From communication through the entire process, arranging the home report and photographs, and the negotiations with our buyer I cannot recommend them enough. My property was on the market for 7 days before we exceeded the expected offer. Highly recommend, Rob & Karen brilliant.
16th Feb 2022 (4 years ago)Worst company imaginable. Gave us misinformation for over six months regarding entry dates and also told us development was finished when it was not. Double check everything you are told by them. They misled us and we ended up over £18000 out of pocket. Avoid this company at all cost. They don’t admit liability for anything they do.

Selling real estate with her and her team was easy from start to finish. Excellent and fast communication with the client, timely assistance in any questions regarding the sale or purchase of real estate. I highly recommend!

Particular thanks to Dianne and Lynda who guided us through the home-buying process and went above and beyond when complications arose.
19th Sep 2024 (1 year ago)Really poor experience of being a buyer through Remax, the house purchased was not as described or accurate according to Home Report. On entry to our home, no message to wish us all the best, no hot water, all the heating needing changed and based on the description was disgraceful. We asked questions at the viewing and told all was working and there hadn't been a leak which there had and now having to pay £10k on heating which was reflected as a '1' on the home report. TBH I don't think they asked the sellers any real questions and just marketed, took the money and moved on.

From the very first contact, they were professional, knowledgeable, and genuinely caring. They guided us through every step of the process with clarity and confidence, making what could have been a stressful experience feel smooth and well-managed. Their communication was excellent — we were kept informed at every stage, and no question ever felt too small. They clearly know the local market inside out and gave us fantastic advice that helped us achieve a great result in a short space of time. What really stood out was how personable and proactive the team were — they truly went above and beyond. You feel like you’re dealing with real people who genuinely want the best for you, not just ticking boxes. I wouldn’t hesitate to recommend KnightBain to anyone buying or selling a property in West Lothian. A five-star service from a team who genuinely deliver on their promises.
13th May 2025 (10 mo. ago)Turned up looking like she'd been beaten, which is forgiveable but knew nothing whatsoever about the property. Utterly useless representing a property, actively put us off it, and conned an old man into the greediest strategy we've head in two years of searching. Thanks for wasting everyone's time, Caesar and Howie.

Not sold our house with them yet but the advice provided to get us on track has been great so far. Fair pricing.- 19th Nov 2025 (17 weeks ago)I slightly misunderstood a request made by the lady who I was speaking to on the phone. She proceeded to talk to me in a very condescending and rude manner. I felt belittled and actually a bit upset, even when I was trying to help and understand her. Not the type of interaction I expect from a professional solicitors.

20th Dec 2023 (2 years ago)Absolutely pathetic service. We we lied to from the onset. Rod wouldn't get back for up to a month at a time. Carried out useless work for over inflated prices without permission. Incidentally nothing materialaliaed with anything that he said he had done. Sorry excuse of an Estate Agent and I would keep away real nightmare of a man. He would phone up every 3 to 4 months and say how much did you pay for your property originally and did this for years.

14th Nov 2023 (2 years ago)Cutting corners on assessments and causing issues with incorrect EPC assessments. Managed to lower our EPC by a whole 15 points while only improvements had been made from prior. Thankfully due to getting an independent assesor out. This anomaly has been fixed. Be wary.

I first contacted them when I was looking for a flat to rent, and from the very beginning they were professional, kind, and incredibly easy to deal with. The whole process was straightforward, and after moving in they were always friendly and helpful whenever I had a question or needed something fixed. Having tried several letting agencies over the past ten years, Bastion Property has genuinely been the best. Their communication, reliability, and overall approach made a huge difference. I would highly recommend them.
