Read Daniel Rose's terms of business very carefully before you sign anything. In my experience this is an expensive agency with fees buried in the small print. I sold my flat in 2025, yet Daniel Rose have continued to collect the rent and demand commission on money I no longer receive, for a property I no longer own. When I asked them to stop collecting the rent and close my account, they refused. They are also holding the tenants' deposit and would not agree to hand it over, and they responded to my requests with threats of solicitors and a court claim. The whole arrangement is completely one-sided: their contract is written so they get paid whether or not they actually do anything, even after a sale. After nearly six years as a client I found them unwilling to engage reasonably or to treat me fairly. Instructing this agency is the fastest way to lose tenants. Avoid at all costs.... Read more

This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026. During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance. The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication. Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go. Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families. A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action.
