12th Mar 2026 (8 days ago)I am writing this behalf of my uncle because he doesn’t speak English last year he rented a flat from these people they all so speak Turkish so my uncle paid them admission fees which by law they don’t have the right to ask him for admission fees but they did why because my uncle doesn’t speak English and he’s only been in uk for one and half years and then they asked him for weeks rent 2 months deposit again buy law they can only ask 4 week’s and when he left the flat they only give his one moths rent back said to him we only had one month deposit of yours horrible people
25th Feb 2026 (23 days ago)We had an amazing service from Vic at Woodlands from start to finish. From the regular viewings for our property all the way to completion of the sale. He was friendly and helpful and kept us up to date with the progress of the sale all the way through, we had lots of problems with a solicitor but he helped us with this as much as he could and went over and above to ensure he relieved our anxieties as much as possible. I would recommend Vic and Woodlands to anyone who is selling their property, absolutely a great experience for a very stressful time!

2nd Mar 2026 (18 days ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

Via Properties let our property for us after it had been marketed with two other local agents - we were initially doubtful on what extra service they would give us but we are so glad we worked with them & wished we had them on board from the start!! Their service from start to finish was second to none, really friendly and informative, proactive and reassuring. The photography and marketing they put together was brilliant and quick. They found our tenants within a few weeks in a very quiet market. They were on hand to answer any questions and always responded to us quickly and helpfully. As first time landlords they really guided us through the process step by step and I always felt up to date and informed throughout. We were able to have open and honest discussions with Enzo and he really listened to us as clients and endeavoured to deliver the best result for us whilst taking all our concerns into consideration. We will no doubt use them in the future for our property needs for both sales and lettings. Just want to say a huge thank you to you all!

Consistently use their initiative with formal processes. Prompt regarding compliance issues and punctual around visits. I would recommend them again and again.

Peter went above and beyond to help me with the process and any hiccups along the way , he would be there to help me. He’s a very pleasant, caring and efficient person and understands the industry very well. I would totally recommend him and Savilles Ipswich. Kim

From the very first point of contact, they were highly professional and made the entire process smooth and stress-free. Their communication was consistently excellent—always clear, timely, and informative. The staff were amazing, friendly, and incredibly competent, making me feel supported every step of the way. I’m very grateful for their help and would highly recommend Samuels Real Estate to anyone looking for top-notch service!
10th Jan 2026 (10 weeks ago)AVOID! Utter incompetent timewasters. They want to rent your property out without sharing RIGHT TO RENT reports of potential tenants. This report shows whether a tenant has passed the Affordability & income check. Why is this important? If the tenant decides to stop paying rent, you can claim the rent back from your Landlord insurance's Rent protection service. If the tenant failed the check and you still rented it out to them, you would be paying the mortage while getting no rent. It was frustating dealing with them. They would not share the reports of potential tenants after multiple requests and then went quiet all of a sudden. I lost out on a month's rent! Their managing director is an absolute bell end and she needs to learn some manners on how to deal with clients. Clients are paying you love, you are not doing things for free. EDIT : in response to what they have replied to my review : I did not realize that reviews could only be left at certain times! Let's talk about "it became clear that the expectations being placed on us did not align with our moral, responsible and professional standards as a regulated agency." So, a landlord has no right to see the full Right to rent report but still has to blindly sign an agreement with a tenant in your delusional universe? I am not sure which regulatory body you are a member of because I would surely love to have a word about your establishment's incompetency with them. This is the type of estate agent that will quickly get you a tenant, collect the fees and then hightail it and when the tenant stops paying rent, they then pretend they never even heard of you. I am glad things did not materialize with them. If you are a landlord, run as fast as you can.

24th Jun 2025 (8 mo. ago)Very poor property description initially - evidently no research of the area undertaken and lack of property features included as well as some inaccurate information used. Having given some pointers of the positives of the property and locality, they basically used all of my wording resulting in having described the property ourselves and providing the sales pitch for them. No communication whatsoever in 3/4 months. No signs of additional effort other than listing on basic sales sights (eg rightmove etc) Different advice given by different staff members. Request for partial refund of advertising fees completed ignored after complaint and subsequent dis-instruction, we didn’t even receive a reply or acknowledgement of this.

20th Nov 2025 (17 weeks ago)Moved out on 1st of November from a property managed by Lordsons. One month notice was given, as per my contract, and yet deposit is still to be returned by them, even if they had landlord’s confirmation to return in full. Not responding to calls or e-mails and now their website is no longer active. I suspect they never held my deposit in a protection scheme as I cannot find it on any of the main ones. Searching on the internet, it seems like they were banned by Southend Council in 2024. Stay way clear from this con agency!! I suspect a lot more people are or will be in the same position as I am!!
