welcomed and valued as a potential customer. Every member of staff we've dealt with has been polite, courteous and gone out of their way to be helpful and answer any questions we have. The whole process even started on a positive note as the photos taken to advertise the property were actually representative of what was there. Most other agents seem to use odd lenses and angles to give an unrealistic view of a property leading to instant disappointment when you arrive. That's not the case here. This is what other agents should aspire to be, welcoming, informed and helpful. We really cannot recommend them highly enough.    We had an extremely disappointing experience with Brown & Co Estate Agents during the end of our tenancy.<br><br>They tried to claim a substantial amount from my deposit for issues that were entirely unreasonable, including the removal of an item of furniture that actually belonged to the property owner, alleged missing lightbulbs, and professional cleaning charges for the entire property including carpets that were nearly 20 years old and beyond life expectancy. Many of the deductions appeared to be aimed at improving the property for the landlord to sell, rather than fairly addressing genuine tenant wear and tear. It was particularly concerning that some of the extra items and the amount of money being claimed were added to throughout the process. The claims presented before and during the DPS dispute process were not entirely consistent, which raised questions about the validity of some of the deductions being sought.<br><br>Throughout the dispute, Josh Bailey's communication was often awkward with no negotiation skills, and there was a clear attempt to pursue claims for betterment rather than what was fair and reasonable under tenancy deposit rules. Rather than acting as an impartial agent, it seemed there was a deliberate focus on maximising the return to the landlord.<br><br>We were also disappointed by his handling of a small area of mould around the faulty hob extractor fan, as the problem was not addressed fairly or appropriately.<br><br>Fortunately, the Deposit Protection Service (DPS) reviewed the evidence independently and saw through many of the claims being made. The adjudicator recognised that the property had not been professionally cleaned when we moved in and rejected a significant proportion of the deductions being sought from our deposit.<br><br>Overall, the experience left us with little confidence in Brown & Co's ability to deal fairly and objectively with tenants. My advice to anyone renting through this agency would be to take extensive photographs at check-in and check-out, keep detailed records of all communication, and not be afraid to challenge deposit deductions through the DPS if you believe they are unfair.<br><br>Based on my experience, I would not recommend Brown & Co Estate Agents....    Thank you Phil for not getting back to me about my request to the view the property. As frustrating as it is dealing with an incompetent estate agent, I’m always grateful to discover this early on rather than later. On both occasions you have spoken to me with a tone of patronising condescension, despite you displaying a lack of basic knowledge on capital gains tax treatment and what constitutes as a 2nd property. To quote yourself “with all due respect” I've heard nothing from you in a week now, so I will pursue other methods to contact the vendor.     We couldn’t recommend Stobart & Hurrell highly enough after they handled the sale of our home.<br><br>Having lived there for over 11 years, selling the house and moving on was a huge step for us as a family, and from the very beginning the team were fantastic. They were professional, friendly, knowledgeable and, most importantly, always there when we needed them.<br><br>The whole process was handled brilliantly. Communication was excellent throughout, we were kept informed at every stage, and whenever the inevitable stresses of moving house cropped up, we always felt we had someone on our side helping to keep things moving.<br><br>What really stood out was the personal service.     I've been really impressed by the responsiveness of Think! and in particular Becky who oversees their branches in Thorpe & Costessey. They have excellent local knowledge & the experience wasn't at all salesy. We've been kept updated throughout & they've proven easy to reach. We've both had plenty of experience selling properties so this is refreshing and reassuring. We had looked at a few larger local competitors, but with the only one that had more houses listed in the area we were concerned by that agent's financial position (& even if we weren't buyers might be) & closure of their branches – that other agent also proved difficult to get hold of.
