20th Nov 2025 (17 weeks ago)We are still mid missives, moving towards exchange of contract day, but so far, it's all been good. I was selling on behalf of my brother with dementia, but they were very understanding and helpful. Advertising etc was good - it was not an easy property to sell, but they did it. All communications have been clear and good. I only did 4 stars for value for money as we are yet to see what the final costs will be. Nonetheless, as I live far away, it was important to have someone deal with everything, swiftly, simply and with clarity.

1st Aug 2025 (7 mo. ago)From the first phone call with Stephanie, who was a breath of fresh air, to the initial meeting with Emma, who was informative, confidence inspiring and took on board exactly how and what we were looking for, with the sale of our home. O'Malley stood out compared to the other agents that we had seen, and the service has been impeccable. Kept us informed at every step and the house sold within 6 days! Would highly recommend them! The sales progression app, they use, is genius! All round a 1st Class service, but its the staff that made it a pleasurable experience. Thanks again Emma!

The staff work as a team which makes for great customer care. They offer excellent advice on how to obtain the best price for your property.

24th Oct 2025 (21 weeks ago)I have dealt with this solicitor and property agents since 1985. They are the most professional, thorough and efficient company that i have ever had dealings with in my whole life. I have bought and sold 7 properties for myself, 1 property for my mother and 1 property for my son. The property front office run by Carolyn McLaughlin and her colleagues always marketed my properties extremely well which in turn led to most of them being sold in under a month. In relation to my solicitor Mr David Vause, he is the ultimate professional in his field. David was always able to resolve any issues quickly and move transactions forward . I was able to converse with him over the phone or by email when i needed to. On the 22nd of October i popped in to the office to pick up deeds wills and other business letters to pass on to a new solicitor in Ellon. Envelope with these documents were left at reception for me to pick up and sign for. However David came down and we had a long chat about our interactions over last 40 years. What an absolute gentleman and ultimate professional.

They organised an excellent photographer to market the house and promoted it on social media. Very happy with using them for the sale of our home.

Their expertise in the local market was evident, and their marketing strategy showed off the property to its best advantage, while reaching a wide audience. 2nd Sep 2025 (6 mo. ago)My husband and I had rented from Property Bureau last year and met Lorna Donald and Yvonne Davies, the lovely ladies who are the faces of Property Bureau in Stirling. They were incredibly helpful and informative and went above and beyond with helping us yanks with local insights. This year they located and helped us buy our home in Stirling. They were extremely patient in explaining the buying process in Scotland which is very different from buying in the States. They helped us every single step of the way with graciousness and humor when we made daily visits to their office. We would highly recommend this branch for all your letting or buying needs.

They were extremely responsive when we asked questions and happy to explain any questions we may have. We also used them for our Will and we had the same, pleasure experience. Highly recommended.

From my very first contact with them, they were friendly, professional, and completely supportive. Lynn has been fantastic with keeping me updated every step of the way, ensuring I always knew what was happening and what the timescales were—from the first viewing right through to picking up my keys. She made the whole process feel seamless and completely stress-free. Gary was amazing with valuing and marketing my home. Our estate agent took the time to get to know us on a personal level, and made the effort to understand our needs. He explained the marketing strategy, answered all enquiries with detail and oversaw all the viewings. He really owned the process and kept us updated every step of the way! Looking back now, the journey has been nothing but an enjoyable success. Thank you

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
31st Dec 2025 (11 weeks ago)We viewed our dream property in July 2025 which was for sale through West Homes, Killearn. After viewing, Roscoe contacted us promptly to find out our opinion of it. We expressed our adoration for the property and from that moment, Roscoe worked his magic made our offer happen! After having our offer accepted, everything moved very quickly and Roscoe came over in the following days to carry out valuation on our current property and organised the media package for photographs to be taken for our advertisement. Roscoe is an expert of the market and provides excellent advise. Our current property became live on the market by the end of the week to which Roscoe and his team Hannah and Felicity worked hard and arranged back-to-back viewings. We accepted an offer which unfortunately fell through a few weeks before completion which put us in a very stressful situation however, Roscoe and his team provided reassurance and at our request put our current property back on the market again - same day and worked endlessly to re-contact previous viewers and new viewers as well as ensuring the sellers of our new property were aware of the situation and assuring them. After what could have been a very stressful few months if it had not been for Roscoe and his team we eventually completed on our sale and purchase in October 2025 and collected our keys which was an extremely happy day! Roscoe even gave us a bottle of prosecco on collection which was a lovely touch. Throughout the process Roscoe and his team provided a very personal and professional service. We would not hesitate in using this estate agents again and would highly recommend them for those who would like an outstanding and professional experience.

15th Nov 2025 (18 weeks ago)Extremely unprofessional experience with agent Alan Shields. We had a viewing booked for the 8th, but the agent, Alan Shields, moved it to the 13th because he was on holiday. We accepted this without any issue. On the 13th he informed us that he was travelling to Aberdeen and would contact us later that day to arrange a new viewing time. He never contacted us — we waited the entire day. Later we found out that the flat was already marked as under offer. At no point did he inform us that the property status had changed, even though he knew we were waiting for the rescheduled viewing. On the 14th, around lunchtime, I sent him a message asking for an update. He replied that he would call me “soon”, but he never called at all. We later learned that an offer was made on the 14th. This means we never even had the chance to view the property because the agent failed to keep his commitments and completely failed to communicate. He doesn’t even know how much we would have offered — because he never gave us the opportunity to view the flat or express our interest properly. I can’t believe how some adults behave like children—ignoring responsibilities, making excuses, and causing unnecessary problems. It’s frustrating to see such immaturity and lack of professionalism from someone who should know better. We rearranged our schedules twice and were genuinely interested in the property, but we were never given the opportunity to make an offer. This behaviour is unacceptable and reflects extremely poorly on the agency. I would not recommend them based on this experience.

I initially started off with a solicitor estate agent, and sat on the market for the best part of a year with very little viewings. I contact Nicola and after speaking with her decided to proceed. I was blown away with the service, she prepared my house for the photographs. It made such a difference and she was genuinely excited about showing my property. Two months in and we received an offer. Nicola came round on the day of the move to make sure we were on track. She has a very calming, caring nature, whilst efficiently guiding you. Thank you for making it a pleasurable experience.

There were a few issues along the way and it was a particularly long process with buying and selling (through absolutely no fault of Gavin or Arrowhead ), and Gavin kept us up to date and advised throughout and was particularly helpful getting things over the line as our deadline approached. Would highly recommend using Gavin and his team and would use them ourselves if we’re ever brave enough to move again. Thanks to all.

The buyer was found and an initial deal was concluded within the first few days so their network targeted the right people. Right throughout we were kept up to date and when he hit a slight bump they made sure the buyer was still on board. We would be very happy to recommend Watson Estate Agents.

Joe managed to sell our property in less than a week, and for over the Home Report value, which exceeded our expectations. From start to finish, he was incredibly responsive to messages, always on the ball, and kept everything moving smoothly throughout the process. He consistently kept us updated on proceedings, so we always knew exactly where things stood. On top of that, Joe is genuinely friendly, approachable, and extremely helpful — nothing ever felt like too much trouble. The most amazing part I would never leave out would be how committed to answering and coming over to the house or the property whenever we had any challenge or issues.
