I had to urgently move apartments due to some safety issues. Jordan Walsh of Parkheath apartment helped me through the process. He was very patient, professional and responsive to my comments. He did a fantastic job! Once I decided on the property, it was very easy to sign up for the lease and the backend office people were also very customer focused. I cannot recommend Jordan and Parkheath enough especially as I am new to the UK and had a safety challenge in my previous apartment so needed to move quickly. These guys are just amazing!... Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but - yet again in breach of the AST and apparently on the advice of Michael - failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place. Rented through Anthony Garfield for a few years. There were no disasters but I couldn't recommend them. Pros: they fixed most issues promptly and we got our deposit back. Cons: they weren't professional when it came to inventories and tenancy agreements. Customer service was normally either defensive or combative. Robinson Marsh initially proposed £748 of deposit deductions two months after we moved out after loads of chasing. We had to go through deposits protection scheme ‘MyDeposits’ who had 2 star reviews for always siding with agencies. Even with the biased protection scheme they lowered the deductions to £295 (saving us £453) despite not reviewing 90% of our evidence properly. They solely used the check-out inventory as evidence despite our entire argument being we submitted extra photos of stained carpets & other damages at check in which never got included. The agency deliberately used a different check-out company to the one who did the check-in and so when they did their check-out report they had none of our additional photos & check-in evidence.) Other problems included: - Agency illegally trying to kick us out with one month notice despite the contract saying two months had to be given. They eventually backtracked on this. - Agency not fixing any of the problems we asked them to fix in at check-in including blocked drains which they then went on to try and charge us for at check-out despite us putting up with one working sink all year. - Zero communication once moving out. Ignoring hundreds of calls and emails asking about our deposit. - Illegally the agency never actually put our deposit in the protection scheme and had to transfer them the money only post us moving out with lots of chasing....
