Peter went above and beyond to help me with the process and any hiccups along the way , he would be there to help me. Both attentive and professional which made the whole process a lot smoother. Communication was very good, was never an issue to book viewings and not once did we feel rushed. 2nd Feb 2026 (6 weeks ago)I can’t recommend Lamb & Co enough for all their help and support over a very complicated sale of my house. All the staff are very professional and friendly and fantastic at keeping me up to date on the progression of my sale. Wouldn’t hesitate to use them again!

15th Aug 2024 (1 year ago)Didn't respond to our emails, allowed us to advertise for six months without telling us we needed an energy certificate which could've resulted in us being fined, took 6 months for our property to be removed from their books despite giving the agreed 14 days notice, didn't tell us the property we had purchased stc had been sold to someone else.
2nd Jan 2026 (11 weeks ago)Dan and the team at Nicholas Percival Stanway were brilliant. We had already agreed a sale privately, meaning we had an admin-only deal, but our aims and timescale set a high bar which Dan didn’t hesitate to help us achieve and maintain. Great service, comms and advice, highly recommended.

5th May 2023 (2 years ago)Very disappointing… they didn’t vet the viewers carefully enough and had a lot of time wasters . Marketing of the property was such that offers were coming in way below what the property was worth. When I asked them to take the property off the market it took them days to take it off Rightmove and they still haven’t been round to collect the For Sale sign or indeed return the spare set of keys we lent them .
24th Jun 2025 (8 mo. ago)Very poor property description initially - evidently no research of the area undertaken and lack of property features included as well as some inaccurate information used. Having given some pointers of the positives of the property and locality, they basically used all of my wording resulting in having described the property ourselves and providing the sales pitch for them. No communication whatsoever in 3/4 months. No signs of additional effort other than listing on basic sales sights (eg rightmove etc) Different advice given by different staff members. Request for partial refund of advertising fees completed ignored after complaint and subsequent dis-instruction, we didn’t even receive a reply or acknowledgement of this.

21st Feb 2026 (25 days ago)I experienced extremely disappointing service from Richard and his team during our recent purchase, and the contrast with our current agent has been stark. On more than one occasion, Richard stated that he “works for the seller, not the buyer.” While I fully understand who instructs and pays the agent, such comments came across as dismissive and unprofessional. A competent agent should manage the transaction professionally for all parties and ensure the process is handled with care through to completion. We ultimately withdrew after discovering the property was of non-standard construction, something that was not disclosed to us. This oversight cost me nearly £500 in fees, not to mention wasted time and significant inconvenience. It is concerning that an agent marketing a property was unaware of such a fundamental detail. Once our offer was accepted, communication deteriorated noticeably. Calls were not returned, emails went unanswered, and when I raised this, the explanation given was that they were short staffed and someone else had been asked to respond on his behalf. This demonstrated a clear lack of ownership, accountability and professionalism. Overall, the experience fell well below the standard I would expect.

5th May 2025 (10 mo. ago)The staff were very friendly, but the house was listed more than the initial verbal valuation which we were surprised about. Our property was perfect for a first time buyer but no viewings fitted that brief.

2nd Jan 2026 (11 weeks ago)Amazing Service! Lola showed us round multiple times on different occasions at first which you do not see much with EAs so that was very helpful. After having a bid accepted, Chris and Lola were both very helpful. Very responsive, proactive and took things into their own hands when there were issues with solicitors and if we had any questions regarding the house or any processes. No hassle at all. Would definitely recommend and would happily use them again if we ever sell :)
